Last week I learned some valuable tips from an electrician I use quite often.  I wanted to share these tips as they may help save your home from burning.  Nick Ramos of Ramos Electric in Kerrville, Tx told me he always puts a smoke alarm in his attic and the attics of many of his customers.  After all, this is where many fires originate.  It only makes sense to put one there. He shared with me an incident where a vent-a-hood stack went through the attic and out the roof.  The stack had come apart and smoke  and grease from the stove was actually being spewed into the attic which could have caused a fire.  The smoke alarm went off alerting the homeowners and the house was saved from a fire. Are you stressed out?  Who isn't, these days? I have found the key to relieving stress is organization.  When I was younger, I noticed everytime I was stressed, I would get busy and start cleaning my house.  This just came natural for me.  It was something I did often! :) Thinking about my real estate office now though, I believe cleaning is very important.  Organizing your schedule, your desk, your files, your notes is all important.  What is it they say about a clean desk?  Don't believe it.  A clean, organized workspace will bring order to your life as well as peace.  You will save time when searching for the note you put down or the file you need.  Get organized and stay that way and you will reap big rewards from it. Does Spelling Count?  Oh, yes!!!! Don't you hate to see an advertisement with misspelled words?  I do.  Spelling and grammar are two important things I always look for in any advertisement.  I believe it is a direct reflection on an agent or their company.  I think most consumers feel the same way.  If they didn't, Jay Leno of The Tonight Show would not get so many laughs when words are misspelled. Blogging is the new way to advertise agents, companies and even listings.  Of course, I want my agents blogging but I want to make sure they consider spelling and grammar as important as I do also.  Since it directly affects the publics' image of our company. Happy Mother's Day! It must be the best holiday of the year, right?  What better thing to celebrate than having the privelege of having and rearing children.  Motherhood.  A woman's privelege.                      I remember when I was growing up, making things for my Mom for Mother's Day at school.  How thrilled she was to get the little creations my mind and my paper and crayons could make.  Then, many years later, to receive the same kinds of gifts from my two boys.  I still have many of those put away.  Again, another generation, and more gifts from grandchildren.  Now, it won't be many years and I'll have great grandchildren.  The time does fly by.       Today the gifts are a lot more than paper creations but the love is still the same.     I can say the best thing I did in my whol...

Ever hear of Judge Roy Bean and the "Law West of the Pecos"?   I've heard about him and the Jersey Lily all my life being from Texas but I had never visited the area and seen it for myself.  Recently, however, I was able to make the trip and I am so glad I did.  The area is quite beautiful with large cliffs and caves where the rivers have carved out their signature many years ago.  Of course, it is desert like but the awesome Pecos River is just that, awesome!  The bridge that goes across is quite high and you are about 20 miles from Langtry at that point.                                 Langtry is where Judge Roy Bean set up residence.  He was the "Law West of the Pecos".  Quite a character on the frontier.  The museum houses the saloon where he conducted business.  There is also the h...

With the economy the way it is and last year being one of the worst in my real estate career, who would have thought we would see multiple offers on real estate this year and so early in the year as well? Yesterday I received a contract on a home I own.  It is a beautiful house with lots of amenities.  I have received 3 offers in the recent past for this home.  Every time before, the offers have been less than the asking price, one was even a low ball offer.  And everytime, the buyers have had things to say about the house that needed updating or they intended to remodel and wanted to save money to do the updating. This sort of negotiating does not work very well.  I had emotional ties to this house just like my sellers have with their houses.  It was a negative from the beginning with each of these contracts. I tell FSBO's, For Sale by Owners, it is almost impossible to sell your own home.  There are too many things that most homeowners do not know about the process of selling their own home.  Even if a homeowner is knowledgeable about the process it is difficult at best.  Everyone needs someone to represent them and their interests, I think.  Having a third party makes it so much easier. Not having to deal with buyers and meeting them personally can make a deal much smoother.  Even the nicest buyers and the nicest sellers should not meet before closing in my opinion.  Now comes the question... Is it possible to go through the holidays and not accumulate extra pounds and still enjoy all the goodies? Yes, the answer is Yes! When December rolled around, I asked myself that question.  I really did not think I could make it through but I tried one day at a time.  I limited my intake of cookies, candy, cakes, pies and even all the regular food.  I tasted everything I wanted.  Sometimes, I even took two bites like yesterday when I had two pieces of Baklava.  It's very high in calories but the bites were small and spaced hours apart. I have been weight reducing since summer.  I have dropped a lot of pounds but I still have more to go.  I just didn't want to have worked so hard and let the holidays ruin all that hard work.  So, I decided to let my portions be smaller and stay that way...

2011 is over!  Let me repeat that.  2011 is over! For most people in the real estate business, 2011 was not that good.  To say, good riddance and welcome 2012 is a good thing.  2012 brings with it new hope, new ideas, new goals and a chance to start fresh. Real estate sales are picking up!  Finally, the cooler weather and a little rain here in the beautiful Texas Hill Country has spurred folks to get out and start their search for their new home.  Our phones are ringing and prospective clients are walking through our doors.  The search is on! Does your office have weekly sales meetings and weekly training meetings?  We do. I believe everyone should attend both and I encourage my agents not to miss the meetings.  First of all, how will they know all the changes that take place during the week with the listings and sales if they do not attend the sales meetings?  How will they further their knowledge of real estate if they do not continually learn and keep abreast of changes within the industry?  Our training sessions provide for this type of training.
