Units sales of 41 vs 35 one year ago is a 17.1% increase. Median Sale Price jumped to $315k a 22% increase over prior year. Average Sale Price also increased 14.5% to $321K compared to one year ago. However, looking at the results on a cost per Sq. Ft. basis, things don’t look so rosy. The Average Sale Price per Sq. Ft is down 3.6% to $160.3 vs $166.3 last year and Median Sale Price is down to just $154 a Sq. Ft., a 6.4% decreases. Perhaps the most striking indicator of the market is the doubling the time it takes to get a home sold. ADOM is 91 days compared to just 44 one year ago.
