For Logan Utah Real Estate, it's still the dead of winter, there isn't much snow left, but that doesn't mean that winter is over, or even close to being over.Spring is typically the busiest time of year for the listing of Logan homes, as most people want to move during the summer months when school is out. There are also more buyers during spring. The typical seller will think, "I'll wait until spring to list my home." While there will be more buyers, there will also be a lot more listings, and a lot more competitions. And while most of the will-be buyers are not out actually looking at homes yet, they are looking at them online.Online buyer activity is currently up by more than 35% on our Utah Real Estate websites compared with December. Almost all home buyers start their home search o...

Last year, when doing a CMA (current market analysis), I would use recently sold properties as comparable's. I would try to find homes similar to my clients property that had sold within 3 months to base my assessed value off of. At the start of July, after the first time home buyer tax credit expired, I started to notice a trend in my market. Homes were starting to sit on the market longer and there were many sellers dropping their prices in order to get their homes sold. This caused a lag in pricing for some of my sellers as they weren't keeping up with this trend. (Totally my fault!) As a real estate agent the most important thing I can do for my seller clients is to give them accurate information when helping them price their homes. If their priced to high their home will linger on ...

I am finding lately that some of my clients that may have bought a home a few years ago and are now buying a home again are stressing quite a bit about some of the "hurdles" that they have to go through to get a mortgage. I am trying to think of ways that I can prepare these people for the new way of processing loans versus the way it was done in 2006. Let me first give you a summary of how loans were processed in 2006 versus today... Loan Process in 20061. Meet with your loan officer2. Underwriter then has you breathe on a mirror. (Foggy = approved)3. Loan closes in 3-5 days Loan Process Today1. Meet with loan officer to take loan application.2. Sign loan application and disclosures.3. Provide income and asset documentation such as paystubs,  tax returns with all schedules and W'2s,  c...

Last week I wrote a post a Logan neighborhood guide with condos & townhomes. Today we are on to more Logan neighborhoods & homes for sale, but now I'm going to go over single family residences. Logan has many neighborhoods and with over 30,000 residents, I will name just a few. Next week I hope to finish out the list, so please check back for an updated link.  Hidden Village & Sumac: Sumac drive is located on The Island in Logan Utah. Nearby businesses include The Island Market with USU just a short bike ride up the hill. Known for it's superb location and quiet setting, The hidden Vilage subdivision is an exquisite neighborhood for those looking for tranquility in a house. A few homes in Sumac are located on the Logan river, which is about as close as you can get to "waterfront" in Log...

I was asked by one of my clients who is thinking about doing a short sale if they should just stop making their payments. This is a very difficult question to answer for anyone, and I can’t answer this question as a real estate agent. This question should be asked when talking to your accountant, a financial advisor, or your attorney. What I can do is, give you some scenarios that can happen if you stop making payments during a short sale. (These are some hypothetical scenarios! Please consult an accountant or attorney.)   Should You Stop Making Payments During A Short Sale? This question should be answered with another question. Are you willing to go through a foreclosure? A short sale is not a guaranteed sale. Your home selling in a short sale is based upon many factors and you never...

After sitting no the market, you finally have a buyer that wants to buy your home. They are excited to purchase and you are excited to sell, but you’re not out of the woods yet. Just because you have a contract on your home, doesn’t mean your home is sold. There are many obstacles to overcome before you and the buyer are shaking hands at the closing table.  Here are 5 reasons why your Logan UT home sale will fall through, and what you can do to avoid these pitfalls.   Lack Of  Commitment From The Buyers After the initial “wow” factor subsides, buyer’s often feel buyers remorse. They start to get antsy and feel they made a mistake. That little voice will pester them throughout the purchasing period, and will start to nit pick every little detail of the transaction. These buyers are har...
