You've probably heard that the $8,000 federal income tax credit for first time home buyers has expired as of April 30, 2010.  Well, if you weren't able to take advantage of that tax credit, there is another tax credit available to first time home buyers in the state of Texas that may be even better! A black, miniature Schnauzer named Maizie is separated from her family in the Meadows at Hickory Creek neighborhood of Denton, Texas! I noticed this sign while driving in the neighborhood, and I had to share, just in case anyone has found Maizie and can help her owners find her. Denton is a historic Texas city about forty miles from Dallas and a similar distance from Fort Worth.  On January 20th, I wrote a letter to the mayor the Denton, Texas, which is the home of two major universities -- University of North Texas and Texas Women's University.  The mayor's public biography shows he is an attorney. I speak with Loan Offices and Realtors on a daily basis. I am finding that mostare not really interested in helping clients that they can't slam dunk (close with little or no effort). While some of you might say well getting a client closed take lots of work I am sure it does. But what about the clients who are working hard to do everything they can to get their family in a home but they have no one to turn too. The Realtor want assist until they have a pre-qual. letter or the loan officer want touch them because their credit score is is 570 or less. The sad thing is that these hard working people are being brushed off or turned away. I was out driving on the north side of Denton, Texas and I've always loved the neighborhood around Woodrow Wilson Elementary School.  It features homes with large lots and tons of mature trees.  It is a family oriented neighborhood with multiple parks, playgrounds, tennis courts, creeks, bike/jogging paths, soccer fields, basketball courts, and more.  My favorite thing about this area is there is a home to fit any family's budget; homes on the outskirts of the neighborhood are a bit more affordable and as you get closer to the parks, the prices go up.  Another great thing about this area is that all of the homes are established and stable,  you don't have new construction going up around you.  Most of the residents have lived in the neighborhood for a long time; this is a part of town t...
