The sold volume of homes in Highland Park increased from $8.0 million in February 2010 to $19.6 million in February 2011. The number of homes sold increased from 6 in 2010 to 9 in 2011. Homes in February 2010 sold in the price range of $500,000 to $3,000,000, while homes in February 2011 sold for up to over $5 million. In February 2011, homes in the $3-$4 million range were on the market 1 day before selling and homes over $5 million were on the market for 27 days before selling. Homes in these price ranges were also able to sell for 100% of their list price. Homes priced up to $2,000,000 in Highland Park were able to sell for a greater percentage of their list price in February 2011 compared to February 2010. Homes sold in Highland Park in January 2011 saw an increase in median sales price from $775,000 to $951,000. Both months saw the same number of home sales, 7 sold in 2010 and 2011. Homes priced under $500,000 and between $1-$2 million were on the market for fewer days in January 2011 compared to January 2010. Homes over $2 million were on the market longer before selling in January 2011 compared to January 2010. Homes under $500,000 were able to sell for a greater percentage of their list price in January 2011 compared to January 2010. Homes priced from $500,000-$1,000,000 sold for a lower percentage of their sales price from 96.2% to 93.2% in 2011. While the reported numbers are all we have by which to go, just like the unemployment numbers, the true number of homes for sale is a mystery. The homes for sale statistics have become congruent with the unemployed numbers in one respect - at least they have in Dallas. Many homes that showed up in the Multiple Listing Service as For Sale saw their listing expire and not be renewed or relisted with another broker. Instead, the owners have decided to stay put, or the home has become a member of the lease pool. For a number of years, the State of Texas has had in effect a law that allows homeowners who are 65-years old or older, or who are disabled, to defer paying all of their property taxes. One could spend a great deal of time gathering and analyzing the statistical information that can be acquired by members of the Multiple Listing Service that serves Dallas.  I'm especially interested in what goes on in the Dallas Park Cities, more specifically within two zip codes - 75205 which primarily serves Highland Park, and 75225 which primarily serves University Park.  And they are interesting to compare and contrast.
