We've been following this project ever since the sign went up on the 32 acres in west Allen. We noted that Ashton Woods launched the project website over the weekend. The sold volume of homes in January 2010 was $16.1 million. This dropped to $13.0 million in January 2011. Homes in Allen priced in the $100,000-$150,000 range were on the market for longer in January 2011 before selling compared to the previous year, an increase from 79 days to 111 days. Homes priced from $500,000-$750,000 were also on the market longer in 2011 with 149 days listed before selling compared to 103 in January 2010. As a percentage of list price, homes in most Allen price ranges sold for a lower portion of their list price in January 2011 compared to January 2010. However, homes priced from $150,000-$200,000 and $300,000-$500,000 were able to sell for a greater percentage of their list price in January 2011 compared to January 2010. This week the Dallas/Fort Worth area has been blistered by super cold weather, and by cold weather I mean temperatures in to the low teen's and high single digit temperatures.  The last time Dallas has seen weather like this according to one of the local TV meterologist was about 15 years ago.  The forecast earlier in the week was showing us that today, Friday, would be the day we warm and begin to thaw out BUT instead of thawing out today we received up to 6 inches of snow last night.  I snapped a picture of the snow on my deck and other than last year when we received up to 12 inches of snow we really aren't use to seeing this much snow nor are we used to a week long ice storm! If you are looking to purchase a new home in the near future then you may notice that the homes are getting a bit smaller.  According to research done by the National Association of Builders most home builders will build smaller and lower priced homes in 2011. 2010 was good to Allen Texas real estate.  Although the there were 58 less homes sold in 2010 compared to 2009 the average sales price was up $10,000 to $245,000 in 2010 compared to $235,000 in 2009. The other promising sign from 2010 numbers is the days on market decreased 11 days!  In 2009 it took an average of 87 days to sell a home and in 2010 it took just 76 days!  The first time home buyer tax credit I am sure helped with the 2010 improvement, but we have to give credit to what Allen is doing to attract not only people wanting to buy there but also attracting companies and stores to open up shop.  With all new shopping in Allen from the Allen Outlet Mall to The Village Shopping Center and Watters Creek that has apartments, retail, and restaurants galore!  If you are wanting to buy...

Living in the 'burbs of Dallas just keeps getting better! Growing up in Carrollton, TX I remember having to drive to downtown Dallas or Arlington, TX for major entertainment. After I married and started a family in McKinney, TX (northeast of Carrollton) I was absolutely fine knowing that my commute to things like the concerts & pro sports games at the American Airlines Center, Six Flags in Arlington or the new "Jerry World" (aka Cowboys Stadium) would require me to drive 30-45 minutes or more. After all, that's the trade off you make when you choose the suburbs over the city, right? Well, I couldn't be more wrong! Foreclosure filings in North Texas jumped 19% for the February auctions according to Foreclosure Listing Service in Addison Texas. 64,000 homes were posted for foreclosure in 2010 which is up from 2009 and it makes me wonder why we aren't hearing about how the Home Affordable Modification Program also known as HAMP has helped decrease the number of foreclosure postings.  According to the Making Home Affordable website (www.MakingHomeAffordable.gov) the program is suppose to be on track to help 3 to 4 millions distressed homeowner's by 2012. Through the end of October there have been less than 520,000 loan modifications made through HAMP, so unless there is a huge increase in modification approvals in 2011 and through the end of 2012 then it looks like the program will fall short of help...
