The Silver Springs area of park City is home to some of the hottest and mosrt popular subdivisions in Park City including Ranch Place, Silver Springs, Northshore, Southshore and Snyders Mill. The community is anchored around two lakes.  One in the Southshore community and the larger one in the Northshore community. This area is also directly adjacent to Willow Creek Park and readers of this blog know well my affinity for this great park.  My daughters play soccer here regularly and can also be found on the playgrounds, basketball court and giant sandbox (otherwise known as the beach volleyball area).  There is also a pond which freezes over in the winter and is used by the young and the young at heart to ice skate throughout the winter months. There are currently 15 homes for sale in th...

This Saturday the National Ablility Center will host the Hootenanny Moosic Festival.  This is a great way to end the summer and celebrate all of the free music provided by Mountain Town Music with a fundraiser for Mountain Town Music. This event features kids games and rides, catered food, silent auction, live music, arena events and the world famous Cow Ballet, formerly held in Peoa, Utah. A few of the events included in the Cow Ballet will be cow pie long jumping and beer racing.  When cow pie long jumping, it is a good idea to plan on setting your own personal best as that is not an event you want to fall short in. The musical entertainment schedule includes: 12:30-2:00 The Chickens 2:30-4:00 The Patwa Reggae Band 5:00-6:30 The Park City All Star Band Come celebrate the end of summer...

Being a resort town, and a ski resort town at that, we run counter to many other areas of the country in terms of real estate cycles.  Most areas of the country are busiest in the spring and then slowest around the holidays and during the winter. Here in Park City, we are relatively slow in the spring and fall and busiest during the holidays and the winter season as well as the summer tourist season. During the winter especially, it can often be quite a challenge to get in to see property as so much of the inventory is in a short term rental pool, making it very difficult to schedule showings.  This can be frustrating for everyone.  During the fall season I can get my clients in almost any property with a reasonable amount of notice.  This can go a long way towards making the whole proc...

When shopping for your piece of property in Park City, Utah there are many different things to consider. Should you buy an existing home or buy a lot and build the home of your dreams yourself, on the lot of your dreams.  I wrote a post on this topic back in February. If you are going to buy an existing home, will it be a single family home, townhome or condo? What amenities, restaurants, recreational facilities, etc... are important to you.  Based on your answers to these questions I can recommend some neighborhoods and developments that will fit your family's needs. If this will be a vacation home, is rental income important to you?  This is one of the first questions I ask potential clients as it screens a lot of potential properties that may or may not be a fit.   What kind of expen...

With the real estate market coming back strong in most areas of the country including Park City, there are people looking for bargains that in most instances are not around any more, they have been snapped up by savvy investors in the 2010-2012 time frame. Even in Park City, the low hanging fruit is gone, but there is one market segment that still represents extraordinary value and that is the investment ski condo.   While single family homes used in neighborhoods comprised of mostly primary residents have regained much of the ground lost during the recession, ski condos have languished, still off by anywhere from 20-40% or so compared with values in 2007 and early 2008.   Now with Vail Resorts entering the picture this past summer we have started to see interest pick up significantly b...

The Mid-Mountain Marathon will take place Saturday September 7th, 2013 and is an event that is really not to be missed for any serious runners (no, this does not include me and my soon to be 52 year old ankles.) The course starts at Silver Lake Lodge at Deer Valley Resort and runs through 26.2 miles of single track at the 8,100 foot level through areas of pine and aspen at Deer Valley, Park City Mountain Resort and finally Canyons Resort.  The course peaks out at 8,400 feet before winding down through The Colony at White Pine Canyon, down to the 6,800 foot level at the finish line at The Forum at Canyons Resort. There will be 7 aid stations throughout the course, each stocked with water, powerade, bananas, pretzels and gummie bears.  Who can be expected to run a marathon without access ...

The Payday Condominiums are located between the Park City Municipal Golf Course and Three Kings Drive, just opposite the new Silver Star development on the other side of Three Kings Drive. These condos were not designed as ski-in/ski-out condominiums but the ski access has improved with the completion of the Silver Star base area and Silver Star lift.  Adventurous owners can now walk to the Silver Star lift and for those who want to catch the free city bus to the main resort area 5 minutes away, that is always an option as well. Like the Three Kings townhomes right next door, the Payday condos are situated among large swaths of grassy open space and feel like they are set off a bit on their own as opposed to many of the condos in town that can be bunched together a bit.   These condos w...

Old Town Park City encompasses an area spanning the old miners homes above Main Street through the town itself and just past Park City Mountain Resort to the northwest.  Many of the homes and condos here have either direct ski access or are a short walk to the Town Lift and from many locations here there is little need for a car, especially with the free city bus coming by every 5 minutes or so, providing access to just about anywhere in the Greater Park City area. Old Town plays host to many events throughout the year including the world famous Sundance Film Festival in late January and the equally well known Park City Arts Festival the first weekend in August every year.  During the summer and early fall you can find something fun every Sunday at the Park Silly Sunday Market located o...

The parks and recreational opportunities in Park City are second to none.  With a trail system that connects and extends throughout the area and many different parks including Willow Creek Park and Trailside Park as well as huge expanses of open space, Park City has something to offer for every outdoor enthusiast in your family. City Park in Old Town Park City is another great park that is enjoyed on a daily basis by the many residents in this area. There are numerous special events held here throughout the year including the Children's Fair every spring and the Fourth of July Celebration as well as the upcoming Miner's Day Celebration held over Labor Day Weekend every year.  Miner's Day celebrates the sliver mining heritage of Park City and includes everything from a pancake breakfast ...

Grab a blanket, pull up a chair (no more than 9 inches tall) and head for Park City Mountain Resort tonight at dusk for a screening of The Little Rascals. This event will be held on the Kids Korral lawn (next to MOJO's and the Signature 3 Conveyor). This is a great family friendly movie that your kids will love and the whole family will enjoy. And what better opportunity to spend enjoy a fun evening as a family before sending the kids back to school next week.  You can stop at Park City Market on your way into town, grab some fried chicken and a few sides to go with the bottle of wine or beverage of choice and have yourself a sunset picnic.  Enjoy.   Scott Larson Keller Williams Park City real estate 435-513-2324 scottL.parkcity@gmail.com investinpcutah.com

Every August for the last 22 years, The Park City Board of Realtors has played host to the Park City Luxury Home Tour.  The Tour changes venues every year and organizers pride themselves on never including the same house on the tour more than once when returning to the same venue. This year's tour will feature 7 homes in the Deer Valley community of Deer Crest.  These are all multi million dollar estates that the owners are opening up to the public for this event only, to benefit the Peace House, a shelter for abused women.  The event also helps fund a scholarship program providing higher education funding for Park City students as well as several other housing related non-profits selected yearly.  This is the largest fund raising event of the year for the Park City real estate communit...

Silver Star at Park City Mountain Resort is a mixed use development located in the Thaynes Canyon area of Park City and represents  some of the newest and most upscale ski-in/ski-out residences in Park City. Compared to Deer Valley and even Canyons Resort, Park City Mountain Resort has always had a limited number of ski-in/ski-out condos and only a small number of homes.  And most of those are of the 1970's and 1980's vintage.  Silver Star changed that to a degree with the addition of 98 new residences in the 2006-2008 time frame. There are three different types of homes at Silver Star.  There is a stacked condo product providing one level convenience as well as three level townhomes, and cottages which provide the feel of single family living with the convenience of a condo association...

The Park City Arts Festival is traditionally held on the first weekend in August and draws tens of thousands of patrons every year.  There are booths lined all the way up Main Street and for the last few years they have included Lower Main Street as well.  You can find original artwork of every kind and this is a great venue for window shopping and people watching as well. I have been going to this festival on and off for the last 25 years and it continues to grow in popularity.  The small beer garden halfway up the street on the right hand side from the 1980's is now a pocket park with live entertainment and the beer garden has moved to a much larger location up the street. The number of vendors has increased as well, especially with the addition of booths on lower main street, which d...

For the sixth year in a row, the US Large Hill (K120) Ski Jumping Championships are taking place during the summer.  I stopped by the Utah Olympic Park this morning before work to take a look.  There was a nice crowd there to take in the show with me. Both the men and the women were jumping this morning although I was only able to stick around for the men.  I was hoping to get to see Lindsey Vann jump.  She was the inaugural Women's World Champion in 2009 and the daughter of a colleague of mine at Keller Williams. I think we as Americans can be very proud of the fine example the five women who represent us on the world stage set.  While there is a significant amount of bitter infighting and unfriendly rivalries among members of many of the top European teams, all of the American women r...

Park City Real Estate prices have been trending up for the past year or two now (we here at YouInParkCity.com called the market bottom around February of 2012). Some areas are seeing prices rise much faster than others.  Summer generally sees an increase in sales of the low to middle price point single family homes in Park City and this year has been no exception. Areas with easy access to Salt Lake City as well as local Park City amenities are in the greatest demand. A few of the areas that we generally see heat up during the summer include Silver Springs, Park Meadows, Trailside Park, Jeremy Ranch, Pinebrook and Prospector. The first half of the year shows  Trailside pricing up by 23%, Park Meadows up by 25%, and Pinebrook up by 15%. The variables of the home sizes and age make the re...

This weekend Park City's Historic Main Street will play host to artists from all over the country for the 44th Park City Arts Festival, traditionally held the first weekend in August.  This is one of the largest festivals of it's kind anywhere in the world as anyone who has attended during the past 43 years can attest to. This year's Opening Night Gala will take place on Thursday August 1, 2013 at Stein Ericksen Lodge in Deer Valley.  It will include a cocktail reception, sit down dinner, auctions, a Porshe display and a fashion show.  Additionally, there will be a special tasting event held by High West Distillery.  High West brews their own whiskey right on Park Avenue in Park City and has quickly become a favorite for locals and visitors alike. The Park City Arts Festival itself is h...
