We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION      Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.   SUMMARY Has the Utah Real Estate Market bottomed? Sold homes in Ogden went from 149 to 179.  A $7,000 decrease of median price and a $2,500 decrease in average price could very well have influenced the 20% increase of Ogden houses sold.

Homes in Ogden have sold at increasing prices on average over the years but have stayed below the standard 4% appreciation.  The number of Ogden Homes that have sold steadily increased until 2006, and currently have dropped below what was sold ten years ago.  With that said, there is a lot of Real Estate in Ogden worth researching. Ogden Condos have followed a similar trend.  Sales prices have been far below the estimated appreciation and sales of condos increased until 2006.  In three years, numbers have dropped below what took seven years to reach.  With that in mind, numbers can turn around and increase just as fast.
