If you want to enjoy loft living, why would you settle for an imitation? The Brazos Lofts are the only true loft warehouse conversion in Austin, so if you've been looking for a community that offers you true loft living, this is it. The building was originally converted from several buildings along 5th St in 1998, and with only 39 units, it's no wonder that the Brazos Lofts is considered one of the most coveted addresses in the city. Neighbors enjoy large units that offer plenty of space while the small number of units fosters a feeling of true community spirit and exclusivity.  The Sutton Company converted several 1920s buildings to create Brazos Lofts. The buildings were originally used by companies like the Yellow Cab Company, but today the Brazos Lofts are tenanted by families and ...

What is now known as the Brentwood neighborhood in Austin, Texas, was once just a pretty cotton farm. Then, in the late 1940s, the City of Austin annexed the farm, which was north of then city limits. The farm was next to Brentwood Elementary and the city used the land to establish the Brentwood neighborhood park and to open the school by 1951. Today, few would know Brentwood’s rural past without reading up about it, because today the neighborhood is thoroughly modern. In fact, Brentwood has become one of the most bustling and hip neighborhoods in Austin.  Today, Brentwood residents tend to be university professors or students (the university is only a very short commute away) or professionals. Nearby high-tech companies ensure that many engineers, high-tech workers and even politicians...

The weather in Austin this spring has been somewhat unusual.  We've gone from a 3 year drought to a plethora of water in just a few days.  I think we're up between 8-12 inches over normal, which is GREAT!  Our lakes are full again, everything is lush and green.  My water bill is almost non-existant which makes me awfully darned happy.  We live in Cherrywood in east Austin on a lot of about .25 acres.  It's pretty unusual to find lots of this size in central Austin.  Most "city lots" are about 50'x100'.  As you can imagine it takes a lot of water to keep a quarter acre of St. Augustine grass green in the TX heat.  I'll do another blog someday about why that's a horrible choice for grass for our region.  We get a lot of buyers in from places far away from central TX and often they want to...

Ever since the Hyatt hotel was built on the south shore of Town Lake, neighborhood groups have mobilized to limit development south of the lake. This week, in a marathon planning commission that lasted until 2:30AM, the commission recommended that the city counsel deny variances for two high profile "South Lake" projects. The first project is a gargantuan condo and apartment development proposed by Cypress Real Estate Advisors on 50-acres along East Riverside Drive. In the meeting, the commission recommended that the project be limited to 1,800 units --- 30% fewer units than were requested by the developer. While they were at it, they also recommended that the developers shift the proposed development mix from 96% residential to 80% residential. They also denied a request for an impervi...

Over the last year, a city-sponsored Affordable Housing Incentives Task Force has been discussing ways to encourage the development of afordable housing units as part of large scale development projects. The city wants more affordable downtown units, but State law doesn't allow the city to place affordability requirements on new developments. The purpose of the task force is to create incentives that make it attractive for developers to include these units.Recently, the Task Force delivered its recommendations to the Austin City Council, Planning Commission and the Community Development Commission. After seven months of work and twenty meetings, the task force reached consensus on incentive policies to encourage developers to provide affordable housing.Like most policies, there is a car...

Not everybody is thrilled with the rate of development downtown. However, most Austinites would agree that the downtown post office at 6th & Guadalupe is one of the worst developed sites in the city. They took a prime downtown lot and built a small ugly 2-story post office that takes up less than 30% of the block. They surround it with a parking lot and a couple of mailboxes. Last year, Mayor Wynn went to DC to lobby for redevelopment of the site. The fed agreed, proposals were submitted, and Novare Group Holdings of Atlanta---the firm behind the 360 project--was selected. Today, more details were announced:Novare plans to build an incredible 900 condo units in two towers. The first tower would contain 400 units in a 35-story tower that would open in 2009 on an adjacent block at fifth a...

Frankly I felt the turnout to be disappointing, but part of that I'm sure is that it's the first one.Austin consistently tries to be a leader & innovator of green, but I felt that the advertising was subpar for this event. Anyway here is what the Austin Business Journal Reports:Roughly 400 attendants were on hand for the inaugural Clean Energy Venture Summit in Austin earlier this month that brought together experts and innovators from across the country to discuss Texas' future place in the renewable energy sector. Topics at the conference that ran from May 14-16 included the utility of the future, green buildings, clean transportation and the smart grid. Speaker James Woolsey, former director of the CIA, discussed clean transportation solutions such as plug-in hybrid electric vehicles...

Austin's been hopping, but it's only inevitable that the recent recession in the rest of the country is beginning to affect Central TX. Although there is still a ton of growth and new jobs coming in, there are signs of at least some Austinites needing to find new jobs:  Survey: Manufacturing in Texas to level offThis doesn't IMMEDIATELY signify a loss of jobs, but it's a warning sign. Leveling is fine, declining...bad. DELL cutting 10% of Staff WorldwideBeing that DELL is one of the largest employers in the area, there are probably going to be some cuts locally. Also, it's very evident that DELL is shifting a lot of it's focus to the lighter tax & standard of living areas of its operations in Tennessee. Freescale cutting jobs, spendingFreescale is also one of the larger employers in the...

Austin's Arboretum has nothing to do with TREES, well at least that's not what it's known for in Austin. The Arboretum is a hot shopping and dining area in North Austin. Prior to the opening of places such as THE DOMAIN,  this was the trendy place to shop.Anything that goes on near the Arboretum catches Austinites attention and this one should be a big one...a new retirement center that will feature 172 rental units for independent seniors. The developers target market is seniors who want to give up the headaches of owning their home but don't want to move to another city. This Center will include amenities like a fitness center, full dining services, indoor pool, movie theater, library and secured access. You can read more in the Austin Business Journal.
