This weekend Park City's Historic Main Street will play host to artists from all over the country for the 44th Park City Arts Festival, traditionally held the first weekend in August.  This is one of the largest festivals of it's kind anywhere in the world as anyone who has attended during the past 43 years can attest to. This year's Opening Night Gala will take place on Thursday August 1, 2013 at Stein Ericksen Lodge in Deer Valley.  It will include a cocktail reception, sit down dinner, auctions, a Porshe display and a fashion show.  Additionally, there will be a special tasting event held by High West Distillery.  High West brews their own whiskey right on Park Avenue in Park City and has quickly become a favorite for locals and visitors alike. I am showing some property in Jeremy Ranch today and I thought this would be a good time to sharpen my sword a bit on Jeremy Ranch real estate. The second quarter saw a strong continuation of the market momentum that we have seen since last fall in Park City.  Overall we are in a very healthy market, but being a resort community, it is a highly segmented market.  Primary home communities like Park Meadows and Silver Springs as well as Jeremy Ranch and Pinebrook are either warm or hot depending on the particular area. Vacation condos and second homes are not particularly strong and in the case of luxury homes in Upper Deer Valley, particularly weak.  There is currently under a three month supply of homes available in the Silver Springs area compared to about a 22 month supply of single family homes in Upper Deer Valley.  It is wise to talk to your local Realtor about the market so he or she can acquaint you with the current stat...

I have some very nice first time home buyers from the Bay Area closing on a home in Silver Springs today and so I thought this would be an opportune time for a market update on this area.  The Silver Springs area of Park City consists of a number of different subdivisions including Ranch Place, Northshore, Southshore, Snyder's Mill and Silver Springs.  This remains one of the hottest areas of the local market with well priced homes often selling within days or immediately upon listing or in some cases, like the home my buyers purchased in Snyder's Mill last month, even before being listed. This Saturday July 27th, 2013 DealerCamp will be opening it's doors to the public for the first time since it's inception in 2010.   The leading brands in the cycling world will all be there for you to check out.  Everything from bicycles, apparel, protective gear, accessories and more will be there.  There is no entry fee, this is a free event. The Snow Flower condominiums were built in 1979 and occupy the most choice piece of real estate at Park City Mountain Resort.  These are true ski-in/ski-out units ranging in size from studios of under 500 square feet to a few five and six bedroom units of around 2,300 square feet.  There is as much variation in unit sizes here as anywhere in Park City so there is an option for families of any size. This Monday, July 15, 2013, Bruce Hornsby returns to the Deer Valley Amphitheater just above the Snow Park Lodge in Lower Deer Valley. Bruce Hornsby has had a number of hits of his own including "The Way It Is" and "Mandolin Rain" and any of my fellow Grateful Dead fans will also remember him as the sometimes keyboard player for the Grateful Dead in the early to mid 1990's.  It was always a treat for me to go to a Dead show and see Bruce Hornsby there because for the most part you never knew which shows he would be at and which he would not. Real estate sales in Park City, UT so far in 2013 continue to show strength. Sales when compared with the first half of 2012 were up by 13% in unit volume. Single Family home sales in Park City remained relatively flat, but the median sales price was up by nearly 10%. Condominium sales saw a 10% rise in unit volume along with a 10% rise in the median price of Park City condominiums sold for the six month period. Vacant lot sales saw the largest increase with an increase in sales of over 30%. When compared to the last half of 2012, the Park City real estate sales data is actually down slightly in condominium sales and single family home sales, but up in building lots. Every Tuesday in July Stein Eriksen Lodge at Deer Valley will be hosting Hops on the Hill.  This event was so successful last year that they are bringing it back again. This is a tasting event with a different Utah Craft Brewery each week. Craft beer samples will be paired with food prepared by Stein's chef Zane Holmquist. The Snyderville Basin of Park City roughly encompasses the area from the Silver Springs area to Kimball Junction and the Trailside and Quinn's Junction areas to the southeast, although for the purpose of this update I will include the developments west of Kimball Junction such as Jeremy Ranch, Pinebrook and Summit Park as that is how they are broken down in the Park City Multiple Listing Service. The Fourth of July Parade in Park City was as entertaining as ever today with the exception of the missing F-16 flyover.  Budget cuts did that one in this year, but someone must have felt sorry for us as we did have a long WWI era biplane fly over at precisely 11 am.  I think I could have outrun it down the street though. My daughters both participated in the parade this year for the first time on the Summit Ski Team float so it was an extra special event for them, missing F-16's and all. The Park City real estate market is showing signs of recovery as it continues to move in the right direction.  It seems like the difficult years are behind us and the numbers and the stories are telling us that the “bell has been run at the bottom.”  Indeed the Park City real estate is definitely showing signs of recovery that appears to be gaining momentum. This year the Park City Fourth of July celebration will kick off with a 7 am with the usual pancake breakfast in City Park.  This will be followed closely with the Park City Ski Team 5k fun run. From 10 am to 9 pm there will be Rugby games, live music and a BBQ in the north end of City Park. From 12 to 4 pm in City Park there will also be a beer garden, vendors and other activities in addition to the other activities going on all day long in the park. The Park Silly Sunday Market is held every Sunday on Lower Main Street in Park City through Sunday September 22nd.  The only exception will be early August during the weekend of the hugely popular Park City Arts Festival.
