WOW! Reasons to Visit Zion National Park The lure to Zion National Park brings millions of tourists to southern Utah each year. Back in 1919, only 1,814 people came through the gate and in 2020, 3,591,254 million visitors experienced the amazing sights of the park. The forest trails along the Virgin River include abundant wildlife and the very popular, Zion Narrows hike, with 1,000 foot tall walled canyons. The river flows to the Emerald Pools, boasting waterfalls and a hanging garden. When we have out-of-town guests, Zion National Park is on the lists of places to visit and the town of Springdale is rather eclectic, with small shops, an abundance of hotels, motels, Inns and fantastic restaurants.  Grab the family or friends, jump in the car and discover this wonderland for yourself! Avoid Loco When You Hire Local. In the Q & A section of ActiveRain, a member asked if this is the right platform to network with real estate professionals. She explained that she is helping build her husband's home inspection business.  I responded with "This is a fantastic real estate related forum to promote business and form relationships. Marketing and advertising in your local area will further help to build his clientele."   Everything real estate related is local, up-to-date and readily available at our finger tips. National web sites get a small portion of data that trickles to them from Realtor Boards that subscribe.  When looking to plant a garden, you'd talk to a local nursery professional, right? Otherwise, wasted time and resources can result. The same concept applies when ...

Nerdin Gardens: Nature's High Desert Flowers  It's almost December and the front and back yard are still boasting pops of awe-inspiring color from the slightest to brightest of tones. Am excited to take a perimeter walk daily to capture their beauty. Like nature, I am working extremely hard to finish up the year strong. Am blessed to work in an industry that continues to gives back, especially for those with a strong work ethic, follow up and follow through. Nature's high desert powers add ever-so subtle wowers to vividly hued flowers. ~Wanda Kubat-Nerdin in Nerdin Gardens Happy Monday all, it's looking bright from here!

UTES WIN! UTES WIN! UTES WIN! Not only is it exciting that the Utah Utes are the Pac-12 South champion team, they will also be playing against the Ducks on December 3rd, 2021 in Vegas. They throttled them at Rice-Eccles 38-7 - a week ago. What is more exciting is to see my niece and her boyfriend cheering the Utes in the stands on television as we watched another game! They are both seniors, who plan to graduate in May of 2022 and truly bleed red. My little brother is also an alumni, so we cheer loud and proud! Go Utes, beat the Ducks again...UTES! UTES! UTES!

Success is impossible with weak intent. As self-motivated businesspeople, we must prioritize every work day, that's what many newbies fail to understand. Taking an entire summer off, expecting business to just show up afterwards, is unrealistic. I advise new agents to avoid chasing the money. This is a people industry, treating consumers well with honest, true intention and the rest follows! Enjoying and appreciating life is also important. Adapting is something we do as industry professionals. Sometimes change is easy but can be extremely challenging, not to mention, uncomfortable. We continue to endure, learning while looking ahead! Doing the work, being consistent in marketing and advertising, following up with present and past clients allows us to keep pushing toward gaining more bu...

Thanksgiving 2021: Dancing in the Rain In 2009, I found a voice here at ActiveRain after a fellow agent suggested this unique real estate platform. A little hesitant at first, sitting back observing, until realizing I had something to say. Since then, I have not held back.  I gained confidence, industry insight and valuable knowledge that otherwise may not have been available, once taking that first step. There are so many wonderful people I have met here on ActiveRain who are true experts in their fields and are always more than willing to help. Engaging in wonderful conversations with other members takes it to a more personal place and never once have I been disappointed by picking up the phone and calling another AR professional. Occasionally, I have found friendships that will last ...

Thanksgiving 2021: Wanda Jr. There comes a time when change is necessary even when you're not quite ready. Known to get the best use out of a vehicle,  it must remain dependable and be in pristine condition, that holds value for me. My well-used Ford was ready for a new owner. When purchasing a car, I look for safety ratings, American made and something everyone can ride in comfortably, it has to present extremely well up front.  She served me well for 182,000 miles of driving to the office, showing houses through sunny or inclement weather. I maintained her regularly by changing the brakes, the oil, tires and replacing wipers. Never once did I break down (thank the lord above) or have any high price repairs during the 8 years of ownership. It was a 2013 white Ford Explorer XLT, getting...

Thanksgiving 2021: TRUST in BUSINESS Trust, to me is the foundation of all relationships, built strong, it will last a lifetime. Build it upon lies, weakness and deceit and there is no other course but to eventually come tumbling down.Trust is the glue of life. It's the most essential ingredient in effective communication. It's the foundational principle that holds all relationships.~ Stephen Covey For some, trust doesn’t come easy, and once gained, ought not be intentionally broken because once gone, it might never return. A lifetime may be spent trying to get back into good graces.Trust is the easiest thing in the world to lose, and the hardest thing in the world to get back.~ R. M. Thanksgiving 2021: My Heart Resides at Home Maintaining a stable home environment is the best thing we can give to ourselves and family. We have done exactly that and consider ourselves lucky to live where we do. Happy to take my shoes off at the end of the day and relax, putting work aside until the following day, to be present.  Growing up in a military family meant packing everything up and moving every couple of years, transferring to new school, making new friends. I vowed that when starting a family that we would remain in one place with no plans to relocate. Thankfully, that plan came to fruition.  Twenty-three years of memories in the same home are stored in my heart, not to mention the thousands of photos taken through the years. When outside, I see where the boys: hunted Easte...

Thanksgiving 2021: The Remote Office In my selling area of Washington County, Utah, there are 13 remote offices that are open every day of the week, all year round to play a quick round of 9 or go a full 18 holes on a championship course.    My Top 5 Reasons to Golf:1. Anyone can play. Skill level matters little when first starting. Besides, golf lessons are available at most courses.2. Connection with nature. Wildlife on courses include: Rabbits, squirrels, various birds of all sizes, an occasional fox.3. Makes exercise FUN. Without realizing you are getting a great workout, you can burn some serious calories.4. Great recreational value. When compared to other sports, spending time in the great outdoors year round is worth it.5. Stress reducing benefits. After a hectic week, driving th...

Thanksgiving 2021: Honoring Our Military Like the song goes, I'm proud to be an American and give thanks to all serving in every branch of the U. S. military service. In my opinion, they deserve to be honored every day of the year. John K. Moser - Retired Army | Vietnam Veteran As a young girl, I would iron my dad's fatigues. It was a way to show appreciation for selflessly supporting us. He often did double duty, taking night shifts for extra pay. We hardly saw him. He is a Vietnam Veteran who dedicated his life to the Army. He proudly served the United States of America, never complaining about his responsibilities or shirking military obligations. To me, he is a hero.  Devyn Kubat - U.S Navy Our daughter-in-law served in the U.S. Navy, making a positive difference in her life and tod...

Thanksgiving 2021: Unbridled Laughter If you look up the word unbridled, it means unrestrained or uncontrolled. That type of humor is best served, any time, any where and can send anyone's down mood in an upward direction! From a very young age, the ability to laugh has carried me through some difficult times. Laughter keeps me grounded and feels good! It is easy to tell if someone has a great sense of humor.  A laugh can elevate the senses and make a dreary day a little brighter. Of course, knowing when to laugh or hold back is crucial! Snickering during a serious occasion can be found in bad taste. Laughter reduces stress levels, boosts moods and often can be an ice breaker in uncomfortable situations. Having a stressful day? Stop and think of something funny and let yourself go!  One...

Thanksgiving 2021: Industry Success Transitioning from working many years for a home builder to building a real estate business came with many challenges. One of the biggest was treating it as a business rather than a job. No longer was a boss going to hand me a check every two weeks, it was up to me to find viable sources to bring in buyers and sellers. I took classes and went to seminars to gain knowledge. I teamed up with a mentor and was able to get a listed property sold quickly, by also bringing in the buyer. I was like a sponge, paying close attention to all details. It was a very satisfying experience! I also did floor time, meeting buyers as they visited the brokerage. That was a fantastic opportunity for more sales. Contacting family members and friends also helped me to push ...

Thanksgiving 2021: Grateful for Nerdin Gardens Nature inspires almost daily and that can be utilized in growing methods and actions in the back yard garden. A season's worth of hard work pays off in an abundance of fresh fruits and vegetables. Overall gardening success is much more involved than just showing up. It requires a sincere willingness to do the work, to troubleshoot when necessary and move quickly to adjust systems or do repairs. These things are necessary as well: Soil preparation Daily nurturing Constant care Follow through Reliable methods  The produce and fruit list varies somewhat each year to yield the best results. From crook neck squash, zucchini, cucumbers, peppers, green beans, snow peas, potatoes, artichokes and strawberries.  Rather than buying dried herbs from th...

Thanksgiving 2021: This Grateful Momma/Gma's Heart Those who know me understand that Family First is my mantra. Being thankful holds many heartfelt things that make up the whole of being grateful. Absolutely nothing compares to unconditional love! The pure affection for our two children has never wavered. I was hands-on when the boys were growing up. It was important to be present, remain in good communication, to teach and be open to learning. When other mom's dropped the kids off at the pool, I jumped in with mine, enjoying time spent. When they played sports, I was in the stands cheering them on, embarrassing them but I was present! Both of them are making lives for themselves and have brought us Gbabies, maintaining households of their own. We are excited about their futures and ant...

Unto others, do you? Referrals create relationships with outside area real estate professionals, which can, in turn, help future business. Before proceeding forward with a verbal referral agreement, get it in writing: So your hard work will be rewarded Even if you think you can trust that person Rather than listening to "I'll take care of you."  When spending time and resources,  you deserve to be paid upon successful outcomes. Also, do not allow an agent to give you less than anticipated by determining all the expectations up front. The Golden Rule has served me well throughout life. Grandpa always told me, "Wander, treat people like you want to be treated, even if they don't treat you the same." So, I do unto others. Do you? But I also get referral agreements in writing...!

Nerdin Gardens: Here's looking at ya!Now that we are well into fall, many plants are nearing the end of their growing cycles. Where vivid greens and vibrant blooms once dominated, tans, yellows and browns are now in fashion. Cooler temperatures, along with shorter days determine the work day for many still foraging for daily food quotas. Early risers often net better results when meeting the day, rather than chasing time. Those serious make a show by getting up, dressing up and making an appearance. The desire to achieve set goals dwells in most beings. The instinct to survive, for others, can be a fight to the finish. Three quarters down in the year 2021. Here's looking at you, at the year in retrospect, the next 6 weeks, then the year ahead.  How will you spend that time?  Wanda Kubat...
