Nestled on the banks of Clear Creek, exactly one mile west of 45 on 518 can be found The Park on Clear Creek, a gated community featuring a 600 ft. boardwalk over a cove on Clear Creek and a mile of nature inspired walking trails. A private neighborhood boat ramp is an added bonus for the boating afficionados who call this 171 home neighborhood their residence. Developed by Watkins Properties in 2005 with Village Builders as the original sole builder, The Park on Clear Creek was an instant hit for home buyers wanting a very well-inspired neighborhood, also featuring a neighborhood swimming pool and sand volleyball court. Trendmaker began building in 2007 as well and is now the sole remaining builder in this community near the water. Homes start in the 2600sf range up to over 4000sf, wit...

There are some great features of the Housing and Economic Recovery Act of 2008, but being taxed on capital gains from the sale of your home is not one of them. For the past eleven years, most sellers could move every couple of years and take their equity with them tax-free. As of January 1, 2009 that will no longer be the case. What was essentially a license to move for free every 24 months will soon go to 60 months on a prorated basis. So what does that mean as a home seller here in League City? This new law will hopefully give you an added incentive to sell now. I say now, because once we approach the holidays, most people aren't thinking about buying or selling, unless we're discussing Christmas gifts. If you've been in your home for two years and need a new residence, for whatever r...

I was  doing some work, with the Olympics on in the background, where the USA Men's Volleyball team is playing Venezuela (so far...we are ahead).  The commentators just mentioned that Riley Salmon was from League City, TX, I had to rewind the DVR, to make sure I heard that one right.  Sure enough he is. Riley Salmon that wears the #10 jersey,  starter and outside hitter for the USA's Mens Volleyball Team calls League City his hometown.  He attended Clear Creek High School.  He is married with a daughter.  He took up volleyball after trying tennis, basketball, and baseball.  He was working for General Electric in 1999 when an Italian scout called him and asked him if he would be interested in trying out for a pro volleyball team in Italy.  The rest as they say is history.  He is now rep...

First time Clear Lake area home buyers should be excited by the huge tax credits just enacted into law for homes purchased between April 9, 2008 through June 2009. (Yes, this credit is retroactive for the past few months!) This is all part of the Housing and Economic Recovery Act of 2008 passed on July 30, 2008 and offers a tax credit up to $3750 for a single borrower or $7500 for a couple. Tax credits are different than tax deductions as they are taken off the total tax bill. Some people, depending on their unique tax situation, could receive a check from the IRS for up to $7500! There is, however, a hitch. This tax credit must be repaid over 15 years. The really good news, though, is that its at a zero percent interest rate. So, in essence, you are receiving an interest free loan of u...

You've found the perfect old home in League City or somewhere else in  Galveston County, but just a few days before closing your insurance agent tells you that you can't get windstorm insurance coverage-effectively killing the deal. What can you as a buyer do to avoid this scenario? First, before signing the purchase contract, have the seller provide you with proof of an existing windstorm insurance certificate, otherwise known as a WPI-8. Without a WPI-8 you will not be able to buy windstorm coverage which your lender will insist you have in order to proceed. You too can check to see if a property address has a certificate by checking with the Texas Department of Insurance.  If the home doesn't have a windstorm certificate you may be able to get a waiver if the home was continually ins...

Cervelle Homes, a southeast Houston builder, has begun building homes in their newest League City community, SEDONA. This community features 10,000 square foot lots (83ft. x 120ft.) and will have close to 225 homes. As a REALTOR® and a future Sedona homeowner, I'm really excited about the neighborhood. So, which features do I like best? Well, we'll get to the garages in a minute, but I love the proximity to I-45.Sedona is only several blocks west of the freeway at 96 (League City Parkway) which will make life there very convenient. Secondly, I don't like paying MUD or PID taxes. As is common in most Cervelle neighborhoods, there are no MUD or PID taxes. Cervelle really likes putting the emphasis on the home and the homeowner rather than on the neighborhood. Large lots, alot of home for ...
