       Spring Hill real estate - It all started with request to rezone 20 acres in Wades Grove. The developer and builder of most homes in the neighborhood had every right to ask for this change. The property had been set aside for a city recreation center. Unfortunately, the county decided to build the center in another location. A large portion of the 20 acres in question is in a flood zone, so building homes is not the most efficient use of the land. The developers proposal for to put up 50 townhouses. In a community planned for 750 homes, it doesn't seem like  would be a problem. Part of this proposal would be a large swimming pool , tennis courts, and additional parking. Spring Hill's Longview recreation center has just opened its doors.  It is available to all Spring Hill residents at the discounted rate no matter which county you live in.  Once a member you can use all Rec centers in Williamson County for no extra charge.  The place is huge and has everything you can imagine.  Its like a YMCA on steroids!  It is located in Wakefield Subdivision beside Longview Elementry School.  This is off of Duplex Road HWY 247 just east of Main Street HWY 31.  Family memberships are only $225 a year total for everyone!!  Hope to see you there! Home inspectors in the State of Tennessee do no have to be licensed for pest control like some other licensed states. However; when inspecting a property, I do keep an eye out for these little critters that can literally eat you out of house and home. While inspecting the crawl space in a property in the Spring Hill area of southern Williamson County, I came across several mud tubes indicating active WDO (Wood Destroying Organisms). There was plenty of construction debris left in the crawl space to act as a smorgasbord of bait for these hungry guys.   I am not a codes inspector, but home inspectors must know some of more important local building codes to be good at what they do. Home inspectors have to know and look at more than the house they are evaluating. A classic example of this is happened yesterday while I was inspecting a property in Spring Hill, TN in southern Williamson County. Driving into the subdivision, I noticed that all the houses had new roofs except the “AS IS” property that “Really Was”. Surprisingly, this was something that neither the real estate agent nor the buyers noticed when they put a contract on the property.        Last year, houses in several subdivisions in the Spring Hill area were heavily damaged by hail, and many areas of the town were deemed a Federal disaster area. Nashville real estate - Spring Hill TN, Homes sale in Golf View estates seem to be picking up early this year. So far 11 homes have sold at an average price of $178,163. The most inexpensive home sold this year was $147,500, and it was a resale home in a distressed state. The most expensive home was $212,900, and it was a 2418 square ft new construction home built by Terry Moore. Currently 2 properties are under contract with 16 others available for purchase.  At the current rate of sales, all current inventory should be depleted in 3 months. Longview recreation center will be open for business on April 14th, 2008. The city planners are looking to improve the quality of life by expanding the recreational opportunities in Spring Hill. THe location of the center is at the end of Commonwealth drive, currently the entrance of Wakefield off of Duplex road. Follow commonwealth to the end of the road. THe rec center is beside Longview elementary school. Other projects on the planning board is a New YMCA on port royal near Marvin Wright elementary. Things are changing in the Wades Grove community of Spring Hill. I had a call today from someone I had never met, and they wanted to know if the builder I represented built a quality home. I'm sure that everyone who's represented new homes has had this question. And I'm also sure that everyone says yes. But them I had some more interesting and detailed questions. 1. What kind of support piers does the builder use? They use concrete blocks filled with concrete. doesn't everyone?  According to the potential buyer, one of our competitors uses wood piers. Now I understand why the one of the pest control vendors was concerned about homes in the area. He told me that some of the homes he had inspected in the area had wood supports touching the ground. Nashville Real Estate  - I received a call today inquiring about one of my listings posted on my website. After the the typical chitchat about carpet, bedrooms, closets, and lots, she asked me about the price. At that point she had my curiousity, because all of this information is on my website. So I asked her if the price was missing on the website. She said "I was hoping the price was wrong". I asked her why she thought that the price would be wrong. Her comment "I've heard that builders are in trouble, and I hoped the price would be much lower". My next question, Where do you live now? Her answer was Florida. THe Saturn plant in SPring Hill Tn has been shut down for the past year with all but 1200 employees being out of work. The plant reopened this week to start production of a new GM Car. The first non-Saturn to be built at this plant. The Chevrolet Traverse crossover utility vehicle will be available for sale in the fall of 2008.

Wades Grove is an all brick community in Spring Hill, just south of Franklin. The average home in Wades Grove is 2600 square ft and cost $277,000. Sales for December were slow, and only one  home was closed during the month. Currently, 1 home is pending;  and 19 homes are actively listed with 18 being new and the other 1 being a resale.  The average price of listed homes dropped dramatically due to the introduction of a lower priced line of homes into the neighborhood. The smallest home available in Wades Grove is now 1428 sq ft, and costs $203,900. I've had several past clients, and people referred to me ask my opinion about how much they should expect to get for their Spring Hill real estate.
