Farming and Ranch Land in Burleson, Texas If you are looking for a rural setting to put down some roots, try looking in the area just south of Fort Worth, Texas. For excellent farming and ranch land with amazing soils.  The Texas towns of  Burleson, Joshua and Cleburne areas have a rich beautiful strip of sandy loam where the Oak trees grow big and beautiful. This soil is rich and easy to work in. Coastal Bermuda grows thick and tall and makes nutrient rich hay for cattle and horses. This soil in the Burleson area is also easy on your horses' hooves and doesn't pull shoes off like the black clay can when it gets wet and sticky. There are many horse ranches in this area. Most are attracted to the sturdy oak trees and natural creeks and ponds that are native to this area. If you like far...

No matter what kind of shopping you like, whether for a New Home, new clothes or you just need some feed for your critters, Burleson has everything you need. The amazing growth of this area over the years has meant that folks who used to have to drive to Fort Worth, Arlington or Dallas for those specialty stores can now find almost anything in their own hometown. From popular restaurants, department stores and specialty shops to numerous feed stores and farm and building equipment stores, you don't have to go far to get what you need. Many folks, especially womenfolk, don't want to be too far out in the country that they can't run to their favorite department stores or even grocery stores for that matter, but that is not a problem in Burleson. You can have it all! Country living with al...

Welcome to Burleson. A city just south of Fort Worth, Burleson has a wonderful country atmosphere along with many modern facilities. The town was founded in 1881 and named for Dr. Rufus C. Burleson, President of Baylor University in Waco. Burleson was a thriving community in its early days because of abundant water supplies as well as lots of wooded areas and good farming soil. Situated on the edge of the rich black lands, the area is ideal for farming and ranching. Even to this day, many call Burleson and surrounding areas home. This location is an ideal distance to many of DFW's major cities and as Fort Worth is a cattle industry giant, it attracts many to this area. Burleson has had steady growth through the years but maintains it's small-town feel. The city is constantly looking fo...

The city of Burleson released it's Comprehensive Plan on the 25th of Feb.  It contains two parts.  First is a general plan to prepare the city for the growth that is coming to our town.  The second is a plan for the State Highway 174 Corridor.  I'll address that later. It has 20 goals for implementation.  They are: Goal 1: Promote diverse land use options Great idea and it is important that we make the City flow well from one area to the next Goal 2: Promote cultural venues in the City I'd like to see more cultural events in Burleson.  We need to develope venues that will support all aspects of the arts.  Goal 3: Promote parks and open space conservation The plan calls for 30% of land area in the City to be parks or open spaces.  Would that require some right of way acquisition? Goal 4:...

I was working with a client today who is really excited about shopping for a new home in Burleson, TX, and who can blame him?  He has been looking on the Internet, driving around and searching magazines, newspapers etc.    He did lots of research, downloaded apps to his iphone and even bought a book.  I can tell from talking with him the last few weeks that he was nervous about the step he was going to make, and not sure how everything would fall into place for him.  For him there was a piece missing, and I asked him why he is so nervous.  He told me he has spoken to many other Realtors in the area about the houses they had listed and even went to see a few of them.  I also asked him if he had chosen one of them to represent him in the purchase of his home.  For him, just like many peop...

Burleson Homes for Sale Report for September 2009             As September draws to an end, it's a good time to reflect on what unique properties are for sale in Burleson, TX.              There are many homes for sale in Burleson, TX.  At the top end of the spectrum, the beautiful antebellum mansion located not far off Renfro has been  reduced drastically from 4.9 million dollars to an affordable 2.9 million dollars.  For this you get (hold on to your hats)  12,000 square feet, six bedrooms, four and a half bathrooms, for living areas, five fireplaces, 17.5 acres, your own helicopter pad, a three level indoor elevator, a private guest house, an in ground gunite pool and much more.  This home is stunning and right now is used for private group meetings and weddings.  As with all Burleso...

Did you know that Texas has vineyards and its wines rival the finest made anywhere else in world? Well, it's true and we have one of the best vineyards right here in North Texas! Sunset Winery is located in Burleson, TX and it has done very well since it opened just a few short years ago. They have tours and wine tasting daily from noon til 6:oopm, and a Happy Hour every third Friday from 7-10pm.  The Anderson's, who own the winery, love for people to come out and see how the wine is made and just visit for a while. They have a little gift shop where you can find unusual little things like these wine corks. Only in Texas!     On occassion, they have a sit-down dinner which is reservation only. This would be a great way to celebrate a special occassion with friends or family.  Visit thei...

Who is excited about the season starting tomorrow?  I really was never into NASCAR until a few years ago.  I have never been to a race and I am 30 minutes from Texas Motor Speedway.  I think I like the history of the sport more than the races themselves.  It amazes me what it takes for a person to get to that level of racing.  What pressure that is on someone and can they handle it?  I really don't have a favorite driver.  I am always for the underdog.  Last year that was Dale, Jr.  I find myself now hoping that he has a championship year to make up for last year.  Well, I will be working tomorrow but I will record the race and watch the highlights later.

Beginning February 25 you won't be able to get away with running a red light in Burleson, TX.   The City Council approved the use of red light cameras on August 9, 2007 and they will be operational on the 25th of Feb.  The City Council believes that even the word of them being operational will cause the effects to be felt immediately. The fine for running a red light will be $75 and a late fee of  $50 if not paid on time. Police Chief Tom Cowan said there will be a 30 day grace period from the day the cameras become active. So, if you're driving down State Hwy 174 (Wilshire Blvd.) in Burleson be careful! You sure don't want your picture taken for running a red light.   ***************************************************************************Linda ScanlanYour Fort Worth REALTORVintage ...

In 2005, the City of Burleson annexed 653 acres of land to make way for the development of a rail station that will serve Burleson. This will be a mixed use development and will be a great asset to the Johnson County area.National studies have demonstrated that land values near a rail station are about 20-25% higher than similar properties located farther away from the rail station. A 2003 study done in Dallas indicated that residential values increased by 39% when located near a rail station. This is quite an exciting venture for the residents of this great town! The development will feature retail establishments as well as apartment/townhome living. The layout of the acreage focuses on neighborhood centers, connected by sidewalks, paths and public trails in the parks, open spaces and cr...

Buyers should get motivated to buy at this time.  It is a great time to purchase your first home or your last.  If you have been approved for a FHA loan with down payment assistance the program concludes at the end of February and the stucture of getting approved and what you will get approved for will change at that time as well.  There are wonderful homes on the market right now and most of them are priced right.  You can feel comfortable knowing that you made an excellent choice in buying.

How do you reward your child after they keep succeeding?  They get straight A's AGAIN, they place in U.I.L., they haven't missed one day of school this year, and so on and so on.  I am looking for a very original idea.  I get tired of everything being centered around money and what are you going to buy me mentality.I want to make my daughter understand how proud I am of her without it being so simple as buying another game.  I want it to be a memory.  Something she will always remember.  She is still young enough to truly appreciate whatever I do, without thinking mom is a dork.  I am welcoming all ideas.

Do you ever feel like there isn't enough time in the day to do everything?  Do you feel as if you are always neglecting something or someone?  It is hard for women to be all to everyone that is important to them.  It is going to happen...your husband is going to be upset because you were on the phone...AGAIN with a client or co-worker.  Your children are going to be disappointed because you...AGAIN missed another school function.  Then there is that friend that is upset because you cannot talk to them right now because you are trying to make things better with your husband and children.I am sure there are those folks who just love to talk on the phone.  I don't LOVE to talk on the phone, but I realize it is the main artery in my business.  I must admit though, at times, I want to throw ...

According to information that I got from AOL...they are reporting that the Dallas area is No. 4.  Can you believe it?  I have been saying all along that our market isn't declining and it doesn't look like it will for the next year.  Be optimistic and don't use the markets in the east and the west as excuses to why homes aren't selling.  They are not selling because they are not priced right.  With all the foreclosures, home prices have declined.  Sellers need to realize this.  Some people who were given loans, shouldn't have been.  Mortgage companies put these individuals in the situation of foreclosure.  They knew what they were doing with ARM loans.

I can't believe how many buyer calls I got today.  Not just that, but buyers wanted to go and look at homes.  I know the market is different in other areas, but we are booming here in Texas.  Sellers, if you have not put your home on the market because you are waiting for spring or what have you, you seriously need to reconsider.  Now, don't be fooled about what I said...home prices have dropped a bit, but people are still buying here.  We are at an advantage because businesses are growing so much.  We have new businesses coming every day.  Not just mom and pop businesses, but chain stores and along with that comes employment opportunities. Please let me know how it is going in your area and what you are doing to get business.  Are you having to market more and think outside the box?
