Caldwell Texas, about 35 miles away brom Bryan-College Station is known for three things; kolaches, the Czech Heritage Museum and an awesome school district.  This small town has an approximate population of 4000 people and is the county seat of Burleson County.  For the seven months of sales encompassing 1/1/08 through 6/30/08 Caldwell showed 23 sales in the Bryan-College Station MLS.  The lowest sale was listed at 86K.  It was a 3/2 home 1304 square foot older home that was active on the market for 116 days and sold for 84K. The highest sale recorded in our MLS for Caldwell was listed at 495,000.  It was a 5/3.6 home built by Southwest Homes in 2004 that was 3500 square feet.  The homke sat on 20.25 acres and was active on the market for 176 days.  It sold for 455,000. I think one of my favorite things about getting a new listing is taking the pictures of the property. I enjoy REALLY looking at a home or a piece of land, trying to figure out would be the best shots.  Typically, I will take an entire roll of film, or in the age of digital cameras - I'll use up all of the available shots.  Afterwards, I  sort through the pictures, deciding which ones "best" highlight the property.  For me, the ultimate compliment is when my pictures remind my clients of why they love their home or land.  I'll admit, some places are harder to photograph than others.  I've noticed that lots and small tracts of acreage tends to present some of the biggest challenges.  Looking at the MLS and Realtor.com, it appears many agents don't even attempt to photograph these types of...

Caldwell is another small town in our MLS area.  It is known for it's Czechoslavakian roots.  As a matter of fact, the kolache festival is today.  A kolache is a bread with a filling.  The bread is sweet and I, personally, love sausage kolaches.  This town has an estimated population of 3,790.  There are currently 34 active properties in the city of Caldwell.  The most expensive is a five bedroom, 3.5 bath house that is 3,500 square feet.  It was built in 2004, and is situated on 20 acres.This town only had three listings sell last month on our MLS.  Again, our average was around 167 here in Bryan/College Station.  Caldwell has a property that is listed at 172K.  It is a 1990 built 1,565 square foot home on 11.09 acres with a small pond.  For more information about Caldwell, go to City ...
