Bay Glen home sales had a  good month in December with sold homes selling within an AVERAGE of 28 days after going on the market.  There are currently only 3 active listings on the market with 2 properties under contract or pending for sale (as of January 2, 2015).  There were 5 completed sales during with an AVERAGE days on market of approximately 28 days, and an AVERAGE sold price of 95% of list price.  One of the 5 closed homes was a foreclosure and sold for well below list with one home needing "some TLC" and sold below list.  Current list prices for active properties range from approximately $189,900 to $226,900 (as of January 2, 2015). Currently there are 21 homes for sale in Bay Glen and 11 of those are under contract.  This is exceptionally strong for this time of year.  Those homes range from approximately $130,000 to the high $180’s with the bulk falling in the 160 to $170k range.  Four builders built in this neighborhood; Village Builders, David Weekley, Brighton Homes and Ryland Homes.  Homes range from the 1,400 square feet to 2,300 feet and sit on an average lot of about 6,800 square feet.  Most homes will be 3-4 bedrooms, 2 to 2 and one half baths and almost all will have a 2 car garage.  I don’t ever remember seeing a 3 car garage in Bay Glen.  There are a small handful of 5 bedrooms.   Bay Glen Home sales have moved up with 71 homes sold in 2012. This number represents a 42% rise in sales up from 50 sales in 2011. The average sales price in 2011 was $152,953 while the average in 2012 was $158,616; an increase in price of 3.7%. The number of days to sell a home in Bay Glen was down also with an average days on market of 93 days vs 105 days in 2011. We continue to struggle with inventory with only 15 homes for sale in the Bay Glen subdivision and 8 of those are under contract. Contrast this with a few years ago when it was not at all unusual to have as many as 35 or 40 homes under contract. The average turnover in Clear Lake is a little over 6%, meaning that in any given year, 6 out of every 100 single family homes will sell.  Last year in Bay Glen, that number was 70 out of the 1,389 existing homes in Bay Glen, or 5.0%. In the first 2 quarters of 2009, there have been 47 Bay Glen homes sold.
