I've been doing a little research to see how the USU, North Logan & Logan Utah Real Estate market (Logan 400 North and further North) has been faring this year and here's what I've found: As of the end of November there have been 164 Single Family Residence sales.  The average price of these sold homes is $198,778.  There have been more than double the sales in the $160K-180K price range than any of the other ranges.  Overall the $150K - $250K range has been very strong with a large portion of the total sales and a lower average sales time. Currently there are 133 active homes for sale in this area.  The average listed price for these homes is $256,794 and the average market time is 119 days. AGGIE BASKETBALL My family went to the first regular season game this year.  This is a tradition that many Cache Valley Families have.  The Spectrum is tagged as one of the hardest places to play in the nation.  We currently have one of the longest home winning records over the past 5 to 10 years.  Nobody wants to play in Logan Utah because they will not go home with a W.  We routinely have 20 win seasons and play in post season.  Aggie basketball is the place to be during the cold winter Cache Valley Nights.  One of the kids favorite parts of the night is when BIG BLUE the aggie mascot comes walking up the stairs and pauses for high fives and pictures.    Check my blog often to see other reasons you should live in Cache Valley. I have a home listed One block away from the USU campus.  It is in a single family zone, but has been rented as a duplex for 30 plus year. My seller converted the home to a duplex when the home was in a Multi-Family Zone.  I have got letter's from neighbor testifying that that is all true and Logan City will not grandfather this as a Duplex.  It is surrounded by four-plexes and other multi family units.  Again, it is one block away from Campus! I went to Orlando this week to attend the National Association Of Realtors Convention.  It was a very good time.  My Co-Owner Robert came with me.  We were surprised about the prices this time of year in Flordia.  We stayed in a 3 Bedroom Pool Home in a very nice neighborhood for 5 nights for under $500.  Our rental cars were only $110 for the week and we paid $2.07 per gal for gas.  The convention was very worth while.  Some of my faviorite moments were listing to L Yun talk about our profession and how the real estate market is the main thing driving the economy right now.  Washington now finally realizes this and knows they need to fix it.  Please Hurry. This morning KSL.com posted an article by Mary Richards, Home Prices Down Along Wasatch Front. The article discusses falling prices of homes up and down the Wasatch Front. Is this the truth, or another attempt by the media to grab readers attention? Do you really believe your home has dropped significantly in value? It was an interesting article to say the least and I know it sparked panic among many Utah residents. I ran some statistics this evening from the Wasatch Front Multiple Listing Service. Once again Logan, Utah has made some National headlines. Yes, believe it or not, our small community has been recognized over and over for our quality of living. This time we are in the public eye for our local job market. CareerBuilder.com often recognizes communities for their job market, highest paying jobs, etc. This article from October 6, 2008 recognizes the 25 Best Markets to Find a Job. On the list at number seven, Logan heralds an unemployment rate of 2.8%. The article doesn't go into the reasons for our great job market. Last week I posted a blog, Should I Sign That Buyer Agency Agreement?. This week I'd like to continue the discussion of things buyer's need to be aware of. In the State of Utah the Buyer Agency Agreement references Buyer's Due Diligence. What exactly is buyer's due diligence? This is a question I get a lot from my buyer's as we are discussing the details of the agency agreement. And I always respond, "that's a great question, let's talk about it." I then whip out the copy of the Buyer's Due Diligence and we proceed to go through it line by line. Buyer's Due Diligence is something that every buyer needs to be aware of. I picked up the Herald Journal newspaper this morning and my attention was grabbed by a headline on the front page, Odd Laws.  I read through the article and thought some of them were pretty comical.  Here are a few for your personal enjoyment. In Logan it is illegal to: Obstruct a sidewalk by playing marbles. Operate a bicycle without a license. Ride side-saddle on a motorcycle.
