The Whit Sisters Hold an Open House Event Uncle T. Whit passed away, leaving an old mansion to his nieces, the Whit sisters. The house offered rustic charm with vintage vibes, peeling wallpaper and all. Eventually, they decided to forgo the cost of renovating the aging property and sell it without hiring an experienced real estate agent.  Instead of simplifying, at the advice of a home stager, they left it a cluttered mess, including dusty, aging furniture that looked dirty and unkempt. Pictures of The Thunder Down Under event were up on the wall, showing dollar bills and g-strings. Other photos were of a recent visit to the local, nudist beach. 😳 Despite being warned by a local real estate agent to do Open House events without serving alcohol, the sisters decided that a few mimosa’s, b...

Responsible Accounting Matters for Long-Term Success Commingling funds will get a real estate agent in big, BIG trouble. Even the description screams... 🚫🚫🚫 "Don't Do it!" 🚫🚫🚫 Placing earnest money in a trust account with the brokerage or with a title company is expected, not in an agent's checking account over the weekend for convenience sake or because the office has closed for the day. In that case, put it somewhere for safekeeping until it can be deposited properly. 🚫🚫🚫 Or Don't Take It! 🚫🚫🚫 Wiring money has become so easy, taking the funds out of the agent's hands, placing it directly where it belongs. One responsibility to keep in mind, is discussing the Wire Fraud Disclosure that warns against online crime. Clients must read, sign and date, verifying that they fully understand th...

Confidentiality Matters for Long-Term Success While it's okay for grown adults to be curious about their parents home buying or selling decisions, it's paramount for the real estate agent to establish a healthy, communication boundary immediately. Otherwise, trouble may come knocking! Some parents think it's wonderful their children wish to be involved. Emphasize that they can update them throughout the process and unless they have also signed the Buyer Broker Agreement, no information, whatsover, will be relayed. One morning, I received a call. A buyer couple's concerned son started asking questions, expecting answers. His parents weren't taking or returning calls and he was almost frantic, feeling left out of the loop. Politely, I  discussed that my Fiducuiary Responsibilities are onl...

Accuracy Matters for Long-Term Success Years ago, I took a luxury listing, offering 3,500 square feet of living space. Soon afterwards, the owners decided that adding an extra bedroom on the MLS would attract more buyers, driving more traffic through the door. The only problem: It was a one bedroom, custom house, built specific to their wants and needs with a master suite, his/hers bathrooms, an open, work-out space in an alcove.  Try as they might to convince me to change the bedrooms from 1 to 2, I refused. The listing expired and the next agent was more than willing to go along with the premise, making it a 2 bedroom, on paper and online. A discussion that Abraham Lincoln had with an audience back in his time, comes to mind when thinking of this scenario... He asked, "How many legs d...

I grew up soaking in the salty breeze and feasting on the freshest seafood imaginable in sunny Florida. Grilled shrimp, lobster soup — you name it, I loved it! Then, life led me to Provo Utah, far from the ocean and surrounded by mountains. At first, I had my doubts about finding good seafood here. But to my surprise, Provo has some fantastic seafood restaurants despite being miles from the coast! I’m excited to share my favorite seafood spots in and around Provo. Even surrounded by mountains, you can still get your seafood fix here in Provo Utah. 1. *Results May Vary - Proceed At Your Own Pace. Some so-called 'experts' take a crystal-ballish approach in predicting the timeframe to purchase or sell property. Ha! If true, every sale would be streamlined, full speed ahead and quickly on to the next one. And repeat! While we can give a professional estimate, there are no definitive days because so many things can occur from signing documents to settlement and recordation. Inspections, lending requirements are factors. Our industry is cyclical, so markets vary, along with timelines. One year, sales are brisk, challenging agents to keep up with demand. The next rotation slows sales to a crawl, a career end-result for many professionals. When meeting with clients, they are told that I can go as fast as or as slow as necessary. Their wants...

My love affair with Korean cuisine began years ago when I visited South Korea. The streets were busy, with all the tempting food stalls lining every corner. I tried different dishes such as bibimbap and kimchi pancakes. But nothing compares to the Korean BBQ I had with my family! We’d sit around a grill, cooking marinated meats until they were just right. Then we’d wrap them in crisp lettuce and eat them with other yummy side dishes. It was so much fun! When I returned to Provo, Utah, I craved that same Korean BBQ. So, what did I do? I started looking for the best Korean BBQ places nearby. I found some great ones in and near Provo, and I can’t wait to share my favorite places with you! What are the Best Korean BBQ Restaurants in Provo Utah? 1. Avoid Shooting Holes in the Bottom of The Boat Most agents work extremely hard for their clients but some agent's actions or lack of, can hurt a sales transaction. Be sure to timely relay any information, answer the phone plus promptly return calls, communication, whether good or bad sets the tone. Valuing a property correctly means setting a realistic asking price to get the property sold quicker and for more money. Undervaluing leaves money on the table and is also a disservice to home owners, though buyers will benefit. That can mean trouble ahead. Negotiate the contract like it's your own property, getting the best terms and conditions possible, otherwise money can be lost and achieving the best outcome becomes out of reach. An experienced agent knows how to advocate effectively for...

I’ve got a culinary tale for you that’ll make your taste buds dance. Let’s talk about Cupbop Korean BBQ in Provo, Utah. If you haven’t heard of it yet, buckle up because this place is a flavor rollercoaster! Last year, when I was just new to Provo, I was wandering around and I stumbled upon Cupbop! And there it was, like a beacon of deliciousness calling my name. The vibe at Cupbop is super chill and friendly (one of the reasons why I kept coming back after the first try!). It’s the kind of place where you instantly feel at home. The décor is simple but inviting, with a touch of Korean flair that makes it unique. It’s casual, it’s cozy, and it’s the kind of place where you just know you’re going to have a good meal. But let’s get into the heart of Cupbop’s story, which is as fascinating...

Escape rooms are a truly unique and exciting experience that allows you to test your mental abilities and problem-solving skills in a fun and thrilling setting. As you work your way through a series of puzzles and clues, you have to really think on your feet and use all of your skills to find the answers and escape within the set time limit. I have personally experienced this kind of excitement at the Red Giant Escape Rooms in Provo/Orem, Utah, and let me tell you that it is truly an exhilarating and unforgettable experience! Red Giant Escape Room Experience Friday night, my youngest son invited me to do an “Escape Room.” I was a little apprehensive. I have never done one in my life, but my son told me it’s a lot of fun. Any Hopes of Reviving This Member? Recently, there was question asked by Michael Elliott on how many people did we think participated in the Q & A section of ActiveRain. The answers ranged from 50 to tree fitty (that was mine). The actual number is an unknown, same for the amount of regular participants across this entire platform. Last month's challenge, hosted by, Debe Maxwell, CRS and Brad Andersohn involved reaching put to those members who have left ActiveRain. While going to an older post that I wrote in 2013, I came across this answer from a dead nobody from Alamance, NT, who goes by the name F U.  Huh, I thought, then decided to let it be and let God! Rest In Peace F U from Alamance NT, though your time here was short lived. LOL  Lettuce pray.

Nerdin Gardens: Encroachment Can Lead to Disaster Encroachment into another's territory can create an unhealthy environment, especially when intentional. Not only that, but disease can take over in the garden plot. Pruning cuts back on the chances of fungal issues or the choking off plant material that coincides within the vicinity. Some plants are very sneaky when branching out in their desire to take in more sun or to spread their roots far and wide in the air or on the ground. Cucumber, tomato and squash vines have tendrils that love to grasp and pull at other plants for support. It's best to take steps to ensure fruition for all living matter in the garden. Knowing the time to act, is key. When plants become too aggressive in reaching out or by harming its neighbors, it might be tim...
