The name of New The Woodlands, Tx Franchise of Texas Collegiate Baseball Team is the the Woodlands Strykers. The name honors our Vets by using the Name of the the Stryker Armored Vehicle which was named after PFC Stuart S. Stryker and Specialist Robert F. Stryker who posthumously received the Medal of Honor for defending our country. HUD just announced that on all FHA loans with case numbers ordered on April 1st and after, borrowers must have collections paid off(total balance over $1000).   This is a major announcement that sort of fell under the radar.   But has major ramifications.  Before the change FHA did not require any collections to be paid off.  Here is the exact wording from HUD: If the total outstanding balance of all collection accounts is equal to or greater than $1,000 the borrower must resolve the accounts (e.g. entered into payment arrangements with minimum three months verified payments- paid as agreed) or paid in full at the time of, or prior to closing. As a certified Relocation Agent, I work with lots of people being transferred to The Woodlands from other areas of the country.  The most common question I hear from these buyers is, "How low should I offer? After all its a buyers market."  First of all, The Woodlands didn't have much of a dip in the market price.  It had a slow down, but not a real dip in price. The homes most affected were the ones purchased during the high of 2007.  Those homes are not selling for much more than they were purchased. But for the most part people are not losing money or they are breaking even. But, now, we are dealing with a shortage of homes on the market. At the recent Keller Williams The Woodlands and Magnolia sales meeting held at Beth Shalom in The Woodlands, Texas, over 70 in attendance were greeted by a spread of breakfast food from Chick Fil A provided by Britt Martin of Highland Homes The Woodlands. Agents that were in attendance were also given Mardi Gras beads with the meeting taking place on Fat Tuesday. I recently made the move from KW Memorial in Houston, TX to join the management team of Keller Williams Realty The Woodlands and Magnolia. In the move, I needed new business cards. TREE REMOVAL IN THE WOODLANDS ~ DO YOUR HOMEWORK! Due to the worst drought in decades and extremely high temperatures that we experienced for a record number of days, our beautiful trees here in The Woodlands took a very hard hit.  We are just now seeing the beginnings of the devastating effects of these conditions on the trees.  As time goes by even though we are getting some much needed rain, many, many trees are just not making it.
