Mouse is our new kitten who thinks my computer is her warming pad.\Our neighbor a couple properties from our ranch called us one day to ask if we could use another cat. We already have three and one is in her late, late teens. Our neighbor's Fallow-Deer she raises was trying to rut the kitten out of a brush pile. She said please take this kitten before my deer kill it, and of course we said yes.  Mouse was very sick with "Feline Chlamydia" which is highly contagious to other cats. Oh joy! After several treatments of antibiotic she was cured along with our other cats.Jim named her mouse and we love this beautiful little creature.Yes we have a mouse in the house.

Bandera TX is known as the “Cowboy Capital Of the World”.The origin of the name "Bandera". One says that in the 19th century, a flag was placed at the top of a path that came to be called Bandera Pass, due to Bandera being the Spanish and Polish word for flag. Bandera was founded by Polish Roman Catholic immigrants from Upper Silesia. St. Stanislaus Catholic Church was built by those immigrants, and the church is one of the oldest in Texas. Bandera is on State Highway 16 fifty miles northwest of San Antonio between Kerrville and Hondo TX. Bandera was part of the western cattle trail during the 19 century and was incorporated in 1964, to learn more about the history one can visit the Frontier Times Museum located in Bandera.Arts and crafts vendors gather on the Courthouse lawn in downtow...

Safety When showing propertyWhen showing a listing to prospective buyers its good practice to meet the clients prior at your office and collect drivers license etc. If you can't meet them at the office never go alone take a friend. If you can't take a friend be sure not to walk into the the home, unlock the door and let them go inside and tell them you have to make some business calls and will answer questions once they're finished previewing. This still is not safe practice as you will see in the video below with this experienced San Antonio real estate professional. click on Safety to see videoMany real estate professionals rush out to show a listing when someone calls thinking its our due diligence to show the property, but safety comes first. As many of you know I use to be a real es...

Protecting your BudgetNow that sounds like good title right?Home protection plans help homeowners cost when unexpected breakdowns occur and repairs have to be made. Typically a service agreement with a Home Warranty company covers replacement and repairs of major home system components and appliances etc. As a real estate professional we often advise both sellers and buyers to consider a home warranty plan when negotiating their contracts to help keep the home protected from the expenses of unexpected repairs during the moving-out and moving-in.  Home Insurance Home Insurance typically protects your home from things like fire, theft, or natural disasters. Where as a home warranty helps protect your budget. There are many home warranty companies to choose from who can offer you basic cove...

10MondayJune 2013 Martha / OMG!!! Monday brings the next round of scheduled work-outs. Here is what the schedule “suggested” we do today: 7 a.m. – Cardio kick boxing 8 a.m. – Breakfast 9:30 – Monopoly (and no kids, we weren’t sitting around a board game) 11:00 – Core Melt Noon – Lunch 1 p.m. – Cross Training 3 p.m. – Extreme Cardio (because regular cardio won’t suffice) 4:30 – Pilates (fyi – we blew this one off cause Marnie hates Pilates) What we actually did was almost all of it. We showed up at the 7 a.m. class but discovered that Michael needed that entire time to do assessments (weights and measures). Our understanding is that this is the largest group they have had to date and it takes a long time to do all that – especially with explaining why one did so well or not so well. An...

Day Six 09SundayJun 2013 Martha / And on the sixth day we rested – well sort of. Sundays are great because there is no 7 a.m. class and our first scheduled session is breakfast at 8. Following breakfast we checked emails and waited for our 10 a.m. horse trail ride. There was a large group of us and the ride was slow. Marnie asked and received the tallest horse whose name is Goliath and I rode Dino. We rode through some of the trails we had hiked before and truthfully, after not having ridden a horse in decades the pace was probably ok. I did find out later in the day that your butt hurts as if you’ve done a spin class. After riding four of us went to town for lunch and to check out the little shops. It is known as the Cowboy Capital and is quite touristy in a limited kind of way. It als...

Day Five   08Saturday Jun 2013   Martha / 8:22 a.m. Peaceful morning – everyone is happy and getting along. I wonder how long this will last.   9:15 – We had the option of a class or a hike – amazingly we chose the hike. Ken led us around the ranch and whenever the terrain wasn’t too steep or rocky he “allowed” us to do increasing increments of lunges. The scariest part was the mention of chiggers. If you don’t know about chiggers consider yourself lucky. I was the victim of them last August through October and still bear some of the scars from scratching. You can’t see them, they live in weeds and tall grass and when they find a host – me for example, they bury into the skin to feed. It is traumatic. Needless to say, after the 3+ mile hike/lunge fest Marnie and I could not wait to hi...

2 Sisters on the range   This is the saga of my sister and me on a mission to lose weight and jump start an exercise program we could live with.  My sister managed to keep a wonderful, daily chronicle of our two weeks at the Fat Farm and I will now share it day by day with you.  My comments are in green and sometimes I see things through a different lens than my sister but I hope it will be entertaining and inspiring to any of you who would like to try the challenge of changing your eating habits, exercise regimen and outlook on food.  I will never use the word "diet" again and after being home for more than two weeks I have continued to lose pounds and inches and never be hungry.    On The Road Again……     Martha and Marnie on the way to Rancho Cortez   Martha/ This Blog is about a 2...

In a rugged county filled with hills, rivers, and a sprawling lake, the small town of Bandera holds a really big place in the hearts of Texans. Located in the beloved Texas Hill Country less than an hour from San Antonio, Bandera reminds us of a different, more authentic, era, when a handshake was all the contract you needed, self-reliance was the norm, and chivalry was a given. There is a spirit of independence and individualism here that speaks of the cowboy tradition of hard work and hard play. Bandera embodies the cowboy in its strong rodeo tradition. Even today you'll often see horses tied to downtown hitching posts. Bandera County dude ranches offer a taste of the cowboy lifestyle with horseback riding, trail rides, and chuck wagon meals. Secluded cabins tucked away in the hills...

Some Things Remain Unchanged Just The Way They Like It In Pipe Creek Pipe Creek is a few miles from San Antonio in Bandera County. I had some showings there a couple of weeks ago. Sitting on the front porch visiting and watching the sun go down were pretty common past times back in the day. This was on one of the porches of one of the houses I showed:    Here is a close-up: The land around the home was probably pretty much the same as it was earlier this century. Sure there were some new buildings, and fencing, but the land is not covered by cement and I think it's pretty safe to say that not a lot goes on there out of the ordinary. But that's the way they like it. Otherwise, they wouldn't be living in Pipe Creek. And there are lots worse places to live. Need some help finding your Sout...
