Comfort ISD - October Sales November 6th, 2008 categories: Assessing the Local Market Residential Sales were up in Comfort during October, 2008 as compared to last year although overall sales were down … again due to fewer lots/acreage and ranches sold. Total Sales Volume last month (October 2008) in the Comfort ISD area was$565,000 as compared to $1,080,982 during October 2007. Not surprising given all the tumult in the financial markets during October. During that time, people generally “put on hold” all of their critical decisions. People seem to be adjusting as we have noticed an increase in activity during the last several weeks. This Weekend in Comfort - Volunteer Fire Dept. Fundraiser - October 18, 2008 October 15th, 2008 categories: Local Events Come out Saturday, October 18th, and support the Comfort Volunteer Fire Department.  Events include: Shotgun Golf Tournament starting at 9 am at the Buckhorn Golf Course. Barbeque Dinner starting at 11 am at the Comfort Fire Station (224 W. Hwy 473, behind Super S). To-Go- Plates are also available only by donation. The Raffle Drawing will be held at 2 pm at the Fire Station. 3rd Quarter 2008 & Year So Far in Review - Comfort ISD Residential Sales As stated in my previous post, FOUR SALES IN COMFORT ISD IN SEPTEMBER, 2008 - Volume Up Compared to September, 2007, Comfort had a month’s reprieve in terms of declining residential sales. Here is a chart that shows the year to date results:   Sales for the 3rd quarter were down overall by 3 totaling $637,140. Year to date, 2008 Residential Sales were 75% of 2007. Some interesting points about these Year-to-Date figures: Buyers are getting overall better deals as the percentage of Final Sales Price to Original List Price dropped 2.3% to its current value of 91.66%. FOUR SALES IN COMFORT ISD IN SEPTEMBER, 2008 - Volume Up Compared to September, 2007 October 14th, 2008 categories: Assessing the Local Market There were four residential sales in the Comfort School District during September 2008 according to the San Antonio Board of Realtors Multiple Listing Service. September sales totaled $1,857,000 as compared with 4 sales totalling $826,000 during the same period in 2007. The increase was due to one large sale (107.5 Acres for $1,080,000) at Ranches at Vista Real. That subdivision is located on the West side of I-10 at the Waring-Welfare Exit.

WHERE TO FIND COMFORT IN TEXAS - STAR OF THE HILL COUNTRY September 8th, 2008 categories: Relocating to the Hill Country   COMFORT, TEXAS - Comfort is an unincorporated community in Kendall County, Texas just 45 miles from San Antonio. YEAR SO FAR IN REVIEW - REAL ESTATE SALES - COMFORT AREA August 1st, 2008 categories: Assessing the Local Market According to my other article this week, July Sales were up in the Comfort, Texas area. However, for the year so far, we are still down according to sales figures compiled by the San Antonio MLS. For the period from Jan 1 - July 31, 2008, Single Family Sales were up ($6,672,500 vs. $5,491,500 during the same period in ‘07), Lots down ($201,000 vs. $523,500 in ‘07), Acreages about even $2,055,500 vs. $2,511,500 in ‘07), and Farm & Ranch significantly down ($1,660,000 vs. $5,971,700 in ‘07). Total Non-Commercial Sales for the Comfort ISD Area for Jan 1 - July 31, 2008 were $10.6 Million vs. $14.5 last year … with Farm & Ranch and Lot Sales bearing the brunt of the decrease. Lik...

JULY REAL ESTATE SALES UP IN COMFORT ISD AREA August 1st, 2008 categories: Assessing the Local Market Non-Commercial Real Estate Sales were up in July in the Comfort ISD Area according to San Antonio MLS Data. There were 9 Sales with a total value of $3,850,500. Two were lots, 4 homes, 1 Ranch and 2 Acreages (both greater than 20 Acres). That compares to 10 Sales in the same period during 2007 (5 Homes and 5 Lots with a total value of $2,483,000). Sounds real good for Sellers? Yes and No. Properties are turning! Definitely Welcome news! However, when you compare the Ultimate Sales Price to the Last List Price, you will see that Sellers are having to negotiate on price a bit more this year than last. COMFORT, TEXAS REAL ESTATE SALES DOWN SO FAR IN 2008 July 15th, 2008 categories: Assessing the Local Market The town of Comfort is feeling the economic pinch in 2008 according to data compiled from the San Antonio Multiple Listing Service. The following data is the number of (Non-Commercial) Sales from January to June in 2008 in the Town of Comfort as compared to the same time period in 2007. The number of sales is down (33 compared to 48) with Lots/Acreage and Farm/Ranch absorbing the brunt of the decrease. That likely could mean fewer new homes and subdivisions being constructed/developed … which makes sense given the carryover of fuel costs increases into every area of the construction field. June was the first month of 2008 that had more sales than 2007. Prices likely will continue ...
