The City of North Salt Lake is the Southern most city in Davis County.  It stretches from the foothills of the Wasatch Mountains almost to the Great Salt Lake.  North Salt Lake has witnessed a large population growth in the last 20 to 25 years.  It is a beautiful city with some great parks and the Eaglewood Golf Course.  It is also home to a large industrial park and large oil refineries.  It is a city with a little of everything! Sold homes in North Salt Lake decreased 11% from 55 to 49.  Median sold price increased 1% and average sold price of North Salt Lake homes jumped more than $40,000.

We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION      Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.   SUMMARY Has the Utah Real Estate Market bottomed? Real Estate in North Salt Lake UT took the biggest percentage drop in sold houses.  North Salt Lake houses also experienced the largest jump in median sold price.  These reactions appear to agree with the idea that a price increase leads to a sales decrease.  Inventory is quite high at 15 months.

Interestingly enough, the number of North Salt Lake homes sold has pretty much stayed on the rise over the past ten years.  Not many cities can say the same so you might be interesting in looking at homes there to find out why. Sold price of homes in North Salt Lake has been up and down over the years and is close to the 4% increase from 2000.

North Salt Lake Real Estate was one of the few to see an increase in number of homes sold.  When it comes to sold price, North Salt Lake was quite a bit worse than the county average.  Median sold price decreased 9.32% and average sold price decreased 31.66%.  North Salt Lake is currently the city with the highest markups on price in the county.

Homes sold in North Salt Lake decreased 17% from 53 to 44.  Median sold price is down 11.5% and average sold price decreased more than $100,000.  Inventory is up to one year and there are currently 180 North Salt Lake homes for sale.
