Falconhead West is a community of approximately 460 houses in the City of Bee Cave, 20 minutes West of Austin. Falconhead West is also part of the Exemplary Lake Travis ISD, which is why it's a very popular neighborhood for people who want low taxes in addition to great school. The builders have been out of Falconhead West for just about a year now. Since then, as with many newer commnuities, the resale starts to take off as people chase the next new community. Below are two charts. The first one is for January 1 - September 9, 2013 and the second one is Year to Date for 2014, which is Jan 1- Sept 9. The Austin market went a little "funny" on us this Summer. Traditionally, Summer is a very busy time of year as people relocate to new places and they want to get settled in before the next school year starts. However, this Summer wasn't what we're used to. Things slowed a little. It didn't slow to a crawl or anything, but houses in many areas did sit on the market a little longer than they were earlier in the year and things just calmed down a bit. Lake Travis home sales continue to remain strong here in central Texas. Lake Travis homes for sale are in 4 different zip codes. Those four are 78669 which is mostly Spicewood and Briarcliff, 78738 which is made up of Rocky Creek, Belvedere, Bee Cave, Spillman Ranch, Falconhead, and part of Lakeway and The Hills of Lakeway. Then 78734 zip code is made up of Apache Shores, Hudson Bend, and parts of Lakeway. I was speechless when I received a call last Thursday afternoon asking me if I was available to come to the Bee Cave Elementary School's assembly the next morning, bright and early at 8am. The principal personally called me to tell me I was chosen as the Volunteer of the Month. Me? Volunteer of the Month? I was thinking how that was strange since I didn't get to visit my daughter's classroom very much this past month because my schedule was so busy. Lake Pointe is a very popular neighborhood within the Exemplary rated Lake Travis School District. It sits just outside Bee Cave, which is 20 minutes West of Downtown Austin TX. Lake Pointe real estate is a highly sought after investment. Because there is a community pool, community park, community basketball courts, and a community Elementary School onsite, it's a very family oriented community. Bee Cave TX is a growing city just West of Texas. We enjoy the Hill Country feels with dark skies at night and lots of trees left around buildings so it's not just concrete. There was an area of Bee Cave that was just nothing. It's a field with a pond and lots of trees. Someone had a great idea to build a park there.  Earlier this year, the Bee Cave Sculpture Park opened. It's nothing big and fancy, but it has trails, picnic tables, and many local sculptures. The idea is to trade some out throughout the year so you come back many times and don't always see the same things. The Luxury Home Market around Lake Travis real estate remains very strong and still moving in the Lakeway, Spicewood, and Bee Cave home sales. There are three zip codes that are on the south side of Lake Travis, 78669 which is the Spicewood area, 78738 for most of Bee Cave, and the 78734 for Lakeway and Apache Shores and Hudson Bend. There are 306 Homes in the Luxury Home price range up to 12.5 Million that are active. Additional 49 that are under contract with buyers, and 25 that have sold and closed since November 1. Falconhead West is just about complete, finally!  The only things left to build are the houses where the construction trailers were located. Falconhead West is a neighborhood in Bee Cave TX, just West of Austin, in the Texas Hill Country, and made up of just under 300 houses. Falconhead West's main entrance is at Highway 71, however many home owners enter through the Falconhead community off 620 and drive past the Falconhead Golf Course. In the past, sales were always hard to analyze because of all the new construction homes competing with the regular resale homes. Not anymore!!
