This was just a few minutes ago ... I was working in the home office when I saw this guy amble into my front yard. I grabbed the camera and stepped out on the deck. I was only 12 feet away from him. Probably not smart to get that close to a moose. But he seemed rather preoccupied. A moose sighting in Park City isn't all that rare. But it is still awesome every time it happens.

First Quarter Utah Home Sales Wow, what tough spring weather we are having this year (unless you are still skiing at Snowbird)!  Here we are the week before Memorial Day with more snow, yet it's been sunny and nice in Southern Utah.  But I guess that is just par for the course in Utah.  Also, the often repeated bromide that all real estate is local also strongly applies to Utah. According to a report by the Utah Association of Realtors. First Quarter Utah Home Sales were up 20% over the same period in 2009.  To be sure, some of this was due to the home buyer tax credit, but the Utah employment picture also has improved during that time period. The actual numbers show that statewide, 5,543 single family homes and condos were sold during the first three months of this year vs 4,618 for t...

Are you purchasing a short sale, vacant or foreclosed home, condo or townhome in Park City, Utah? Industry experts and the federal government all agree and recommend using thermal infrared cameras on all home inspections. Hi resolution infrared thermal imaging is the only tool to uncover hidden water and sewer drain leaks that most often occur when a vacant home sits unattended over the winter. We are finding an ever increasing number of vacant homes with small plumbing leaks that only high-rez infrared cameras can find. These leaks, if left unrepaired will only cause a mold problem to manifest itself in the months to come. Alamo Infrared is the original infrared home inspection and energy auditing company in the Rocky Mountain West. For more information visit our website:  www.utahener...

We converted the standard Minneapolis Blower Door with the tiny porthole window to a "mondo" size window. Now when we do the ever demanding infrared energy audits, but now we get to illuminate the room! No longer are we stuck with the old red background. We even get to see the UPS man come to the door. What a difference doing energy audits no with the larger opening.

As skiers and vacationers ascend upon Park City during one of the busiest weeks of the year, what will they encounter when they look at Park City real estate prices?             Single family home prices in the area range from the mid $300K up to over $50M. Of the nearly 600 available homes, the average asking price is over $2M. Prices in general have fallen, but Park City real estate Sellers have mixed views of the market's direction. Here are some examples of the varied pricing trends:             In the Glenwild subdivision - a 200 unit private development of custom luxury homes situated around Utah's best rated golf course - a showcase home finished and offered for sale in the middle of 2008 has seen price reductions of over $2M since its first offering. The price reduct...
