The Sugar Land Real Estate Market Is Hotter Than Ever! If you've been thinking about selling, NOW is the time! We simply do not have enough homes for sale to meet the current demand. Last year we sold more homes in Fort Bend County (primarily Sugar Land) than ever before--11,039 sales according to the Real Estate Center watchdogs at Texas A&M. The average price is higher than ever before too.     This year is starting out even better! Look at the green bar below.   As the chart above shows, since August of 2012 Fort Bend County (primarily Sugar Land) has less than 4 months of inventory on hand to meet the current demand of home buyers. In January 2013 we only had 2.7 months of inventory...a Sellers Market if ever there was one! NOTE: Six months inventory is equilibrium...more than six m...

Sugar Land TX is a unique area that consists mostly of “master planned communities.” We typically refer to these Sugar Land master planned communities as “neighborhoods.” Most neighborhoods are further divided into subdivisions. There are over 200 subdivisions in Sugar Land! Some neighborhoods like New Territory (40+ subdivisions), Greatwood (25+ subdivisions), and First Colony (30+ subdivisions) are divided into many subdivisions. Here’s how this happens… When a developer decides to create a planned community, it doesn’t develop the entire plot of land all at once. It opens a section or two at a time. Each section typically has 2 to 5 different builders who are building homes within a certain price range. So one subdivision may contain homes in the $200-400K price range, and another ma...

Last year my boys and I were on Spring Break and my husband could not get off so off we went as we knew it would be our last Spring Break together! My husband locked his keys in a torrential down pour as we are known for here in Texas. It was Friday around 5:30. Richard Sanchez the locksmith agreed to help my husband. Richard was supposed to meet his family in Galveston but went out of his way from across town to help Bob. Today as I walked into my office from lunch I saw a young women in tears. I did not know how she got there as there were no cars. She said “I am so embarrassed…I have a David Weekley Home and I locked myself out can you help me?” She was literarily shaking. I talked to her for a bit to try to calm her down. I told her I cannot get into your home once we de-m...

Sugar Land History By Sheila Cox Born and raised in Texas, I love our state's marvelous history...especially Sugar Land history. As you may already know, Sugar Land is located in Fort Bend County. And while Fort Bend may not be the location of the Alamo (the Shrine of Texas Liberty) it has a storied past and tons to offers today's residents. Characterized by rolling hills and wide open prairies, Fort Bend is situated along the banks of the Brazos River. At 879 square miles, our county is home to 500,000 people from all over the globe.  Part of Sugar Land history includes the "Father of Texas": Stephen F Austin. Around 1825, Stephen F. Austin, for whom the state's capital is named, brought 300 settlers, known as the "Old Three Hundred" to what is now Fort Bend County. This first communi...

“Absolutely the best is the way I would describe David.  As a single mother with a foreclosure in my past due to divorce, I could not have purchased my home without David’s help.  I thought it would be impossible to get a mortgage and own a home on my own, but not only did David make it happen, he made the entire process seamless, fast and pain free.  He answered all my questions quickly no matter what time of day and worked with me every step of the way to make sure we were on the right track.  When David said he would be at my closing just in case there were any questions, I knew he was one of kind.  Thank you so much David for everything, I could not have done this without your help and you made what I thought would be impossible a dream come true.”  - Elyssa DeBesse   Thank you agai...

When getting a mortgage your debt to income ratio is a major deciding factor on whether you get approved and for how much.  Your debt to income ratio is a calculation of your debts divided by your gross income(before taxes).  But there is more to your debt to income ratio, then just the calculation.  There is a couple major factors that go into qualifying your debt to income ratio(aka DR ratio).  Here is a list of the major items that make up your Debt to Income Ratio for your Mortgage:   1.      Bills- When calculating your debt to income ratio, your bills/debts are taken into account.  But it is not your total bills, it is only the bills on your credit report.  These are called your debts.  Bills such as car insurance, cell phone bill, etc  or items not on your credit report are not t...

David, We can never thank you enough for what you were able to do, to help make my families dreams come true. After spending over 2 months with another mortgage company.  And going through all the trouble to get them everything they requested time after time.  Just to be denied, was a huge blow to our hope.  And with the dead line that we were up against, not only were we on the verge of losing our earnest money.  We were going to lose our dream home. I still don't know how you were able to do it.  But we are forever grateful that you did.  You took, what took another mortgage company over 2 months to mess up, and turned it around in less than 2 weeks.  And we closed on our dead line. Just saying thank you does not seem to be enough.  You were determined and positive the whole time.  An...
