I have taken four listings this week myself and would have taken the fifth one today if the owner had been finished with all the repairs I told him to do earlier in the month.  Thank you, thank you!  I need listings, our office needs listings.  We sold so much in the Spring, our listing pool has been depleted.  So even me, the broker, is out asking for listings.  I hate to do this but when a seller wants to work with me instead of one of my agents, I will usually take them especially if I sold them the home years ago. When is it time to downsize?  This is a question lots of Baby Boomers are asking themselves.  Many people in their 60's decide it is time but others wait until they are in their 70's.  It is difficult if you have waited until you are in your 80's.  I specialize in helping older clients make those tough decisions like downsizing, and moving closer to family. Yesterday  I was on a listing appointment and the seller asked me if I were to sell this listing myself, would the commission be the same or would he get a discount.  I told him it would be the same.  Many sellers feel like they should get a discount because I would be receiving both sides of the commission.  This is because they do not realize what we actually do for the money we earn. I just read a post on Facebook from a friend that is not sleeping well at night because of the neighbor's dog barking.  Have you ever experienced that?  I have.  When I lived in the same small town my friend lives in, I had a neighbor with 4 dogs that barked all night long.  It was impossible to sleep.  My neighbor was not interested in my sleeping.  He was so hard of hearing it did not bother him.  The town was unincorporated and there were no animal control laws in place to take care of the situation.  Basically, there was nothing I could do short of killing his dogs.  For me, that was not an option.  So, I moved. Print? Internet?  When it comes to marketing, I use both.  They work best together in my opinion.  Just like cream and sugar, it makes the coffee taste better. Some areas, maybe even most these days, will do best with internet marketing.  In a busy city, the internet is definitely the way to go.  In a small town or a resort area, however, print media in the form of magazines and brochures has a big role to play in effective marketing.  Kerrville is a retirement haven and we have lots of tourism here as well.  With over 300 summer camps along the Guadalupe River, tourism makes up a large part of our economy.  People come here in the summer with their children, hunters come in the Fall and Winter, and wildflower lovers, nature lovers and cyclists enjoy year round entertainment. Last year I bought a building and remodeled it to use as my office.  This is one of the best investments I have ever made, I believe.  It is so nice to come to work everyday and know that I own my own building.  Paying a lease rental is deductible from my taxes but making real property improvements is also.  Knowing it is yours, gives you such an incredible feeling.  It's like nothing else in the world. If you are a buyer wanting to buy a bargain home and you just keep waiting thinking you will find a better deal or you just can't seem to bring yourself to make that final decision to buy, this is the last warning you will get that now is the time to buy.  Most parts of Texas are experiencing a dramatic increase in home sales and even an increase in prices. Grandma hates the new technology.  She says things were easier when pen and paper or pencil was the norm. Shuffling through papers, storing paperwork, and keeping receipts that faded was no problem for her.  Trying to read computer generated reports, lists, and spreadsheets is a challenge for many older people.  It does not make sense to them or is as easy as the old ways. Keeping the computer working, online, learning all the new changes when updates and upgrades are made, repairing programs, reconnecting, replacing parts, printers, even servers can make the average person go bananas.  My son is a computer whiz and sometimes I even see him get frustrated. But technology keeps improving and expanding.  Is there no limit?               The government is considering FREE WiFi for everyone...

My little darling kitty decided to check out the snow and ice this morning covering the ground in the beautiful Texas Hill Country.  This rarely happens here but occassionally we get some winter weather and today was our day for it.     The big snow flakes were coming down at dawn and dusting the ground.  It is warming up now and actually starting to melt so it won't last long.  It was pretty for a while though.           As most Texans feel, I don't like snow or cold weather.  Give me sunny skies and warm temperatures.  I prefer shorts and sandals to coats and gollashes.  A stroll on the beach is my idea of fun.  Looking forward to summer already! Here in Kerrville, Texas, we do.  All our transactions go through a title company.  When we negotiate a contract, the agents take it and the earnest money to a title company.  They in turn, receipt the contract and take the money. Our real estate office never holds the money.  The title company holds it in escrow until closing occurs or until the contract might fall off and the earnest money is returned to the buyer or split with the seller. Looking at the weather forecasts is a way to help you plan your marketing.  Sure, everyone knows the weatherman or weather lady is not right some of the time.  There are big advantages, however, in looking into the extended forecasts and plannning your marketing. Turkey?  Turkey Day?  I'm going be like the Chick Filet cows that are always saying "Eat more chickin'" and say "I'd rather eat fish" down by the beach than turkey.                         This brings new meaning to the phrase "Turkey Trot" :)   Look at these beautiful creatures.  Yes, there are 37 in this picture.  Early morning scaveging brings them out in number.  I love to watch them walk across the countryside.  They don't seem to worry too much that I am there taking their picture.  But not too close, and they don't like a lot of noise.     I've watched a group of eleven grow up this year but all of a sudden here comes the whole clan.  Yes, 37 total.  I suppose they were enjoying an early Thanksgiving meal together.                   2916 Memorial Blvd        Kerrville, TX 78028  ...
