10 Record Keeping Tips For Selling Your Fort Worth Home It is important to record and file information relevant to your property once you purchase. I always suggest not waiting until you decide to make a move. It will take time to gather this information from old bills, tax statements, work receipts, service contracts, and warranty documents, but it pays off when you sell your Fort Worth home.  I'm able to research and answer a few of the questions that may be asked by prospective buyers about your home and property. The following questions can be expected and you should have the information to answer them:  ● What do you pay in property taxes? This may change yearly.● How much does it cost to heat and cool your home? A general answer such as during the different seasons would be help...

When Can I Sell My Home And Not Pay Capital Gains Taxes In Texas?  You’re ready to sell, possibly to move to a larger home, maybe downsizing or relocating and hate the idea of paying Uncle Sam more money than you’re already letting go of yearly. So you ask about the rule for paying capital gains taxes when selling a home in the Fort Worth or surrounding area.  ___________________________________We all know home ownership does offer tax breaks including mortgage interest, property tax and home office deductions just to list a few.  Most of my clients live in their home between 5 and 7 years before they make a move to a new home.  Some decide to lease their home and others will list to sell.  Unexpectedly due to changes in a job or marital status this need to move arrives sooner.  No one ...

Why Do I Need To Be Pre-Approved VS Pre-Qualified To Look At Houses In Fort Worth? Why Do I Need To Be Pre-Approved VS Pre-Qualified To Look At Houses?  I’m asked this question often.  Sure if you are pre-qualified for a home loan you may have a good chance of getting approval to purchase that new home.  There is a difference between two processes.  I encourage my clients to speak with one of our preferred lenders before scanning the multiple listing service and scheduling appointments to look at available homes on the market.  Getting pre-qualified is a simpler task.  The lender will gather certain information about your marital status, family size, income, assets and work history.   Obtaining a mortgage is more than a numbers game.  Most likely your credit report will play a large rol...

Ok, You have been looking at homes and maybe written several offers that weren't accepted but now your offer is accepted.   So now what?  You ask yourself.  How much money do I need before going to close?  What is the timeline?  What are the next steps?  Do we just hang out and coast along until closing?Well here are the answers to those questions and more!Lets start with the acceptance of the offer.  Remember it's not a contract until all parties have signed every document.  Then on that day the "Effective Date" or "Execution Date" is put on the contract and now the offer is a contract between the seller and buyer.  The Realtors, the Title Company people and the Loan Originator are facilitators of the transaction all with the same goal.  Get the transaction closed on time! The Executio...
