If you were wondering where the deals are in Park City and Deer Valley real estate, look no further than ski condos in Upper Deer Valley. This is an area that has certainly picked up over the last few years but has not caught the type of bid that many other areas of Park City have.  Prices are still down significantly from the highs in 2006-2007 and have not moved that much off the bottom. As the economy continues to improve and Deer Valley continues with it's expansion I believe it is a matter of time before renewed interest drives prices higher in this area. The Silver Baron Lodge in Lower Deer Valley is one of the newer developments in Deer Valley, having been completed in 2005.  Though not true ski-in/ski-out condos they share a shuttle with their next door neighbor, The Lodges at Deer Valley, making for a very convenient ski experience, no automobile required. The Prospector neighborhood in Park City is one of the older residential developments in Park City with the subdivisions of of Prospector Square, Prospector Village and Prospector Park dating back to the 1970's although some homes have continued being built right through the 80's, 90's and 2000's.   Chatham Hills is a newer and pricier subdivision in the Prospector area with most of the homes being a fair amount larger than others in the Prospector area and built out largely after the turn of the century. If you are planning on coming out to Park City for a ski vacation this winter there are some things to keep in mind to maximize the fun you will have on your trip. Do your research and plan early.  Yes, ideally, you will already have done this months ago, but it is not to late.  There are always a few bargains available for last minute planners and still plenty of time for those planning trips in mid to late winter. Utilize VRBO or other rent by owner services, especially for last minute planners.  Many owners with unsold inventory will be willing to negotiate with you for last minute stays.  They will consider some income better than none in an empty unit, keep this in mind. I could really sum up this update on Canyons Resort in one word... VAIL But since you were probably expecting just a bit more from this post I will elaborate just a touch. Vail Resorts is by far the most successful ski operator in the US and probably the world.  They are long term strategic buyers and have never sold a ski resort.  While other ski resort operators have come and gone, Vail Resorts has just gotten larger and more profitable.  When they acquired Canyons Resort last summer, the entire landscape in Park City changed for the better. You will not see a lot of changes on the ground this year although I suspect the overall experience will be a bit smoother.  This is the year that Vail puts their arms around what they just bought and the following years will be the implementation...

The Cove at Eagle Mountain is located within the very popular neighborhood of Park Meadows.  Park Meadows is highly sought after due to one major reason.....location.  It is convenient to everything.  5 minutes to Canyons Resort or Park City Mountain Resort and just a few minutes further to Main Street in Park City. Who doesn't like a great sale? Right now you can get most Park City or Deer Valley ski condos at prices from 20-40% lower than you would have paid at the peak of the market in 2007. While home prices for single family homes in Park City have rebounded strongly and in some cases approached the levels seen before the bust, ski condos are still languishing well below peak pricing. The 2013-2014 ski season will represent the 50th anniversary for Park City Mountain Resort, once known as Park City Ski Area. Their Golden Anniversary season will begin on November 23rd 2013 with the opening of the 2013-2014 ski season.  There will be a three day celebration of this occasion from December 20-December 22 2013. Deer Valley Resort opened for business in December of 1981 and now in it's 23rd year, boasts skiing on 21 lifts and 100 marked runs.  There are also 7 bowl areas and chutes available for advanced and expert skiers.  Deer Valley was once known only for it's groomed corduroy runs but with the expansion into Empire Canyon a number of years ago there are some true expert areas to keep almost any expert skier busy and happy for the day. Most of the improvements over the summer will not necessarily be visible to the naked eye but there has been improvements to the food service at the Empire Lodge as well as snow making and a new trail cut as well. Historic Main St in Park City, Utah is just as much of a destination as our three world class ski resorts.  When visitors aren’t skiing, biking, hiking etc. at Deer Valley, Canyons or Park City Mountain Resort they can often be found walking Main St enjoying the great restaurants, bars, galleries and shops. There are three real estate offices located on Main Street and all of them have flyers in the windows to catch the eyes of passers-by. Last week I had the opportunity to sit in on Rick Klein's third quarter real estate update and presentation, and as usual it was filled with useful information.  Rick is a Private Mortgage Banker for Wells Fargo and always does a great job interpreting the numbers. Here are a few of the highlights: Pended sales have been trending up since early 2009 but have clearly accelerated over the past 9 months.  Every month of 2013 has seen higher pended sales than the same month in 2012 and the Pended Home Sales Index is at it's highest level since September 2006.   The Greater Park City Area saw an increase of 6% in the rolling three month average of existing home sales and September's number was 36% higher than September 2012, illustrating the acceleration. The first three quarters of 2013 are now in the books (we can’t believe that ski season is only a month away!).  Park City real estate sales for the first 3/4th of the year have been very strong. Sales volume is up and so are prices while inventory is down. Single family home sales in the greater Park City area are up eighteen percent (18%) when compared with the first three quarters of 2012. The median sales price of Park City, UT homes sold in 2013 is up by over $60,000 to $810,000. Inventory levels continue to be a big part of the story. Park City now has three of the top ten ski areas in the country according to one preseason readers poll.  Canyons Resort is currently ranked number 10, but with Vail taking over ski operations at Canyons, look for this resort to move up the rankings over the next few years as Vail pours money into it's new investment.
