Farmers Branch Texas Real Estate Sales were up 20% in May 2012 over the same month last year with 168 homes selling this month! For the year to date, overall home sales were at 650 homes sold, a 17% change from last year. The Texas home market for the first quarter 2012 in the DFW Metroplex is overall improved over the last year. With both prices and interest rates at historic lows, this is an idea time to purchase for both new home owners and current home owners moving to larger homes. I’m sure everyone may have been aware of this, but in the event you didn’t know, here’s the most recent news on the changes to FHA loans.  Keep in mind that this is in regards to loans with FHA case numbers assigned on or after today, October 4th, 2010.  So if you’re client already has an FHA case number, you’re ok.     UP-FRONT MIP: Up-Front MIP will now be 1% on all FHA loans (purchases, refinances, and streamline refinances). LTV ANNUAL PREMIUMS: For loans greater than 15 years: ≤ 95% .85% > 95% .90% For loans with terms less than or equal to 15 years ≤ 90% None > 90% .25%

Upstaged by Lemonade: An Open House Saga. I didn't know until it was too late to do anything about it.  I had no one through the open house I held this afternoon.  No one.  Not a buyer, not even a neighbor. After the appointed time, I got up to leave and what do I see?  The FSBO down the street is also doing an open house.  But he's got his grandkids in the front yard with a lemonade stand! Although I have had several conversations with the seller, I had never actually seen the inside of his vacant rental property.  So on my way to pick up signs, I stopped and had a look.  While I was there, several carloads of people came by and while the occupants lined up on the lawn for a cup of lemonade, Mr. FSBO's wife picked off the adults and walked them through the house. Farmers Branch homes for sale are definately a great way to raise a family.  Farmers branch is right next to Dallas, and pretty much only a 10 minute drive to downtown (with no traffic).  Farmers branch houses for sale can always be a good little bargain too.  Farmers branch is a more established community than many other suburbs of Dallas.  So the average home is going to be a little bit older than most other areas.  Therefore you can probably get just as big and just as good of a home for alot cheaper price than you could elsewhere around dallas.  Farmers Branch Real Estate also has many lots within it that can be very large.  Seems like just the other day I saw one that was for sale and it had to have been about an Acre in size.  Farmers branch is definalty a wonderful place to live ...

Notice of Tax Revenue Increase The City of Farmers Branch conducted public hearings on August 25, 2009 and September 1, 2009 on a proposal to increase the total tax revenues of the City of Farmers Branch from properties on the tax roll in the preceding year by 9.3 percent. The total tax revenue raised last year at last year's tax rate of $0.4945 for each $100 of taxable value was $20,475,557. The total tax revenue proposed to be raised this year at the proposed tax rate of $0.5195 for each $100 of taxable value, excluding tax revenue to be raised from new property added to the tax roll this year, is $21,758,390.
