Salt Lake County Homes for Sale, Seller Financing In today's Housing market many Sellers have had to use their imagination to try and sell their homes.  One of the programs that is starting to be used more often is that of Seller Financing.  The way this can be used is to "carry back" a second mortgage to help facilitate the purchase of the home.  This can happen when the seller does not need all the proceeds from their sale in order to purchase their next home. The advantage to the buyer is that by combining the down payment and the second mortgage from the seller, you may be able to avoid paying mortgage insurance and save yourself some money. If such a carry-back is part of your offer, you should include the terms you wish to pay on such a second mortgage.  Keep in mind that your fir...

Median price didn't see much of a change but the average price of Bluffdale homes decreased about 5%.  The number of homes sold decreased 20% but that actually only turns out to be only 6 fewer homes in Bluffdale.

Are you purchasing a short sale, vacant or foreclosed home, condo or townhome in Bluffdale, Utah? Industry experts and the federal government all agree and recommend using thermal infrared cameras on all home inspections. Hi resolution infrared thermal imaging is the only tool to uncover hidden water and sewer drain leaks that most often occur when a vacant home sits unattended over the winter. We are finding an ever increasing number of vacant homes with small plumbing leaks that only high-rez infrared cameras can find. These leaks, if left unrepaired will only cause a mold problem to manifest itself in the months to come. Alamo Infrared is the original infrared home inspection and energy auditing company in the Rocky Mountain West. For more information visit our website:  www.utahener...

Bluffdale Real Estate tripled from 2002 to 2003 and has stayed somewhat close to 100 since.  Sold price of homes in Bluffdale over the past ten years dropped then skyrocketed and is currently right where the appreciation line would put it.

There are a number of things to consider when choosing the right home and everyone's priority is different.  Where should it be located; neighborhood preference; single or multi-level, number of bedrooms and baths; square footage: yard size; features: quality of school; age of home; interior or exterior appeal; and most of all, price, because if it's out of your budget, it can't be considered. Make a List Make a priority list of things important to you.  Start with the most important, things you have to have.  Then work down the list, putting them in order of most important.  After you are done, go up to the top and move down until you get to a place where you can draw a line.  Above the line should be all of the items you have to have, and below the line should be all of the things tha...

As a Realtor who represents the Home Buyer, I have found through the years, the Home Warranty to be a very important factor in the home purchase process.  The last thing a new home buyer wants to worry about after closing is the possibility of something breaking down.  There are many things that could go wrong, for peace of mind; it would be a good idea to get a home protection plan.  I believe it is especially important for First-time home buyers, with little experience maintaining a home. Generally the Seller pays for the Home Protection plan and Home Warranty coverage.  This is not only a benefit for the Home Buyer, but it also protects the Seller, because the home buyer won't be calling and bothering him when things go wrong. For an annual fee of $250 to $600, the warranty covers re...

By:  Robert A. Hulme - Realtor - Loan Officer While some people choose the flexibility of renting and being free of maintenance, many others choose ownership for other reasons.  The pride of being a homeowner is a very important reason for purchasing a home, but more people are interested in homeownership for purely economic reasons. Building Equity One of the main economic reasons is that of building equity.  Especially in today's market, with home values being deflated as they are, many buyers can pick up a home at a very reasonable price.  With interest rates being at all-time lows, you can make a healthy payment and have most go to the principal of the home loan, thus creating more equity. Tax Deduction Another good reason for purchasing a home is the ability to deduct your mortgage...

Real Estate in Bluffdale is in about as unhealthy of a state as it can get. Trust me, you do not want to be building any spec homes in Bluffdale right now. For the first have of the year there were just 29 homes sold in Bluffdale. There are currently 142 homes for sale in Bluffdale.  That's nearly 30 months of inventory. The average price of the homes for sale is $587,999 and the median price is a whopping $530,000.

Unfortunately, Bluffdale, Herriman and Riverton are still all in the same zip code, 84065.  It makes it difficult to provide a meaningful analysis of their market, but we'll try. For the post we'll refer the three to "South Valley".If you recall, Utah ranked #1 in appreciation in 2007 with an increase statewide of 17.55%.  And the Salt Lake Metropolitan area, which included Murray,  was forecasted to increase 5.40% in 2007.  So how have we done so far?1st Quarter 2006 Sales Compared to 1st Quarter 2007  20062007% ChangeHomes Sold270187-30.74Average Home Sold Price$283,504$361,175+27.40Condos Sold2714-48.15%Average Condo Sold Price$171,348$200,435+16.98%New Listings502505+0.60%Average List Price$349,143$461,701+32.24%Average Days on Market4048+20.00% South Valley ranked first in apprecia...
