Did you know VA has NO Seasoning Requirements after a Short Sale? That's correct! Just closed one this past week where the Veteran had to Short Sale his home after his company was bought out and relocated him to the Nashville Area. It's not the VA that has the seasoning - it's the Investors that place their OverLay's. Well we don't have those OverLay's and I went head to head with our Corp. Underwriter and WON! Gosh don't you know she hated that one........ A LO who proved her wrong. Yes, there are some good Underwriters out there - we just so happen to have some of our very own but because of the situation - this one got sent to Corp. I'm VERY HAPPY to say they have now moved their family of 4 teenagers from an Apartment to a 3500 sq foot home.    :-)

The bank foreclosures and short sales are now hard to find instead of dominating the market. Nolensville Homes Market Report February 2012 - February is usually one of the slowest months of the year for real estate sales, and this year may turn out to be more of the same, but if it is, the rest of the year will be really busy. 17 Nolensville homes sold in February this year, compared to 11 last year, an increase of 55%. Nolensville TN Real Estate Market Trends for 2012 Nolensville is following the same trend as other Williamson County towns, with sales up each month compared to the same month of the Prior year. Prices keep moving up compared to the lows of 2010. Nolensville Recently Sold Homes It is very clear to see how the number of transactions went up each month since March of 2011. Nolensville Recently Sold Homes This chart is showing a dip, but it doesn't reflect the final numbers for March 2012. Sales jumped from 7 in 2011 to 12 in 2012 up 42% in January. In February we saw them go from 11 to 17, up 35%. There are currently 78 homes pending. Of those, 69 are New Construction.

Williamson County Schools Plans Building New Nolensville High SchoolThe Williamson County School Board is currently looking to buy land for a new high school they plan to build in the Nolensville area. This is just one of the items included on the five-year capital out-lay plan. The Williamson County school board will seek final approval for this capital out-lay plan at their November meeting.  If approved, school officials will be looking to purchase approximately 100 acres in Nolensville.
