Why I don't need to start my own brokerage We had a great question today regarding our thoughts on starting my own brokerage. I do not have a broker's license, but do not plan on opening my own brokerage. Mark your calendar and buy your tickets!  The Harlem Globetrotters are coming to Reed Arena on February 7th, at 7:00 pm.  This group, filled with fun antics, have been around for 81 years, and was originally founded in Chicago (where's Harlem again???) in 1926.  Having played more than 22,000 games, they actually have lost a few.  In their entire career they have walked away from the court defeated 345 times.  Harlem Globetrotters Ambassador of Goodwill program has donated over 11 million dollars to various charities since 1993.The typical game is around 15 minutes of hard playing, to gain the lead, and then lots of crazy stunts following.  For a minimum of 15 minutes after the game the players will sign autographs and try very hard to get autographs out to everyone that would like them...

A&M Consolidated High School was one of the top school rated for Texas Monthly.  It's a wonderful school with many opportunities available for the students.  Being in a community heavily populated by students really helps all of our schools that are in the area.  Aggies volunteer at the schools and the kids get to hear about the college experience long before they are college aged.  My high schooler has been looking forward to college since she was in grade school.  The school has an enrollment of approximately 2,300 students, and is UIL Classified 13-5A.More information about College Station Schools can be found at http://www.csisd.org/.  The front of the school was an add on.  It enlarged the school, and gave it a nice face lift.Located in the south part of town, the school is off Wel...

When I'm working with a buyer I like to be able to get them the best price and terms possible for them.  Many buyers are concerned about how to get the best price possible.  There are several ways to achieve the lowest possible price.1) Be preapproved and have your loan in place subject to the property.2) Be flexible on the closing date.  Some sellers will want to close as soon as possible (especially on vacant homes) while others want to wait until the end of the school year or another fixed time.  If you can accomodate their needs they are much more likely to accept a lower offer.3) Look at homes that have been on the market for over 90 days.  Many times these folks have already decided that their price might be unrealistic.4) Conversely sometimes offering on a house right away with a...

College Station, like many smaller communities doesn't have a high crime rate.  We did, for one brief moment in time have the Great C Thief.  The C Thief will live on in infamy with many of us....The C theif went around the city taking capital C's.  We're talking a discriminating thief that only stole the capital letters and seemed to enjoy the irony behind the thefts.  We were reduced to having the "ity of College Station" (not sure why he didn't take the C in College, but this person was the mastermind), we had Bee reek Park, Dove rossing, astlegate.  This felonious soul even sturred the city up enough to have a veteran Eagle reporter write an article (incidentially with no C's) about them.Yes, I know this cost everyone, but I at least like to hear about criminals with a sense of humo...

In Bryan/College Station we have many condominium projects.  They scale many price ranges and can be a simple apartment like complex, to a very nice condominium with granite countertops, high ceilings, tile and wood flooring and huge walk in closets.These condominimiums are, at this point, mostly targeted to our student population (though we are getting an increasing number of retirees looking at properties that are further out).  Proximity to the college and shuttle route access are two things that really make or break the units targeted for the school.  We've had many condos built, sold through the company that was building and when it comes time for resale not selling for anywhere near what people paid for them originally. When looking at a brand new builder you have to ask yourself ...

Early this year DR Horton headed into College Station with a splash.  Signs went up and promotions abounded.  Their first subdivision they built in was called Dove Crossing.  On December 19th KBTX, one of our local TV stations ran a story about DR Horton and how they have attempted, largely unsuccessfully, to compete in the Bryan/College Station market.  Out of the 78 lots they purchased in Dove Crossing, only 35 have been built on, and many of those 35 are still for sale.  Currently they are offering steep cobroker fees and paying closing costs for consumers.What went wrong?  Randall Pitcock, our local Homebuilders Association President, asserted that he believes they weren't able to offer the personal service that many of the homebuilders around this area do.  He went on to state that...
