I am showing some property in Jeremy Ranch today and I thought this would be a good time to sharpen my sword a bit on Jeremy Ranch real estate. Jeremy Ranch is an ideal spot for someone who works in Salt Lake City and wants to live in the mountains but at the same time wants an easy commute to work every day.  It is about 30 minutes from most areas of Jeremy Ranch to downtown Salt Lake City or the Salt Lake City Airport, making Jeremy Ranch a true bedroom community to Salt Lake City.  The entire trip down is via 6 lane Interstate 80 which will drop you off wherever you want to go in the city. Jeremy Ranch is home to the Jeremy Golf and Country Club which hosts an Arnold Palmer designed course and was the long time host of the Senior Tour event "Shootout at Jeremy Ranch" for many years i...

The second quarter saw a strong continuation of the market momentum that we have seen since last fall in Park City.  Overall we are in a very healthy market, but being a resort community, it is a highly segmented market.  Primary home communities like Park Meadows and Silver Springs as well as Jeremy Ranch and Pinebrook are either warm or hot depending on the particular area. Vacation condos and second homes are not particularly strong and in the case of luxury homes in Upper Deer Valley, particularly weak.  There is currently under a three month supply of homes available in the Silver Springs area compared to about a 22 month supply of single family homes in Upper Deer Valley.  It is wise to talk to your local Realtor about the market so he or she can acquaint you with the current stat...

I have some very nice first time home buyers from the Bay Area closing on a home in Silver Springs today and so I thought this would be an opportune time for a market update on this area.  The Silver Springs area of Park City consists of a number of different subdivisions including Ranch Place, Northshore, Southshore, Snyder's Mill and Silver Springs.  This remains one of the hottest areas of the local market with well priced homes often selling within days or immediately upon listing or in some cases, like the home my buyers purchased in Snyder's Mill last month, even before being listed. Some homes in Silver Springs are located within walking distance to Parley's Park Elementary school and the rest are just a short drive or bus ride away.  Middle school aged children will attend Ecker...

There are countless activities that you can do to enjoy the summer sunshine here in Park City.  Here are a few that come to mind: -Spend the day at Park City Mountain Resort.  There are four alpine slides, 2 different levels of zip lines, miniature golf course, bounce houses, bungee trampolines, alpine coaster, lift served mountain biking and more. -Spend the day at the Utah Olympic Park.  Here you will find a killer alpine slide, three different levels of ropes courses, two different levels of zip lines including the incredible extreme zip line, drop tower, summer bobsled rides, museum and even weekly aerial shows in the pool courtesy of the Flying Ace All Stars. -Take the family on a float trip on the Weber or Provo Rivers.  My sister guides the Weber River and I can tell you first ha...

The Snow Flower condominiums were built in 1979 and occupy the most choice piece of real estate at Park City Mountain Resort.  These are true ski-in/ski-out units ranging in size from studios of under 500 square feet to a few five and six bedroom units of around 2,300 square feet.  There is as much variation in unit sizes here as anywhere in Park City so there is an option for families of any size. Snow Flower condos are located directly adjacent to the First Time and Three Kings Lifts as well as just a short walk from the Eagle Chair.  Although the Eagle Race arena is for racers only, the Eagle Chair is a quick access point to the upper mountain with very little skier traffic even on busy mornings.  and yes, that is one last sliver of snow left from the lower mountain terrain park. The...

The Three Kings townhomes were built in the early 1970's and were originally designed as one to three bedroom units of 850-1500 square feet.  Many have been significantly remodeled over the years leading to some other configurations. Three Kings is walking distance to Park City Mountain Resort during the summer months and although not really considered a ski-in/ski-out property the 3 or 4 buildings closest to Silver King Drive are certainly close enough for all but the youngest or oldest in the group to walk to, directly across from the Snowflower condos. The uphill units back to some beautiful aspen groves as well as the historic Glenwood cemetery while the downhill units are on the Park City Municipal Golf Course. One of the great bonuses in this development is all of the open space. ...

This Monday, July 15, 2013, Bruce Hornsby returns to the Deer Valley Amphitheater just above the Snow Park Lodge in Lower Deer Valley. Bruce Hornsby has had a number of hits of his own including "The Way It Is" and "Mandolin Rain" and any of my fellow Grateful Dead fans will also remember him as the sometimes keyboard player for the Grateful Dead in the early to mid 1990's.  It was always a treat for me to go to a Dead show and see Bruce Hornsby there because for the most part you never knew which shows he would be at and which he would not. Monday's show at Deer Valley starts at 7 pm with the gates opening at 5:30 pm.  General admission lawn tickets are $35 with reserved seats priced between $45 and $65.   You can call 435-655-3114 or visit www.ecclescenter.org for more information. Highland Estates is located in the Trailside Park area of Park City and has a diverse collection of homes both in style and in size.  There are two and three bedroom homes of 1,500 to 2,500 square feet all the way up to 5 and 6 bedroom homes, with some even larger, in the 4,000 to 5,000 square foot range.  There are even a few ultra deluxe homes in Highland Estates in the 10,000 square foot range and well over $1 million dollars in price. Highland Estates is perfect for Salt Lake City and Park City commuters alike.  It is just a quick 30 minute drive to downtown Salt Lake City and 10-15 minutes to Park City itself. Many of the lots here are also suited for horses and this is a great option for horse owners along with Silver Creek right across the freeway. If you are thinking about recre...

The Spring Creek Subdivision dates back to the early 1990's and is located next to the Blackhawk Station development and just north of Interstate 80 in the Kimball Junction area of Park City.   Spring Creek is bordered on the North by the Swaner Preserve and there is a scenic creek that runs right by the development giving the homes on the creek a measure of solitude and providing the type of back drop that can usually be found only in much pricier developments. It is just a short walk or bike ride to the many stores, shops and restaurants in the Kimball Junction and Redstone areas and just 2 minutes from the freeway with direct access to the Salt Lake Valley just 20 minutes away, making this an ideal location for Salt Lake City commuters who prefer the clean mountain air and environmen...

The Snyderville Basin of Park City roughly encompasses the area from the Silver Springs area to Kimball Junction and the Trailside and Quinn's Junction areas to the southeast, although for the purpose of this update I will include the developments west of Kimball Junction such as Jeremy Ranch, Pinebrook and Summit Park as that is how they are broken down in the Park City Multiple Listing Service. The Snyderville Basin area is where a large percentage of the full time residents in Park City live.  It is convenient to the town of Park City itself and yet still has it's own identity.  Unlike the town of Park City which is tucked in between the mountains on one side and hills on the other without a lot of flat space, the basin has large areas of perfectly flat sections.  A large part of thi...

The Fourth of July Parade in Park City was as entertaining as ever today with the exception of the missing F-16 flyover.  Budget cuts did that one in this year, but someone must have felt sorry for us as we did have a long WWI era biplane fly over at precisely 11 am.  I think I could have outrun it down the street though. My daughters both participated in the parade this year for the first time on the Summit Ski Team float so it was an extra special event for them, missing F-16's and all. Here are a few more shots of the parade today.   We do have some floats your typical town may not, such as the skier on asphalt, the street lugers and human beer bottles but that is just a bit of what makes this town unique. My two daughters are in the Summit Ski Team Float second from the bottom and t...

The Park City real estate market is showing signs of recovery as it continues to move in the right direction.  It seems like the difficult years are behind us and the numbers and the stories are telling us that the “bell has been run at the bottom.”  Indeed the Park City real estate is definitely showing signs of recovery that appears to be gaining momentum. Our impression is that Park City real estate is neither a Buyer or Seller’s market – however a more balanced market.  Buyers are definitely more educated about buying real estate and we can only hope that the dismal years are behind us.  As such, Sellers realize that they are seeing “sunnier” days and feel more confident in selling in an improving market with less inventory to compete with, particularly distressed sales.  Distressed...

This year the Park City Fourth of July celebration will kick off with a 7 am with the usual pancake breakfast in City Park.  This will be followed closely with the Park City Ski Team 5k fun run. From 10 am to 9 pm there will be Rugby games, live music and a BBQ in the north end of City Park. From 12 to 4 pm in City Park there will also be a beer garden, vendors and other activities in addition to the other activities going on all day long in the park. The Main Event starts at 11 am.  Park City's own semi traditional Fourth of July Parade, starting at the top of Main Street and following the street all the way to the bottom before turning onto Park Avenue and continuing down there.  This year there will be over 70 floats representing everything that Park City and the surrounding area hav...

The Park Silly Sunday Market is held every Sunday on Lower Main Street in Park City through Sunday September 22nd.  The only exception will be early August during the weekend of the hugely popular Park City Arts Festival. For the children in your group there are bounce houses, ice cream, face painting and a rock climbing wall among many other great activities. There is also a small farmers market so that you can enjoy some decadent fast food for lunch, pick up some fresh produce here and even it all out with a healthy dinner at home. There are performances all day long on two different stages, the Main Stage on Lower Main Street and the Post Office stage a bit further up the street. There is always something going on in the Kimball Art center lot as well, today there is a chainsaw carvi...

Ironwood is a small townhome community located in the Empire Pass area of Deer Valley, and consists of four and five bedroom townhomes located near the base of the Northside Express lift.  Units range in size from 2,500 to just under 4,000 square feet. This development was built in 2004 and 2005 and along with the Larkspur townhomes are the only townhome option in Empire Pass with the rest of the density there being either stacked condos or single family lots/homes. These ski-in/ski-out townhomes were all constructed with top of the line finishes including granite countertops, alder cabinets, liberal use of natural stone throughout and gourmet kitchens equipped with the finest appliances.  The exteriors are wood and stone with large windows taking advantage of the great views in the are...
