When I sign a sales contract, am I obligated to purchase the home? Merely signing a sales contract does not obligate the buyer to purchase a home.  There is an option period that goes into effect after the contract is executed between the buyer and seller.  The option period gives buyers the unrestricted right to terminate the contract for whatever reason and get their earnest money back as long as it is done within the option period.  The option period is negotiable between both parties, but usually lasts 10 days once the buyer pays an option fee.  A buyer has within 48 hours from the contract execution date to provide the option fee check to the seller per Paragraph 23 in the sales contract.
