Bucee's and Minor League Baseball come to Royse City Texas Soon?Soon, as in 2019, you can visit Royse City for some minor league baseball and beaver nuggets! Have you heard the saying build it and they will come? Well that is what they aretrying to do but road improvements are taking longer than expected. Along I-30 upgrades to the interstate and frontage road have to be completed to handle all the traffic and trucks these facilities will bring.  Frankly, I am glad they are fixing the roads first! 70 % Of ALL Homes in Texas Will Need Foundation Repair!  I was surprised to hear that 70 % of all homes in Texas will need foundation repair at some point. Wow... that seems like a  BIG number! I heard this surprising statistic at a recent training on foundations I attended with  Perma Pier Foundation.   Don't let that number scare you! Out of those Realtors 700,000 only had ONE transaction last year! Does a temporary lease on a home purchase allow for alterations?   According to the Texas Association of Realtors a buyer who moves onto a property before closing  is a tenant. The tenant must obtain in writing a consent from the owner, now the landlord, to make any changes to the property such as the following:  Alterations  Making holes in walls  Painting  Decorating  Installing improvements  Adding fixtures  Basically the tenant should move in and CHILL out until closing.  If the seller does consent to any alterations and the house does not close escrow , then the tenant has spent money on a home he does not own!  08/05/2016
