New Cost Savings for Landlords  This year’s legislative session resulted in several new or revised real estate-related laws . One of them for landlords.   The Texas Property Code requires a Landlord re-key all security devices after each tenancy. Landlords will be able to deduct the cost of rekeying a security device from a tenant’s deposit when the tenant vacates a rental property in breach of a written lease, as long as the lease includes specific language. The parade will begin at 5 pm today, December 3, 2015 located at the Murphy Municipal Complex, 206 N Murphy Rd.Following the Christmas parade there will be other family events such as marshmallow roasting, fun crafts for the children and holiday performances. The holiday season may bring less daylight hours but the activities are plentiful and for those residents in Murphy TX Christmas in the Park proved to be eventful. The city of Murphy hosted the celebration on Thursday, December 4th keeping it from conflicting with the much larger events in the area. The festivites began at 5:00 pm as did the rain - light thank goodness. It didn't keep the choirs from local schools from singing nor did it turn us away from the tree lighting at 6:20 pm which by that time the rain had let up. Along the sides were vendors of all sorts selling their holiday wares or foods. In the back was a fire pit roaring for all those willing to roast marshmallows. One day these youngsters will look back fondly at their first ever stage appearance on the city of Murphy Amphitheatre remembering a day when they had that stage all to themselves. It won't be happening again anytime soon though. Especially not after the huge success of last Friday night's performance. Families all over Murphy came out to enjoy the Sounds of Sundown. Today's look at the new home listings in Murphy indicates a drop in all price ranges except for those priced $354,900 and above. Two factors that play a major role in the increase of the higher price range has to do with the increase in recent months of the sales price of homes and the new construction that is being built in several of Murphy's neighborhoods. City of Murphy opens Murphy Central Park and the child in me is delighted! It is located at 206 North Murphy Road just north of the City's Municipal buildings and adjacent to Murphy's PSA. Recently I visited the park with some very special people there to help me explore all that the park offers. Our first stop was at the amphitheater where they graciously provided a live song on-stage for the first time. No autographs were given. The water park (not photographed) was not operational as the weather remains on the cool side. But the most fun was found on the playground with the spider web climb, spinning spiral and rings. The pond sits to the east of the playground and further exploration of the pond will happen when the weather warms in the City of Murphy. 04/16/2014

Friday night in Murphy at the local Racetrack on FM 544 finds us fueling up for the weekend and some local cruising time. Sitting there in the car reminded me of a recent experience on our trip to Denver. Having returned home only a few days ago my thoughts turn to what most travelers or relocated homeowners must feel in a community they are not familiar with. It is one of several key numbers that can tell a story about where you live. As a listing agent in Murphy I know that the turn over rate tells me something about the area's dynamics. MRC, Murphy Realty Connection turns 4 in 2014. Although February was the official 4 year anniversary the celebration itself will be held during the March 2014 meet up. It seems like only yesterday that we celebrated MRC's first anniversary. Few things have changed over the years as MRC grew but it all points to its popularity of the benefit it offers to the local agents. Central Park in Murphy TX is scheduled for its grand opening ribbon cutting ceremony on Saturday, April 5, 2014. The grand opening will take place in conjunction with Experience Murphy - the first annual spring event for Murphy.
