The Prospector neighborhood in Park City is one of the older residential developments in Park City with the subdivisions of of Prospector Square, Prospector Village and Prospector Park dating back to the 1970's although some homes have continued being built right through the 80's, 90's and 2000's.   Chatham Hills is a newer and pricier subdivision in the Prospector area with most of the homes being a fair amount larger than others in the Prospector area and built out largely after the turn of the century. The Prospector area offers the convenience of a close to town location.  You can be at Park City Mountain Resort, Deer Valley or anywhere downtown in just a matter of minutes. Some homes, especially in the Chatham Hills area have dramatic views of the surrounding mountains. Within the ...

Refinancing your home is the best way to save a bundle on your mortgage. If you qualify, you can get a whole new loan on the house, often with lower interest rates and different amortization periods. With these newfound savings, you can save up to pay off the home quicker, take care of additional expenses, or simply save it. And in the years that have followed the market collapse resulting from uncontrolled lending, the time for refinancing has never been better. Interest rates are low and there is a newfound protection of homeowners trying to pay off their homes. While this is a great time to refinance, you should enter this market with some things in mind so you can best take advantage of the current lending situation. It can often be difficult to get your vacation home refinanced for...

From the unparalleled snowfall, to the endless pristine mountainsides, it is not hard to tell how this town became so well renowned. Another large point of appeal that Park City poses to guests is its incredible accommodations through its three world class ski resorts. Both Deer Valley Resort and Park City Mou...

If you are planning on coming out to Park City for a ski vacation this winter there are some things to keep in mind to maximize the fun you will have on your trip. Do your research and plan early.  Yes, ideally, you will already have done this months ago, but it is not to late.  There are always a few bargains available for last minute planners and still plenty of time for those planning trips in mid to late winter. Utilize VRBO or other rent by owner services, especially for last minute planners.  Many owners with unsold inventory will be willing to negotiate with you for last minute stays.  They will consider some income better than none in an empty unit, keep this in mind. If you don't want to rent a car there are plenty of ski-in/ski-out accommodations, even from many condos in town...

I could really sum up this update on Canyons Resort in one word... VAIL But since you were probably expecting just a bit more from this post I will elaborate just a touch. Vail Resorts is by far the most successful ski operator in the US and probably the world.  They are long term strategic buyers and have never sold a ski resort.  While other ski resort operators have come and gone, Vail Resorts has just gotten larger and more profitable.  When they acquired Canyons Resort last summer, the entire landscape in Park City changed for the better. You will not see a lot of changes on the ground this year although I suspect the overall experience will be a bit smoother.  This is the year that Vail puts their arms around what they just bought and the following years will be the implementation...

The Cove at Eagle Mountain is located within the very popular neighborhood of Park Meadows.  Park Meadows is highly sought after due to one major reason.....location.  It is convenient to everything.  5 minutes to Canyons Resort or Park City Mountain Resort and just a few minutes further to Main Street in Park City. The Cove at Eagle Mountain is the first phase of townhomes in the area, closely followed by it's sister development, Last Sun at the Cove.  The Cove is located a bit lower on the hill and is more affordable than Last Sun units, typically in the high six figures as opposed to $1.5 million or more for the Last Sun. Amenities include a clubhouse, outdoor swimming pool and hot tub and tennis courts.   One of the free amenities are the spectacular views towards Park City Mountain...

Who doesn't like a great sale? Right now you can get most Park City or Deer Valley ski condos at prices from 20-40% lower than you would have paid at the peak of the market in 2007. While home prices for single family homes in Park City have rebounded strongly and in some cases approached the levels seen before the bust, ski condos are still languishing well below peak pricing. I think it is typical when we come out of a recession for pent up demand for items we "need", like a place to live, to be among the first sectors of the economy to recover.  A ski condo is typically not a need but a want, and is in the category of discretionary spending, more of a luxury item. When prices were at there lowest In 2010 and 2011, there was little demand for the many bargains available in Park City i...

The 2013-2014 ski season will represent the 50th anniversary for Park City Mountain Resort, once known as Park City Ski Area. Their Golden Anniversary season will begin on November 23rd 2013 with the opening of the 2013-2014 ski season.  There will be a three day celebration of this occasion from December 20-December 22 2013. A few tips for skiers at Park City this year.  During crowded periods, hit the Ski Team runs on the lower mountain.  With the addition of the new Crescent High Speed Quad last year, you can do laps on some challenging runs and likely see 4 or 5 other skiers all afternoon even during peak season.   For a leg burning mogul run I like Willy's run (Men's GS) .  Long, consistent fall line and a real leg burner.  If your legs need an occasional break, try Erika's Gold fo...

Deer Valley Resort opened for business in December of 1981 and now in it's 23rd year, boasts skiing on 21 lifts and 100 marked runs.  There are also 7 bowl areas and chutes available for advanced and expert skiers.  Deer Valley was once known only for it's groomed corduroy runs but with the expansion into Empire Canyon a number of years ago there are some true expert areas to keep almost any expert skier busy and happy for the day. Most of the improvements over the summer will not necessarily be visible to the naked eye but there has been improvements to the food service at the Empire Lodge as well as snow making and a new trail cut as well. Deer Valley is one of three areas left in the country who do not allow snowboarders, Alta being one of the other two, so keep this in mind if you h...

Historic Main St in Park City, Utah is just as much of a destination as our three world class ski resorts.  When visitors aren’t skiing, biking, hiking etc. at Deer Valley, Canyons or Park City Mountain Resort they can often be found walking Main St enjoying the great restaurants, bars, galleries and shops. There are three real estate offices located on Main Street and all of them have flyers in the windows to catch the eyes of passers-by. It is common to see people pointing at flyers and tapping on the glass while getting their friends to see what they see. Comments run the gamut from “OMG that’s crazy” to “Look, we could afford a home here”. Resort towns everywhere get the same responses; I know that I do similar “window shopping” while I am on vacation. I do believe that Park City re...

Last week I had the opportunity to sit in on Rick Klein's third quarter real estate update and presentation, and as usual it was filled with useful information.  Rick is a Private Mortgage Banker for Wells Fargo and always does a great job interpreting the numbers. Here are a few of the highlights: Pended sales have been trending up since early 2009 but have clearly accelerated over the past 9 months.  Every month of 2013 has seen higher pended sales than the same month in 2012 and the Pended Home Sales Index is at it's highest level since September 2006.   The Greater Park City Area saw an increase of 6% in the rolling three month average of existing home sales and September's number was 36% higher than September 2012, illustrating the acceleration. In terms of closed sales, again ever...

The 33rd annual Jans Winter Welcome will take place this Saturday October 26th from 6-11 pm at the Silver Lake Lodge in Upper Deer Valley. This event will feature great food, fun auction items and a chance to meet two time Olympic medalist in moguls, Shannon Bahrke.  You will also have the opportunity to see what inspires a new generation of young athletes in Park City.  This is the largest fundraiser of the year for many teams in Park City including Wasatch Luge, Wasatch Freestyle, Park City Ice Miners Hockey, Figure Skating Club Of Park City, the Park City Ski Team and my 10 year old daughter's team, The Summit Ski Team, among others. If you cannot make the event Saturday night and you would like to help these young athletes achieve their dreams, you can do so by participating in the ...

The first three quarters of 2013 are now in the books (we can’t believe that ski season is only a month away!).  Park City real estate sales for the first 3/4th of the year have been very strong. Sales volume is up and so are prices while inventory is down. Single family home sales in the greater Park City area are up eighteen percent (18%) when compared with the first three quarters of 2012. The median sales price of Park City, UT homes sold in 2013 is up by over $60,000 to $810,000. Inventory levels continue to be a big part of the story. Single family home sales under $500K have a current less than 3 month supply while homes in the $500-750K category have less than 4 months’ supply at current sales rates. Luxury homes still a have large number of for sale options but sales of homes o...

Park City now has three of the top ten ski areas in the country according to one preseason readers poll.  Canyons Resort is currently ranked number 10, but with Vail taking over ski operations at Canyons, look for this resort to move up the rankings over the next few years as Vail pours money into it's new investment. From anywhere at Canyons Resort you will be a short walk or bike ride to some of the best hiking and biking trails anywhere in the world.  You can also use the Red Pine Gondola in the summer to access many higher elevation trails if you want to save yourself the long uphill journey. There is also a new golf course opening at Canyons Resort sometime in 2014, this will be yet another driver to the resort and the real estate market. The 2013-2014 ski season officially kicks o...

Canyon Links Townhomes are located in the lower section of Jeremy Ranch and are extremely popular for first time home buyers, smaller families and empty nesters.   This is also a great location for young professionals and those who commute to the Salt Lake Valley as you can get to the base of Parley's Canyon from here in less than 20 minutes and be in downtown Salt Lake City in about 10 minutes more.  Your commute is down 6 lane interstate 80 that is typically kept clear of snow except during the worst storms. Some of these units have spectacular views of the surrounding mountains and others have some very nice outdoor spaces, even feeling a bit secluded in a few instances. Other townhomes have a view of the Jeremy Ranch Golf Course. Right across the freeway via an underpass is Quarry V...

The Park Avenue Condos are located in Old Town Park City just a hop, skip and a jump from Park City Mountain Resort and directly on the free city bus route. Some condos front Park Avenue while others are located directly on the Park City Municipal Golf Course with breathtaking views of the ski resort and the mountains directly behind. This development is also right across Park Avenue from the Holiday Village Shopping Center which is home to movie theaters, a full service grocery store as well as other shops and restaurants. It is an easy walk from this location to Park City's Historic Main Street or you can just hop on the free city bus and be there in a matter of minutes. These condos are some of the older condos in Park City, dating to the early 1970's and so there are a wide variety ...

Pinebrook is located directly opposite Jeremy Ranch and just off of interstate 80 in Park City.  It has the advantage of being about 10-15 minutes from downtown Park City and less than 20 minutes from the Salt Lake Valley making this a great choice for commuters looking for the Park City lifestyle but whose jobs require them to work in the Salt Lake Valley. Pinebrook is a true alpine environment with towering aspen and pine everywhere you look.  There is a trail system that runs throughout the community and connects with the network of trails that run throughout the entire park City area. There are currently 20 homes for sale in the Pinebrook area ranging from a 4 bedroom/4 bath 2,980 square foot home priced at $395,000 to two larger homes priced at $1,299,000. There are currently 5 hom...
