Sugar Land Sidewalks vs TreesLiving in First Colony of Sugar Land I have to admit that I do love the tree canopies that have been a debate over the years with the city and residents. My car cools off faster as Im driving since Im always in the shade. I usually dont have to put on my sunglasses. Then there are the other issues: its hard to see cars when Im turning and my view is blocked by a wall of tree trunks. During severe storms broken tree limbs litter the roads and get caught dragging under my car. Sometimes those limbs dont completely break off the trees and the hanging limb scratches my car from hood to trunk when Im just driving along. The dangerous issue of not being able to see traffic lights until it is almost too late because they are covered by trees. And of course there i...

By now you have heard that conforming rates are at all time lows.  But, Jumbo mortgage rates are also super low right now.  Jumbo Loans are considered any loan over $417k.  Recently CNBC did a great article on how the lower Jumbo Rates are helping higher priced homes sell.   CNBC points out this great fact, "Sales volume for homes worth more than $1 million across the country are up more than 35 percent from last year at this time," says Walter Maloney, spokesman for the National Association of Realtors (NAR). "Homes between $700,000 and a million are also on the rise by some 29 percent over last year. There's no question that's because of the historic low jumbo rates."   The article also points out that at this time last year the national average Jumbo rate was 6% and now it is 5.07%. ...

Getting a mortgage to buy your dream home or refinance that home is a major financial decision.  When making this decision, you do not want to just go with a company on the Internet that advertises a lower rate.  There is more to expect from a lender, then just an advertised rate.  Here is just some of the things that separates me from my competition.    I am available 7 days a week, not just 9-5 (bank hours) I have my own FHA and Conventional underwriter, allowing me to get answers quicker. And close your loans quicker I am local, not a long distance lender.  I am right here to help you.  Approved to do the MCC tax Credit. Ask me about this great tax credit.  Approved to do FHA,VA, USDA and conventional mortgages.    Underwriting and closing are just some of the aspects of the mortgage...

CNBC has done a great article on how "McMansions" are a thing of the past.  These homes are defined as homes over 3,000 square feet and are built very near to each other.  Last year 9 out 10 home builders said they would be building smaller homes or lower priced homes in the future.  But this article sums it up best with this information "For a little historical context, 1,200 square feet was the average home size in America in the 1960s. That grew to 1,710 square feet in the 1980s and 2,330 square feet in the 2000s.". As the economy becomes harder, jobs are disappearing, and many people are underwater with their mortgage, comes many homebuyers deciding to buy less home.    So now what happens to McMansions.  Do they turn into a neighborhood of slums, per Christopher Leinberger's articl...

Currently mortgage rates are at the lowest they have ever been, since mortgage rates have been monitored.  Many people are looking to refinance and I wanted to point out 8 great reasons to do it.   Cut the Length of your Mortgage- With 15 year mortgages being at an all time low of 3.75%(at the time of writing) now is the best time to reduce the term of your mortgage.  If you have a 30 year mortgage it is worth looking into reducing your term to a 10, 15 or 20 year mortgage.  You may be able to reduce your length and keep your payment the same as your current 30 year mortgage.  Lower Your Rate- Since rates are at their lowest it is worth looking into refinancing to get a lower rate.  This will reduce the amount of interest you pay over the length of your mortgage Convert your Arm into a ...

I recently came across a great website that allows you to shop around for cheaper electric rates.  It is www.powertochoose.org.  My understanding it is a non profit website and not associated with any specific electric company.  All you have to do is put in your Zip Code and a number of electric company options come up.  I try to shop for my electric every year, when my contract is up.  This way you can always keep your bill as cheap as possible.  You can choose 6, 12, 24mths terms.  It also shows you how much your cancellation fee is per option.  This is great, so you have no surprises when it comes to this.  And keep in mind no matter which company you choose, a central company handles all the problems.  As an example, my electric problems are handled by Centerpoint, so if there is a ...

In each instance, a man approached a Middle Eastern or Asian person, displayed a gold badge, identified himself as a police officer and said he was conducting an investigation. The police imposter told his victims he needed to examine the contents of their wallets, removed credit cards while the owners were distracted, then returned the wallets. The stolen credit cards were later used to make purchases at local stores.             The thefts occurred on:  ·         July 29, at 12:30 a.m., at Starbucks, 16098 City Walk; ·         July 30, at 1:30 p.m., at Bally's Total Fitness, 13444 Southwest Freeway; and ·         July 31, at 9 p.m., in the Lake Point parking lot, 15800 Southwest Freeway.  The suspect was described as a heavy-set black man with a fair complexion and a large stomach.  ...

As of August 5, 2010 Congress passed bill H.R. 5981, this bill effectively changes the upfront mortgage insurance premium (MIP) and monthly mortgage insurance for FHA loans.  The good news is the upfront mortgage Insurance is being reduced to 1.00%.  This is down from a high of 2.25%.  This mortgage insurance was usually rolled into the mortgage, not affecting the clients all that much.  This is good news, thou.   Now the bad news.  The monthly mortgage insurance is going from .55% to .85%-.90%.  This change is for 30year mortgages only.  If the loan to value(LTV)  is over 95%(max 96.5%) the new monthly mortgage insurance is .90%, under 95% ltv is .85%.  On a loan amount of $100k, this would increase their payment by $29.  This change will obviously affect how much home someone can affo...
