There Are No Participation Trophies in a Brisk Market While one buyer is trying to figure out the terms and conditions of an offer that needs to be submitted quickly to meet critical deadlines, another one is charging full ahead with a no contingency contract, getting the attention of a seller. Educating clients on how to react to a brisk market is crucial, where sellers demand and get full price or more through multiple offer bidding wars. Some people are renting motel rooms in anticipation of eventually taking 'home' the prize. Buyers must be ready to perform quickly at the advice of their trusted agent to secure a property. Any hesitation whatsovever can cost them an acceptance. This is what is known as a seller's market and because of high demand, offering over list price is trendin...

Nerdin Gardens: I Pea'd My Plants  Our back yard garden still maintains flowering, tender shoots sprouting up in neat little rows in raised beds. Grapes and muscadines are twining, reaching out for supports. Sweet Pea vines steadily climb upwards on the chicken wire trellis and upon looking closer, some edible pods had plumped up overnight. I was surprised that some were ready for picking. So, I pea'd my plants in Nerdin Gardens and am happy about that!  Looking for a top producing agent with a fun sense of humor to help buy or sell property in southern Utah? Hold onto my number, you might need a kidney later on! Agent gets a call from potential buyers, saying they saw her online and want to purchase in that area. Further pulling her in, they claim to have not been working with another agent.  She diligently gets started by:   -- Confirming they are pre-qualified -- Researching all available properties -- Driving to multiple, local neighborhoods  After showing them several homes, they find the one to buy. When it comes time to sign paperwork on their dream home, she gets a "We need to think about this overnight." Phoning early the next day, checking to see if they're ready and gets..."We decided to give our niece the business since she is newly licensed and could really use the money." "Thank you for your time!" I guess they expected her to ...

Avoid Leaving a Career Slime Trail A brisk market can bring out the worst behavior in many real estate agents. Some become complacent, make excuses, lack follow through or forgo the spirit of cooperation.  The level of professionalism can always be higher. Buying/selling consumers must be able to discern who will diligently go to work for them to achieve their set goals.  Successful habits in any market, means: Showing up to work on time, rather than 20 minutes late because your lunch conversation became more important than arriving on time to meet buyer clients at a scheduled showing. Consistently engaging clients as they move through a house, rather than having your eyes glued to the cell phone, texting the entire time, while they wander from room to room. Learning everything about th...

If it Looks Like a Duck, it Might Be Two Too     To the casual observer, this just looks like one duck but look closer, there is more that meets the eye. This male duck stands guard while the female searches around for food.     He looks left, then right as she diligently forages. She is his life mate and he will warn her or fight off any other animal that attempts to do harm. Be more like this duck.     Protect with loving care, what is most valuable to you in life because in an instant it can all change. Written in loving memory of Lottie Kendall, a beautiful soul, gone too soon.

While they're advertising, we're doing! Seems everyone has something bright and shiny they wish to sell, marketing their products through phone calls, text, email or on social media sites rather than in-person. Get rich schemes have run the gamut in my world. Tried and true methods plus client trust relationships continue to push business forward and matters most! Staying the course has served me very well in my real estate career while being appreciative and thankful to those who contribute towards the success of every transaction. So, while companies advertise remotely, we are out in the communities, doing, meeting with and servicing consumers, knowing well the nuances in our local markets. A polite N-O to pushy salespeople who call and unsubscribing to national companies selling thei...

The last two years have been the strangest on record for the housing industry here in Utah. An unprecedented housing boom increased throughout the 1990s and continued into the new millennium, thanks to relaxed credit standards, sinking interest rates, low unemployment and an insufficient housing supply. But signs now point to the impending end of the boom. According to The Wall Street Journal with information from the economic consulting firm Economy.com. Home prices have risen nationally three times faster than incomes since the turn of the century, which has made home ownership an impossibility for more Americans than ever before. This is a significant shift from the congruent price and income figures throughout the 1990s boom. These factors have contributed to the difficulty for fir...

What the Flock?! Did you Know?Sixty percent of all real estate transactions occur May thru August. Traditionally, families with children tend to wait until the school year lets out for summer break to make a move.  In some areas of the country where a strictly online curriculum remains in place, that does not necessarily apply but if you're thinking about buying or selling a home, springtime is the perfect time to transition, making it happen.  Sellers: Right now is the time to take advantage of the sales season! Listing your home in the next few weeks could potentially lead to more offers and higher prices.  Buyers: The southern Utah area at a historic low in residential inventory. Starting sooner than later, acting fast is best to get listings as they come online for sale. Ready to ge...
