I belong to our ward’s “Literary Cluster Club”. We do book reviews of a different book each month. Each person gets a turn hosting the meeting at their home or somewhere else. This month, we went to the BYU (Brigham Young University) Museum of Art. One of the perks of this museum is there is no entrance fee. Museums have become so expensive to visit these days. It was refreshing to go in without having to pay a fee. The exhibits change from month to month. Some exhibits stay longer than others. The following art exhibits were open when we visited:   Maynard Dixon: Searching for a Home Of Souls and Sacraments I will do a deep dive into each of these exhibits further in this article, so keep reading :). Need a fresh idea for FHE (Family Home Evening)? Every Monday night at 7:15 p.m. (Moun...

One of my favorite places to go and soak in the serenity and beauty is the Bridal Veil Falls in the Provo Canyon in Provo, Utah. I also love that Bridal Veil Falls is only a few minutes’ drive from my home in Indian Hills, Provo, Utah! Waterfalls are an amazing sight to see and experience. It is a super popular place to go for locals and tourists. People come from all over the world to see Bridal Veil Falls. The springtime is gorgeous with the trees blossoming, the summer with the vibrant variety hues of green, to the fall with these amazing reds, browns, and oranges, and then the winter when the falls ice over and become a part of the gorgeous landscape draped in white. The trail up and around Bridal Veil Falls can take you up the mountain and around. There is also a dirt trail, which ...

Desktop Ooooh & Ahhhh-praisals Recently, I asked this question in the ActiveRain Q & A section regarding: Under what circumstances would you order a desktop appraisal for a buyer client? Never was the majority of answers! They do have a place in this new market, if only to prove a listed property is indeed way overpriced. A desktop appraisal can be advantageous to cash buyers looking in the market when price is a key component in making an informed decision. Here are three ways to limit the risk of paying too much for a property: 1. Since an appraiser doesn't need to visit the property, desktop appraisals cost less. Of course, the amount depends on the selling area. They can be as inexpensive as $150 - $300, compared to $600 or more for a traditional appraisal. 2. Saving time is another...

Nerdin Gardens: Lettuce Romaine Calm What happens when flora and fauna in a back yard garden cause an uprising of epic proportions, with seemingly unjustifiable demands? No amount of reason could tamp down or beet the unified, emotional turmoil in the nutrient rich soil. All-seeing, with eyes in the back of his head, Spudnik, the leader of the russet potato clan and Cornpop, who's all ears, led the charge. They demanded more productive appreciation and ingrained respect for giving their all, season after growing season! Eggplants, in full-scale rebellion-mode began lobbing cherry bombs as a defensive tactic, aphids willing to sacrifice themselves, threatened an all-encompassing leaf invasion, the likes no one has ever witnessed before. Radishes created a series of tunnels designed to bu...

Recent developments regarding real estate brokerage fees harm one party in the real estate transaction far more than the other... The buyer. While those applauding the proposed settlement terms talk about how much of a win this is for consumers, if nothing else changes, the proposed agreement is about as anti-consumer as it can get.Under the imperfect compensation model of the past, buyers were able to have their representation costs included in their purchase transaction. Arguments aside, this is the main reason this model has stood for so long. If no other changes are made in the industry, the proposed settlement terms all but eliminate the low income and first time buyers' ability to operate on a level playing field.Mortgage guidelines, laws and regulations essentially make it near im...

Seller says, "It's a Steal" at This Price! When a new, cooler cycle emerges from the ashes of a completely lit past market, it takes time for home sellers to get on board with reality. Try as agents might, there’s no convincing all owners of current property value. Three reasons why listings sit on the market rather than quickly going under contract:💰 Sellers think the law of attraction will bring an unsupecting buyer, encouraging them to pay well above market price.🦄 They are convinced their upgraded home will ignite a bidding war, fueled by wealthy unicorn buyers from outside areas.🔥 Most take into consideration a Zestimate when plugging their hot property into the national web site to get ‘real’ value. These sellers quite often know more than experienced real estate professionals, pl...

No Missed Understandings Effective communication drives success in business. Breakdowns can be costly for either side in certain situations. In one case, the builder's humongous ego overrode everything else, including the buyers wants and needs. Buyer clients and I met with a builder to discuss every aspect of constructing their new home. A very specific item on the wife's wish list was wood flooring throughout the entire home. No if's, and's or but's about that! During the course of the hour, the builder continued to refer to carpet in the bedrooms and tile in all wet areas. After correcting him several times, the meeting came to an abrupt halt. The builder refused to listen! ♦♦♦ Realistic expectations towards achieving sales goals, matters greatly. A seller client wanted to cancel aft...

One of the unique things about Provo, besides having more ice cream shops than I have ever seen in any state, are the many Soda shops! I’ve lived in many states but Utah is the only state where I see a soda shop on nearly every corner of the town where there is traffic. There is a soda shop in my neighborhood! The influence of LDS Church culture on the soda scene is significant. In the past, members would avoid “hot drinks” like coffee and tea. This unique dietary restriction has made soda mixes a popular and refreshing beverage choice for the general public. There are all kinds of concoctions of soda mixes. These are so popular here in Provo and all over Utah. What are the Best Soda Shops in and near Provo, Utah? 1. Swig Location: 1523 N. Canyon Road, Provo, UT 84604 Hours of Operati...
