This week we had insulation added to our home. We went from 6 inches of insulation, installed when the house was built in 1983, to 20+ inches of insulation with a radiant barrier. This should save us a lot of money over the years. That said, we have a vaulted ceiling so there's still other solutions to find. A lot of our roofline doesn't have attic over it. Be sure your soffit vents stay clear. Looks like we're inside a Jiff-pop. BEFORE with 6 inches of old insulation and no barrierWe went with the film because it offers 99% radiant barrier. Today my staff and I saw a presentation by Peter J. Braster, Sr. TOD Manager for the City of Carrollton. The city has a great master plan for the three DART stations that are set to open in December of this year. Peter walked us through the development around Downtown Carrollton which is already underway. There is a new parking lot being installed which will be green in that cars will park on "grasscrete" and the paving bricks used in the lot can be reused later when the permanent parking structure is built in a few years. Then this lot will be converted back for use as a building. Here's a sample of what it looks like. For the past 3 years I have had the pleasure of working on the Property Standards Board for the City of Carrollton. Where a board like Planning & Zoning deals with what to build in what location, Property Standards deals with dilapidated and unsafe buildings. Before the city staff can take action against a property they need to get the citizen's permission. Our board represents the citizens. We decide if the facts of the property merit the city going onto the property, making the repairs or demolishing the structure. I think this board is almost more important than Planning & Zoning. In my neverending education on Short Sale transactions, I have learned that if there is an IRS lien on a property that is pending as a Short Sale, not only must the seller jump through hoops for the lender(s), but IRS demands an obstacle course to be run. I currently have a short sale transaction that is approved and ready for closing and with an IRS lien showing on the title, the lender has offered only 10% to payoff this lien.  As we all know, IRS liens take priority over a 1st lien mortgage, therefore it must be satisfied by the sale. In late August 2009 I started my own brokerage. I planted a flag in the ground and said from this day forth I will work for myself. I rented a humble office in an part of Carrollton that is on the verge or revitalization and all was good. Yet my humble little office lacked on vital necessity. Light! Every year we try to take measures to reduce our electrical load. In six years in our house we have brought our bills down 41%. Last year I invested $65 and purchased an umbrella-style clothesline. Now I know some of you won't want to do this, but we saved about $350 last year not running our 220 electric dryer and also not putting that dryer heat into the house. Plus it did me good to have to get up off the sofa every hour and go outside and hang the laundry. I tend to put things out in the late afternoon or at night so that colors don't fadeWe also had to switch to an all natural laundry soap. I am currently working with a couple who is selling their home as a short sale and there is a sizable IRS lien on the property. We have approval on the deal and have about 30 days to get it closed, subject to the IRS lien accepting about 10% of what is owed.  The homeowner is frustrated because all he ever gets at IRS is a recording and has not been able to talk to anyone.  I decided to little research of my own and learned that this situation is not new to the IRS and they actually have created a form and a process to accelerate the sale or refinance of  a property in this situation.
