We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION                    Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.     This is NOT a good time for those with low and/or no risk tolerance to purchase.  A strong case can be made that those who are looking for a home for their family with plans to stay long term.  Why not buy now?  Especially if the numbers make sense, i.e. Owning vs. Renting.  Even, if the market retracts more (which is extremely likely) in the future.  Between the coming market bounce and future normal cycle ...

On the other hand, average sold price decreased by 1% from $218,408 to $215,613. There are plenty of homes for sale in Eagle Mountain UT to satisfy any homebuyer's needs. This short sale is finally coming down to the wire, I've only been working on it since September (yes I said only) After more offers than I can count, I believe we are set to close the last week in January.  This short sale has been with Chase and I have to admit they have been pretty good to deal with.  They called me, YES I said it right they actually CALLED ME and let me know who my negotiator was, I've been re assigned to three negotiators so that has delayed somewhat but they all three called back within a day or two and were decent to work with.  Overall I would welcome a short sale with Chase again.  I can't say that for other banks.....  The only hard part was they came with a two week closing date and I couldnt' get the negotiator to budge more than one more week.  But I wasn't...

We still are having a low percent of new listings being SOLD.  Currently (1.80) % on a year over year, YTD comparison and we need positive % of listings sold, with positive price action to confirm market bottom. It looks like the boom of Eagle Mountain has ended, or atleast paused for the time. Growth in one of Utah's fastest growing cities has slowed down a bit as 2008 home sales are way down. In the first half of the year only about 190 homes were sold in Eagle Mountain. These homes had a moderate median price of $210,000 and an average price at $223,338. Currently there are more than 500 homes for sale in Eagle Mountain. These homes have been on the market for an average of 95 days. The active MLS listings have an average price at $252,751 and a median price of $225,000. At the Q2 sales pace of 32 homes sold per month, Eagle Mountain has 15.7 months of real estate inventory.
