The finest Piñon firewood in Utah was delivered and stacked at my home. This is the densest, heavy Pinon firewood that I have come across in years. It has that great grey lizard skin bark. It’s dense, thick and heavy with its own built in turpentine so it’s almost self starting. Several logs will burn a long time. Who doesn’t love the smell of Piñon. Great firewood, free delivery, free stacking – call Jerry at Rancho Firewood at 801-634-9390. Accept no substitutes – this is the REAL STUFF, the original Rancho dead fall pinon firewoodMy dogs love to sit by the fire.

Park City, Utah is home to seven full golf courses plus three courses in private communities with strong ties to Park City area (ski) amenities. Another seven public play courses within a few miles of Park City makes for a lot of great golf options and many options for homes on golf courses and in golf communities. With the ski season bearing down upon us, all but a few of the courses have shut down for play (some become home to xc ski trails for the winter). Golf course homes are a "double-edge sword" as the beauty of a manicured open space outside your window can also bring errant balls, people searching your yard for these errant balls, and vocal players sharing their discontent with errant shots. The YouInParkCity.com Group considers themselves golfers (somewhat addicted to the game...

The Park City, UT real estate market continued its strong trends for 2015 with the highest quarterly sales for the year and the third highest quarterly sales volume (unit sales) since 2006.As per the YouInParkCity.com norm we look only at home and condominium sales in the “Greater Park City Area” (Park City and Deer Valley, the Snyderville Basin and the Jordanelle Reservoir Area. There were 145 Single Family Home sales in the Greater Park City area during the third quarter of 2015. This number was down slightly from the same time in 2014 by approximately 10%. Conversely the median sales price jumped by $105,000 to reach $955,000. Sales of homes under $500k have almost completely vanished as there were seven such sales in the past quarter while the same period last year had twenty.  At th...

Whether you are a Buyer or a Seller in the Park City Real Estate market, the price point that you are buying or selling in can have dramatic impacts on how easy or hard the process is.The Park City Real Estate Market has seen its strongest 12 month period for sales since 2006. Inventories are low and prices in many areas are above their historic peaks.  With that said it does not mean that there are no deals to be found or that the property you list for sale will be gone in a matter of days. There are many factors that make up the ultimate value of a home or condominium in Park City and of course location is the most important; the age, shape, layout, views and design also contribute to the value. Once all of the of the value factors of a home are considered, the ultimate price has an i...

The Park City, UT golf season is in full swing (pardon the pun), so how are real estate sales doing in the nearby gated golf course communities?GlenwildThere is definitely a renewed interest in Glenwild. There are currently ten homes in some stage of the build process. Ten homes have sold in the past year and three are under contract for sale; this is a huge increase versus the six homes that sold from July 2013 to July 2014. There are 16 homes for sale and 21 building lots, so there is still quite a bit of inventory and buyers are still somewhat calling the shots in Glenwild. Asking prices for Glenwild building lots range from $450K to $1.6M with a median price of $690K. Home prices in Glenwild range from 1.85M to $7.5M with a median price of $2.67M; finished square foot asking price i...

Park City real estate sales for 2014 surged during the final quarter of the year and ended just shy of 2013 total sales. Real Estate sales for the fourth quarter 2014 in the greater Park City area were up more than 20% versus the same quarter in 2013 nearly erasing the declines from the 2nd and 3rd quarters. Many people have attributed the change to “the Vail Effect” after the announcement of Vail’s purchase of Park City Mountain Resort in September of 2013. The continued rise of the stock market as well as the sustained low interest rates (both in terms of mortgages and investment returns) likely has also had an impact on recent sales. There are quite a few interesting items to be found in the recent Park City real estate sales statistics: ·         Condominium sales for the quarter we...

Snyder's Mill  is part of the larger  Silver Springs community in Park City and remains one of the most popular subdivisions in town for  primary homeowners.  Most homes here range from  around  $550,000 to the upper six figures with an occasionl  home over $1  million. Snyder's Mill has a different feel  than many communities in Park City  and is the only major subdivision with sidewalks, making it a popular choice for families. There never seems to be a lot of inventory here as homes that are priced right tend to sell  pretty quickly, and the current situation is no exception. There is currently just one home on the market in Snyder's Mill.  It is a 3 bedroom/3 bath 2,367 square foot home priced at $649,900.  There is currently one home pending and 6 more have sold in the past 6  mont...

I just listed this beautiful mountain contemporary in the Pinebrook area of Park City a few days ago.  It has 4 bedrooms and 5 bathrooms with an office as well as 5 full baths.  It is located on .39 acres and is set among the many aspen, pine and gambel oak in the area. This home has numerous outdoor spaces to enjoy the cool summer nights in Park City as well as a gourmet chef's kitchen and two large family rooms. The driveway is south facing, which anyone who lives in Park City knows is a big deal, the snow melts much quicker here than it does on the driveways across the street. This home is priced to sell at $979,000 and easy to show. Pinebrook is located just off of I-80 and across the highway from Jeremy Ranch.  It is heavily wooded and there are hiking and biking trails galore here...

The Promontory Club in Park City,Utah  has been in operation for over 12 years now and the amenities are really starting to fill in.  There are now two golf courses, the Pete Dye Canyon golf course and the Jack Nicklaus Painted Valley Signature golf course.  They are as different as night and day and really challenge any level of golfer.   At Promontory it is not all about the golf.  The Ranch Club Compound has a clubhouse with spa and pool  as well as a fun water slide.  There is also  a kids cabin and adventure trail as well as the Dye Clubhouse and the newer and very well received Shed.  At the shed there is casual dining, bowling, a bar with tv's theater  room, basketball court and outdoor amphitheater for the summer concert season. During the winter months there is an on mountain c...
