When I am taking buyers to look at homes in our area, I am finding that the new normal is no followup from many listing agents. I would love to talk with them. Often the information I get from my buyers could be very helpful.  If you visit one of my listings expect a call. I cherish your input. I have a listing currently on the market that has had 7 visits thus far. I called and spoke with each agent. Two of them were very helpful and we made adjustments to the listing based on their feedback.                                                                                  New PRICE: 154,900

I don't know what is going on at Bank of America,  but I have two stories to that are eerily similar.  Case number #1:   One short sale was started June 6, 2012.  The date is right.  It really has been going on a year.  It took 3 cases at HUD to finally get the seller out of " loan modification " status and into "short sale."  I have had the same buyer for a year.   On February 19, 2013 I was delighted to receive the "Welcome to Phase 2"  email  from Bank of America.  Yay!!!  We were in the home stretch.  Since that date I have gone through 4 negotiators and suffered through a reorganization of the FHA short sale department.  I've also received 2 more "Welcome to Phase 2"  emails.  Apparently Bank of America thinks it is OK to send me multiple requests to update documents and continuall...

Deep Eddy Pool Offers Summer Heat Relief   Austin is surrounded by many swimming holes and one of the most popular inter city pools is known as Deep Eddy pool offering summer heat relief. Springs rose from the river banks and people swam in the river where a large boulder formed an Eddy. Hence the mane Deep Eddy. In 1935, the City of Austin bought the property for $10,000. Two weeks after the purchase, a massive flood on the Colorado River destroyed the bathhouse and other improvements, and filled the pool with mud and debris. The Works Progress Administration rebuilt the bathhouse and the pool opened as a public park in July 1936.   Over time, the city has put the property to a variety of uses. While the Deep Eddy Pool Offers Summer Heat Relief and continues in operation. In Spring 201...

Can my neighbor’s problems de-value my property? While it may not reduce the actual value, a cluttered landscape next door can detract from the positive aspects of your home. Review your local laws, which should be on file at the public library, county law library or City Hall. A typical "junk vehicle" ordinance, for example, requires any disabled car to either be enclosed or placed behind a fence. And most cities prohibit parking any vehicle on a city street too long. It also may be worthwhile to check into local zoning ordinances. An operator of a home-based business usually is required to obtain a variance or permanent zoning change in residential areas. In addition, if a neighbor's repair work produces loud noises, he may be breaking local noise-control ordinances, which are enforce...

Our clients recently found they have a neighboring Raccoon living in their attic. I just listed this beautiful one story home two days ago and today the homeowners contacted me to ask if they should disclose they had a Raccoon living in their attic. (the answer was yes I do think they should disclose). They hired an exterminator who sealed the vents and gave them a one year warranty just in case their masked friend returns. The homeowners also mention the exterminator spread “wild hog urine” around the attic and roof line to prevent the Raccoon from returning. I have never heard of such a thing and find it funny, it drove their little dog crazy searching for the wild hog supposedly the urine has no Oder to humans...hmm! Last night the Raccoon returned and the Exterminator was there when...
