The home sales statistics for El Paso Tx are out for September. So how is the market? Our numbers continue to move up and the trend looks pretty good. The numbers we will look at includes new and resale statistics. When we look at the figures for single family detached homes we had 749 new listings in the MLS for the month of September. This is up from 688 in September of 2011. Our pending sales are up too, but I don't put a lot of emphasis on that stat because any number of things could happen to result in the sale not closing, but it does show that there is plenty of activity with buyers presenting offers. Closed sales are up as well by 14% over Sep 2011. We closed 504 homes in Sep 2012 and year to date we have 4132 sales in El Paso. That's up 8.1% over ytd last year. Another number t...

When you put your home on the market it is important that you make a good first impression. I've had appointments to show homes and when we pulled up in front of the house the buyer said, "Nevermind, we don't want to look inside." They figure if the outside looks this way, how much better could the inside be? Here are a few things you can do to sruce up and make your home more sellable: 1. I am just about half way through the final course for my Green Designation and I am wondering how much consumers care about being green. A study I looked at indicated that the number of people that say that reducing energy costs is important is on the upswing yet most surveyed had only taken minimal steps if any to reduce consumption. Perhaps they switched to energy efficient compact fluorescents or LEDs. I know that energy efficiency renovations to an existing home can be very expensive. And it takes many years to recoup those costs through the money saved. I have been doing some research lately for El Paso Homes Radio and noticed that the numbers for Northeast El Paso Home sales have been on fire. Over the last month the northeast is the only area of town that has consistently outsold itself. What I mean is that there have been more sales each week than new listings. Since the first of May 107 new listings have been posted and there have been 135 sales. Year to date we have sold nearly 400 of the 700 new listings. We are down to just over 4 months worth of inventory in Northeast El Paso. If there were no more new listings, at the rate we have been selling, we would exhaust all the inventory in the Northeast in just 4 months. Overall El Paso has just 6 months of inventory. Hot off the press. March numbers are in for sales statistics for detached homes in El Paso, Texas. Our closed sales are down slightly from March of last year but year to date we are still up by just over 4.5%. It looks like El Pasoans are on the move. March 2011 saw 761 new listings on the market compared to March 2012 with 1,039. An increase of 36.5% Average Days on Market numbers keep creeping up slightly to 150. Inventory remains pretty steady around 3350 detached homes on the market, a 4.4% decrease over March 2011. That gives us just under a 7 month inventory of homes.   Keep in mind that these numbers are for all sales of detached homes listed in the MLS. Since all real estate is local this is just a snapshot of the city. If you have been contemplating buying or selling in the 79912 Zip Code, here is some information that may interest you. In the month of Feb 2012 we have seen 125 new listings come on the market. In that same time 65 homes closed and 79 homes came under contract. Our average time on market increased however by almost a full month over 2011. We are now sitting at 134 days. Keep in mind that that number can really vary according to home price. Our median price increased from $177,438 last Feb to $193,500 this year. and average sales price was up as well by about $4000. At the end of the month we had 515 homes on the market which represents a 7.1 month inventory of homes based on the number of sales. This is down from 8.7 months of inventory in Feb 2011.
