Awh man!!  I submitted the offer and they are already had 2 other investors submit the same offer.  I am going to stop by and see if I can see what they may accept. Also, looking for "Good" contractors.  I have realized also that I need to put together a good team.  I can do a few things with the home however, I don't want to another job, just another source of income. So just keeping my eyes open, looking for more deals. Anyway, I would love to hear from other flippers.  Any good stories? David

Amarillo real estate market is moving.  Lots of seller and buyers and in the first quarter we are 8% ahead of the first quarter of 2007.  We have less homes on the market then the same quarter in 2007.  Good time to list your home with me.

Ive been contemplating blogging. The unknown is always scary. Seems I do that with lots of things. So here I sit in a class learning how to do this. What did I learn? I learned that I have to get past the fear. I read alot of stuff on blogging and now I sit in a class and guess what? Its like Nike says, "Just do it."

Charlie bit my finger! Have you ever purchased a new home directly from a builder without the assistance of your own realtor representation? Is it the same as putting your finger in a babies mouth and expecting him not to bite? What experiences have you had? What is the importance of having your own realtor?

Flipping, Everyone has seen the shows and wants to try it but, they do not know how to get started.  I have been doing real estate for several years now and didn't know how to do it.  I wanted to get into flipping, I didn't know where to start.  It can be imtimidating.  Once you have found a property, is it a deal?  How do I buy it if it is not for sale?  What is flipping?  First, most people think that flipping is buying a home and fixing it up and then putting up for sale.  That is actually fix and repair investing.  Flipping is buying a property and selling for someone else without acutally working on the property.  This could be to another investor who wants to do the work or someone who just wants to live in the property and do the work themselves.   I found that investors are a qu...

I feel like a fainting sheep! Watch the video: I signed up for the Keller Williams Realty two day seminar on improving my Website and blogging. When I arrived, I couldn't even get my three month old computer to let me sign on to Internet Explorer, much less get into the back office to do html, rss, cut and paste. About now I can hear my wife complaining about how I always have so much trouble with computers! Why don't you ask her how many programs she has loaded on her computer! According to RealEstateTomatoe.com the top seven tips to blogging are: 1. Create Headlines that attract attention! 2. Use pictures 3. Use short paragraphs and keep it short and simple 4. BOLD your homerun phrase so it will stand out 5. Lists are great! Who doesn't know about David Letterman's top ten lists? 6. L...

I talked to a FSBO (for sale by owner) the other day and he was so frustrated. He had an open house and people came thru and criticized everything. They asked if the carpet was original, who choose THAT wallpaper, etc. It really hurt his feelings and made him mad. I explained that was one reason to use a real estate agent, we can stay impersonal. We didn't raise our kids there, and have no emotions toward the property so we can see the property for what it is and judge it's value accordingly.

In the Summer of 2005, Mark Dotzour, Chief Economist at the Texas A&M Real Estate Center, gave a presentation to our local board based on his research, What Factors Determine the Volume of Home Sales in Texas.  The factors that determined Home sales volume in a local economy basically boiled down to Employment or Unemployment rate (when people are employed and don't feel threatened that they may lose their job, they are more likely to buy a home), Mortgage Interest Rates (more people qualify), and Home Appreciation (creates more capital for current home owners to move up).  Based on these factors, Dr. Dotzour described our local real estate economy as "The Perfect Storm".  At the time of the presentation, Amarillo had one of the lowest unemployment rates in the country, mortgage interes...

What do you want to know? This is my first entry so I would like feedback as to what you would like to know about. How about a great read?I just finished the book "The Travelers Gift" by Andy Andrews. It is fiction but it has some great truths. The Seven Decisions for Success is really what the book is about. If you would like me to send you each of the decisions, email me at Tom@ThomasKile.com.Are you a fan of Jud Wilhite? As a prolific author and senior pastor of Central Christian Church in Henderson, NV, he and Mike Foster have come out with "DEADLY VIPER Character Assassins. The story line is based on the old Kung fu shows and exposes the seven assassins that want to destroy your character. Let me know if you would like to have some of the bullet points. COLLEGE STATION (Real Estate Center) –The state’s seasonally adjusted unemployment rate fell from 5 percent in May 2006 to 4.1 percent in May 2007. Higher oil prices continue to drive the creation of jobs in Texas’ oil and natural gas extraction industry, particularly in the petroplexes of Odessa and Midland. The state’s mining industry, which consists mainly of oil and gas extraction, ranked first in job creation, followed by professional and business services, construction, and the leisure and hospitality industry. Midland had the lowest unemployment rate, followed by Amarillo, Odessa and College Station.
