The Logan Utah Real Estate market is getting a lot of attention lately.  In a down economy, I think it's important to find the bright spots. Logan Utah Real Estate is one of those bright spots in the national news, and I would like to sum up some of the latest reports on our market. The Utah Real Estate market showed a decrease in home values in 2008 by 6%. Logan homes are the only homes in Utah to show an actual increase in value. This increase, which is small, but is still an increase; was 1.9%, according to national reports. This puts Logan, Utah 32nd in the nation.  Logan skipped the housing boom and has skipped the bust, so far. In Salt Lake, prices fell by nearly 3.5%, in Provo-Orem more than 4.5%,  St. George saw the biggest decrease in the state at 13.3%. That puts ST. George in...

Logan Utah was announced by Business Week Online in the top ten of the Most Affordable Suburbs of The West.  Logan Utah had a median home price range of $183,500, which was the lowest on the list. The Logan Utah Real Estate market continues to be named amongst the best in the nation. Logan Utah was ranked 10th on the list, barely squeaking in. Logan came just behind Kaysville Utah, which is just north of Salt Lake City, Utah. The Utah Real Estate market continues to shine in a sea of gloom and doom in the national spotlight. I have always enjoyed my visits to Logan. I have many friends there and a sister that lives with her family there. Nearby Logan canyon is a scenic byway and leads to picturesque Bear Lake. Recreational venues are all around in the Cache National forest. It is also home to Utah State University Aggies.

The Cache Valley Real Estate Market is showing some signs of balance. What do I mean balance? I was looking at our statistics for the last 7 days. This is what I found: February 24th, 2009 to March 3, 2009 New active listings for Cache Valley: 38 Cache Valley houses under contract: 20 Cache Valley Houses Sold: 18 These numbers are kind of surprising to me. We had 38 new listings come on the market in Cache Valley, and we had 38 houses either put under contract or sold. Balanced? I think so! These numbers indicate Cache Valley's market isn't over saturated with houses like some other states. We have had the same number of houses being sold as number of houses being put on the market. Changes in the market require changes in how we think and what we do.  Do unemployment rates and home prices have a link?   A few weeks ago I wrote a blog about the low unemployment rate in Logan, Utah. Logan has the second lowest unemployment rate in the nation at 2.8%. Today I read that a report by the Federal Housing Finance Agency said while home prices in Utah have dropped over 6%, home prices in Logan increased 1.9 percent last year. That ranks Logan 32nd in the country among metropolitan areas. And get $25,000 Cash Back! Okay, so that sounds a little too good to be true, but it is reality. First time buyers who buy a home this year will get an $8,000 tax credit. If this tax credit is used to pay down the principal of the loan, buyers can save approximately $25,000 in interest and will pay off their home loan 40 months earlier. The catch is that the savings is realized at the mortgage term and not right now. Lets suppose you buy a $160,000 house with a $10,000 down payment, giving you a loan amount of $150,000. With a ridiculously low interest rate of 5% (which is available today), you would have a principal and interest payment of $805.23 on a 30 year mortgage. Not a bad payment for a nice home.
