Utah County Real Estate and Improving Your Credit Score Generally speaking the number one criterion a Mortgage lender considers when qualifying a Home Buyer for a mortgage loan is a good Credit Score. The higher Credit Score, usually the lower the Interest Rate. Other factors are obviously considered when determining the interest rate, but all lenders look at the Credit Score first. That being said, it is very important to understand how you maintain or improve your Credit Score before applying for a Home Loan. There are no quick fixes for improving your credit score, but you can raise your score over time by demonstrating that you consistently manage your finances responsibly. Listed below you will find a number of tips that you should consider when attempting to raise your credit scor...

9096 CLubhouse Lane Eagle Mountain, Utah SOLD.  LOVE IT.  Sellers received Notice of Default the end of 2010.  Within a week I had it listed, and an offer sent into the equator system and all the sellers paperwork submitted.  I was extremely lucky since both loans were with bank of america and I was able to work both loans at one time thru the equator system. Of course we had items pop up here and there.  Their were times that the sellers were frustrated and I'm sure the buyers too.  We had HOA fees pop up at the end, assessments with the city and all the normal last minute items.      WHAT MADE THE DIFFERENCE: ShortSaleSuperStars both loans Bank of America equator system sellers that were willing to cooperate NO Mortgage insurance!!   Thank you active rain and all your superstars here ...

Utah County Real Estate - Loan Origination and Discount Points Origination points are a fee paid to the originating lender which is part of the profit margin for the services that they provide.  Both are measured as a percentage of the loan amount and both are factored into the loans APR.  Generally, points are deductible as long as the seller didn't pay for them and origination fees are tax deductible provided they are expressed as a percentage. Discount points enable you to lower your loans interest rate.  They are basically prepaid interest, with each point equaling 1 % of the total loan amount.  When you pay a point on a 30 year mortgage, you can lower your interest rate by .125 of a percentage point.  When comparing loan rates, ask lenders for an interest rate with 0 points and the...

Utah County Real Estate - Taking Possession The Real Estate transaction is considered "closed" once the deeds have been recorded with the County.  You then own the home.  However, it is not always possible for you to occupy it immediately.  It is customary to allow the seller up to a maximum of three days to turn over actual possession and keys to the home. When the transfer of possession actually occurs should be clearly laid out in your offer to purchase to prevent confusion later. Utah County Real Estate - The Kitchen As I travel with buyers in Utah County Real Estate home searches, my clients continue to emphasize to me the importance of their kitchen.  Homework is done there, games are played there, families gather there, business is done there, oh yeah, and by the way, meals are served there too!  Here are some of the best features you need to look for in a kitchen. Cupboard and counter space continue to be at the top of the list.  Most kitchens look big until you start to put things away in it.  So you want to make sure that you have plenty of room to put your dishes and kitchen essentials, as well as food, especially if there is no pantry.  Plenty of room to sit and eat is very important.  If you like big family dinners or entertaining in general, the ideal ...

Financing a home can be a difficult process for you, especially finding the right loan.  What you need to be concerned about is not getting the financing, but getting the right financing.  You will want to find the best terms at the lowest cost.  You will want to meet with a loan officer to review your financing options; you will need to meet with a lender who can explain all of the different types of loans that you will be able to afford as well as the program that will help you meet your goals.  Once you determin...

Utah County Homes for Sale - For Sale by Owner (FSBO) or Realtor Some people are very successful at selling their home "by owner".  They have knowledge of key marketing strategies, how to best show their home, and they possess a good understanding of contracts.  They are versed in negotiation tactics, but most of all, they are aware of the current market in their area and have priced their home appropriately.  They realize the majority of homes on the market today are sold through an agency and they are aware that potential buyers might expect them to sell for less that market value because they will not be paying an agency commission.  On the other hand, listing your home with a Realtor means that upon the sale, you pay a commission to the agencies involved out of your proceeds.  This ...

Utah County Homes for Sale - For Sale by Owner or by Realtor When it comes time to sell your home, one big decision needs to be made.  Can I sell my home by myself or should I use a Realtor?  Everybody wants to make as much money as they can when it comes time to sell their home, but it is necessary to maintain realistic expectations if there is to be a successful sale transaction.  The For Sale by Owner option is often perceived to be best way to make the highest profit when selling a home.  In theory, that makes a lot of sense, but there are so many variables that the results usually come out the opposite.  In fact, statistics from the National Association of Realtors report that only 16 % of those who listed their home For Sale by Owner, were successful in selling their home.  The ma...
