Special Government Home Renovation Loan Program using Hearne Texas FHA 203k Rehab Loans. Many people are not aware of a special government loan program that is part of the Federal Housing Administration or FHA (a department within HUD). A buyer or existing home owner can do meaningful amounts of remodeling or updates to their existing home without having a higher cost second lien thanks to this special FHA loan program. However, this loan program doesn't allow for "luxury items" in your home such as a swimming pool, hot tub, or other accessories. Although, you can repaint, replace flooring and appliances, add a room to an existing structure (which can add to value tremendously as you increase the square feet of your home) as well as remodel cabinetry in kitchens and bathrooms. This loan pr...

Hearne RailRoad Station Grand ReOpening -- last Saturday 4/9/11.    After putting up signs and taking pictures at one of my listings in Conroe, I went over to Hearne for the Grand ReOpening of the RailRoad station.  They had a small car show outside the station.   You can also see a Hearne fire truck in the background.  The Pump Jack in the foreground proclaims the original opening for the Hearne depot to be 1901.  Here were were some of the displays.  This case held some antiques.  This is a cash register and a radio.  This map of hearne shows nice straight streets.  I think the top right section is where the train station is.  Let me know if you know for sure.  They had lots of train decals there, this Union Pacific one caught my eye.  Here is another room in the station where they h...

Our summer flowers kind of drag on for most of the summer and then it seems like they just go crazy and all bloom at once. The bees, butterflies, and a whole host of other nectar lovers also go crazy at the last moment.  Here is a small collage of some of what we experienced this season. It is always sad when the last flowers fall of the vine. Before long there won't be a lot to see or smell as winter sets in.

Recently we had bee hives placed on our land. I was really excited to do this because our veggie garden and flower gardens just haven't had the pollination we desired for a few years now.  These bees came from over a hundred miles away via a good beekeeper that we had referred to us. The bees have been gourging on the pollen in our moonflowers that bloom prolifically at night.  Each morning there are so many bees that it sounds like an airport with all the buzzing going on!  Can't wait for the honey!!

So where's that global warming? This is the 3rd snow for us this season. Normally we see snowfall every 3 or 4 years. It is beautiful while it lasts!   I threw out two cups of sunflower seed and these birds went on a frenzy . They ran the red birds off. It is every bird for himself when it gets this cold.   Copyright 2010 Milam F. We have a 30 minute commute to work from our little sanctuary here in Blackjack Texas just outside of Hearne on FM249. But it is worth every minute of the drive especially the  lovely 7.5 mile portion on 2549.  Once described by a major publication as one of the most scenic sections of highway in Texas .......And I will personally vouch that it truly is! Seeing is Believing.  Rolling hills, small lakes, Pine trees, dogwoods and blackjack oaks that turn deep red-purple in the fall, cattle, horses, donkeys, and a real variety of birds and wildlife can all be spotted between State Hwy 6 and Hwy 79 on FM 2549 sometimes referred to as Arrowmoon Hwy.  Camp Arrowmoon, a  district boy scout camp is located just off 2549 on Arrowmoon Road. There are a variety of ranches and ranchettes located on...

It seems that there is almost a wreck a week, sometimes more on the section of Hwy 6 in Texas between Bryan-College Station and Hearne. The goal to help prevent this is to eventually have the highway to be divided all the way north to Waco. I am sure this will help cut down on fatalities but in the meantime I am sure there will be many more. We have already seen friends lose their daughter on this stretch. Many of the accidents involve large tractor trailer rigs like this one that I came on last week.  There is a small car you can't see ( that is behind the yellow Truck) that looks like an accordian. Also I had just past another accident on Hwy 6 that shut down both lanes for hours when a pedestrian was run over by a Rig.  Recently I got behind a gravel haul truck that almost hit me . H...

I had done an earlier post about how we had finally decided to put in a water well on our home place here in RobertsonCounty. Well they finally completed the well this week and it went 475 feet deep. We put an over-sized pump on it and it really pushes the water through!Hopefully this will help in watering all the gardens and grass and save a few bucks on buying city water. In this economy every cent counts. We haven't tested the water for bacteria but will. If safe we may connect to the home itself.  If you are considering a water well be prepared to spend between 7 and 14 thousand. Our original plans were for a Windmill ...but the costs were absurd. Maybe another day we will re visit that. www.treythurmond.com

The last  " real Aunt Jemima" is buried near our home in Robertson County.  Rosie Lee Moore Hall was her name, and she is buried in the Hammond Colony Cemetary near the Black Jack community just a few miles from Hearne Texas. Rosie was just one of several individuals that played the part of Aunt Jemima for the Quaker Oats Company. Many of us can recall her smiling face in the morning, on a box of delicious pancakes.   Interested in more?  go read at : http://www.rtis.com/reg/hearne/HearneAuntJemima.htm

We have been waiting almost 6 months to get our water well started. The decision was made to put in a water well even though we have a community water system here where we live. But as my recent water bill indicated it is now too expensive to keep things alive in our yard so we hope this investment will eventually pay for itself. Somehow I have it in my mind that it would be nice to eventually put in a vineyard and that  action will require some substantial water for sure. Nevertheless we are truly excited about this event coming to fruition. Hopefully the plants and animals will enjoy the non-chlorinated water. If we ever decide to drink it we could always add purification.   The job is a little messier than we imagined but I am sure it is all a necessary part of the well drilling proc...

Each year now for the last 4 years our home is visited in the summer by swallows. Now the first time they decided to set up home on my front porch I wasn't real happy. Then I found out they are protected and that they are tremendous insect eaters including mosquitoes as part of their diet. Last year we allowed a nest to hatch and I actually watched all 4 young ones launch and take off.  They all survived. This year there was a repeat with 5 babies and now we have 2 more nests ready to launch. It is slightly messy just for a short while and then it cleans up rather easy with a water hose. The nests are made of mud with a little grass. The babies are almost cartoon looking characters with over-sized heads and huge mouths that are usually wide open waiting for a mosquito or other tasty mor...

This afternoon some good friends called us up and asked my wife and I to join them for dinner at a local cafe.   Knowing that we were both hungry, and that we really enjoy the couple's company we immediately said "Yes!"  This would be great because we hadn't yet tried this new cafe. We arrived at the restaurant with just enough time to cook a steak.  The decor was " simple country" my favorite!  The waitresses call everyone including women "Honey."  Didn't matter though , as I was here for the chow and  not the atmosphere.  My meal came out quickly and the food was really good.  Then as she was finished she thanked us all and then said..... "Listen up folks!  My Moma-n-Law  has chickens ,  ya know....layin' hens , and she gets eggs every mornin'.  We normally ask a dollar a dozen but it...

They dot the horizon in our county, those behemoth metal structures called "cell towers." We are all slaves to our cell phones and as a result I suppose until everything is satellite based we are doomed to depend on these towers.  To me they are an eyesore, but just like the mineral rights owner with an oil rig pumping in his back yard....the lease money for these tower locations just keeps on a coming as long as the demand is there.  Not to long ago most of the towers in our area of Robertson County, just outside Hearne and Franklin, changed the night time lights on the towers from a flashing white strobe to the old time slow blinking red beacon. Why does this matter? We used to be kept awake at night by a white tower light that was over a mile away from our home. It would light up ...

Right now all my roses are dormant. The last ones to bloom stopped about 6 weeks ago.  We love roses and have planted a variety of them on our property. The soil in this part of Robertson County is very sandy and requires quite a bit of amendments to get roses to grow and bloom.  But once we get that soil to the right level...watch out!  They bloom with gorgeous blooms. Roses are a fantastic addition to the landscaping in a yard and by planting a variety of them you can be sure of lots of flowers from early spring all the way through late fall. They also can really make a home stand out when it comes time to sell. www.treythurmond.com Serving the Real Estate Community for 3 decades!
