The Powderwood condominiums in Park City are located just to the west of Kimball Junction and are one of the least expensive options for homeowners in Park City. They were largely built in 1984 with two additional buildings added in 1991.  I bought one of those condos when they went on sale in 1991 and owned it until 2005 using it as both a second home and rental property. Some of the amenities include a large outdoor pool, indoor and outdoor hot tubs, clubhouse with exercise room and large living areas as well as tennis courts. There are four types of units available at Powderwood.  One bedroom and one bedroom with a loft as well as two bedroom and two bedroom with a loft. Powderwood is an easy walk to the Tanger Outlet Factory Stores and a 5 minute drive to either Kimball Junction or ...

The first quarter of the year is historically the slowest for sales in the Park City real estate market. This often puzzles people as it also represents one of the busiest times in terms of people in town. Maybe our guests in Park City are too busy skiing, dining and enjoying all that Park City has to offer to spend their time hunting for properties; maybe it is the time delay between writing an offer and closing a sale; maybe once the decision to buy here has been made, buyers want to do more research and see all of the options while they are easy to see (not while renters are in town). In any case, January through March is the slowest time for Park City real estate sales. The first quarter of 2014 saw a nearly 20% jump in condominium sales for the greater Park City area versus 2013 an...

Finding your new dream home can be an exciting time. It can also be very stressful. However, these tips can make finding your new home a little easier and much more fun.    Do Some Preparation One of the most important steps in finding your new home is to determine a list of what you need and what you want. You want to identify exactly what you absolutely must have, such as the number of bedrooms, or close proximity to work. You also need to identify things that may not be a requirement, just some things that might be nice to have. If you start search for homes without this list, you may make poor purchasing decisions.   Determine How Much Home You Can Afford The next important step in your home buying process is to determine your budget and get pre-qualified for a loan. This step will ...

The 2013/2014 ski season is nearly over, but the storm blowing through tomorrow says that there will be fresh powder to report soon. There are still two plus weeks of good skiing left in the season. Spring skiing brings great opportunities to diversify your day, ski the morning and go fishing or play golf in the afternoon… a 20 minute drive to the Heber Valley makes this more than viable now that daylight savings has kicked in and the sun is out until nearly 8PM. With the season coming to a close, it is the perfect time to think about buying. How many years have you been thinking it would be great to own in Park City? If you don’t get to it now, another year will likely pass you by. Purchasing now would give you time to come out during the summer (you’ve heard every local tell you “they...

Although economists are saying that the economy is on the upswing, people are buying homes. In luxury markets such as Deer Valley and Park City, homes are constatly being bought and sold. It’s all good news, but if you’re trying to sell your home, you’re probably not too concerned the state of the economy. Instead, you want to focus on what you’re doing and what you aren’t doing to sell your home. In an effort to sell their home, people make several mistakes without realizing it. After leaving their home on the market for several months without any “bites,” they start to wonder why nothing’s happening. The problem may have nothing to do with the economy, but it may have a lot to do with what you’re doing (and more importantly, not doing) to catch the eye of potential buyers. The followi...

The use of virtual reality is quickly becoming a new standard for real estate marketing. By definition, Virtual Reality (VR) is a technology that allows users to interact with a computer-simulated environment. In other words, it’s a software application that creates a virtual (or simulated) experience on a computer screen based on a real world environment. It gives users the ability to see or experience a particular place without actually being there. The definition of virtual is near, and reality is what we experience as humans. So the term, “virtual reality” can be translated to “near-reality.”   In real estate, developers, general contractors, building owners, and architects use VR software to create a virtual reality tour based on real-world photos of a home, building, condo, hotel,...

Park City home buyers and sellers often consider the home’s dollar per square foot price when setting the home or condominiums’ price or making an offer. How much should attention should a buyer be paying to the dollar per square foot price when considering a home? Dollars per square foot is only a useful number if you are comparing two homes or condominiums that are identical. The problem here is that it doesn’t matter if it is a Park City Home or a New York City home, no two homes are identical. Even two side by side homes by the same builder will likely have differences. Views can be different, neighbors will be different, access may be different, the distance to an amenity (pool, hot tub, ski run, gym, front desk, elevator, etc.) will be different. Wear and tear on an older home as ...
