Spring Hill Tn - with only one vote opposing, the mayor and board of aldermen approved the use of 6000 square ft lots for residential homes in Spring Hill. The previous minimum for residential homes was 8000 square ft.  The intention is to allow builders to build more affordable homes. As a realtor who is concerned about property values in Spring Hill, I think this is the opposite direction from where the city should be headed. If you add a few apartment complexes to the city, it will begin to have the same look and feel as Antioch did 10 years ago. What the mayor calls affordable housing is just another word for cheap. I don't believe that anyone who bought a home in Spring Hill in the last 5 years would have moved here if they had know what the polical powers in charge were planing to...

What Will Happen to Spring Hill Home Values GM announced that Orion, Michigan and not Spring Hill, Tennessee will be the recipient of General Motor's small car production.  What does this mean for the Spring Hill community and more specifically home sales when operations shut down the end of this year?   To get an idea on the possible impact it is important to examine the growth of Spring Hill as it paralleled the size of the Saturn, then GM workforce at the Spring Hill facility.  In the mid to late 1990's (where the chart below begins) the Saturn Facility employed close to 8,000 people in Spring Hill.  1996 was a record year for GM and Saturn having been the first US automaker that was profitable in the small car line for the first time in 30 years.   Yet as we look at the chart below ...

Having grown up in the deep south, it was not unusual to see fire ants. Regrettably these pests were accidentally introduced into the United States in 1929, when a cargo ship that had used soil as ballast arrived in Mobile, Alabama from South America. Ever since then, they have been slowly migrating northward and today their habitat now includes over 300 million acres in the USA. They have been spotted as far west as CA and as far north as Kansas and MD. Golf View Estates - Real Estate Sales in Golf View Estates are starting to get a little more active, and now most of the news homes are sold, or under contract. Resale homes are starting to become more active, the ability to borrow money at 5 percent  has really helped the bottom end of the market. Spring Hill tn - The real estate market for the Williamson county side of Spring Hill tn is still a little slow, but based on pending sales being higher closings during the month, I would expect may to be much better. Real Estate in Spring Hill is still considerably les expensive that Franklin, and you still get the great schools and comunity. Traffic is a problem, but TDOT is already working on the plan to improve access to Spring Hill. Nashville real estate - I was writing an offer for a client at a home in Spring Hill yesterday when I heard her someone say "why didn't we see these homes before we bought ours".  It was a relative of my client who had bought a home in Spring Hill several months back, and she was gving her husband a tough time. It seems that they had decided to not bother with getting the help of a real estate agent who knows the area, Instead, they decided to look around themselves, and ended up buying a home from an on-site agent. Spring Hill tn real estate - The Community of Spring hill, as well as is close neighbors Thompsons Station and Columbia have seen their growth slow significantly in last few years because commuters can't tolerate the traffic. I-65 is 4 lanes wide until you get to hwy 96 at Franklin, then it narrows to 2 lanes for the next 6 miles until you get to I-840. 66,000 people make a daily commute through these 2 lanes, and it's a slow process, and very frustrating. Spring Hill real estate = According to the codes department on Spring Hill, starting in 2011, all new single family homes will require a sprinkler system. THe fact of the matter is that the additional cost will be passed on to the consumer, and as usual will reflect in a higher cost of home purchases in Spring Hill. The codes people are saying that it will save lives, but some are saying it's unnecessary. I will keep my opinion to myself, but i do think that home fires in new homes seems to be rare. I see more damage from water pipes leaking than fires, I believe that smoke alarms save lives. Spring Hill Tennessee - Are your tax dollars being spent to campaign for political parties that you will vote against? Here in Spring Hill, I've been seeing a lot of signs that were created by the IAFF to support their chosen political party. I understand that being a union, they have ther reasons for wanting certain people in office,. Unfortunately, the firefighters for for the citizens on Spring Hill, and nothing in their mission statement says that they will be helping to elect city officials. Needless to say, If I get a call, or a knock on the door to contribute to the firefighter fund, I will be more than happy to expain to them that I think they are wasting my tax dollars already. Spring Hill - It doesn't happen very often in Tennessee, and when we do get a little now, the city is usually shut down. But this time the snow storm was on March 1st, and it was a Sunday. Thankfully the traffic was light, and my trip to the airport at 08:00 a.m. was just a little slower than usual, not really dangerous. THis is not normal Tennessee weather, especially in March.

Spring Hill real estate - I was planning an open house today in Wades Grove, but mother nature is still trying to show all of us how foolish Al Gore is about global warming. As I awoke this morning to 4 inches of snow and 29 degree weather on March 1st, I have to decide. Do I have the open house or not. Normally in Tennessee, we have warm weather by now, and I can never remember 4 inches of snow in March. It's here now, and the children love it. I think I'll go to Franklin and hold an open house where they only had 1 inch of snow. It should all be melted by 02:00. Nashville real estate - Selling homes for Lighthouse Builders allows me to observe things that most realtors never see. The foundation of a home seems to be taken for granted by msot people, but if it's not done correctly, the rest of the home will have problems forever. I managed to be on-site in Golf View Estates when Lighthouse Builders started the construction of lot 232 on Warner ct. The plans call for a 2000 square ft home with all bedrooms down and a bonus room above the courtyard entry garage. The measurements are all done with lasers to insure that accuracy is precise.
