The Woodlands real estate starts 2013 with inventory of available homes for sale at a record low and written contracts at record high.  We are already experiencing multiple offers at or above list price. We are starting the year with the inventory of homes for sale down 49% from this time a year ago, and 64% from this time in 2011! Some sellers have already taken advantage of the market, our sales for the month of January are 45% higher than last January! This chart compares written contracts with new listings enterting the market. AS A FORMER TEACHER, I SEE STUDENTS EVERYWHERE! One of the coolest benefits of being a former teacher is having the pleasure of running into my students everywhere I go!  My husband just laughs as he sees these encounters occurring all of the time.  I love it and it is the best thing to see these kids all grown up.   I taught high school Biology and loved every minute of my teaching career.  I have even had the pleasure of assisting many of my former students in finding their first homes.  How wonderful is that? last week I was in our local Best Buy store and heard my name called.  Not just one student but two of them were there.  After hugs and catching up with their lives I left there with a spring in my step.  Love it when this happens.    02/03/2013

FRAUD IN REAL ESTATE?  IT IS HAPPENING! Real estate fraud is not just coming from consumer scams, sadly there are some real estate professionals who are engaging in fraudulent activities!  This is never a good thing and looks bad for the entire real estate community.  The good news is that some of those who are engaging in these activities are getting caught and convicted. Here in The Woodlands, a well-known commercial real estate company was recently convicted by a Harris County jury of real estate fraud.  It has rocked the real estate community here as well as raising a lot of issues from our clients.  The phone calls have been pouring in with a lot of confusion and concern. THE CYNTHIA WOODS MITCHELL PAVILION IN THE WOODLANDS ~ 2nd IN WORLD! If you have ever visited The Woodlands, Texas you most likely have visited or have seen The Cynthia Woods Mitchell Pavilion!  Located right in the downtown district of The Woodlands, the Pavilion is a state-of-the-art outdoor theater that hosts some of the top performers in the world!  A true hot-spot in The Woodlands, we are proud to have this facility! Just recently the Pavilion was named as the #2 in the world by Pollstar magazine out of 100 ampitheatres!  This ranking is based on the number of tickets sold for the past year.  The Pavilion had ticket sales of 390,808 for 2012!  That is an amazing number! OUR ONE-DAY COMPANY RETREAT Last week, Chevaux Group took off an entire day dedicated to planning, brainstorming, goal setting and of course for some fun!  We all met at a local hotel, the Marriott Residence Inn here in The Woodlands.  This was a great place for our meeting of the minds as there was a full kitchen, two bathrooms, and a large, comfortable living area.  Just perfect to relax and spend a day together. Our Objectives for the day looked like this: Write a Mission Statement for our company.   Spend time writing down our personal goals for the year.
