Nashville, TN Real Estate News

Doesn’t it feel great to be served well? I think I’m accurate saying that all people appreciate when they feel “cared for”! In truth, we crave this. We thrive on human to human interaction. Seth Godin offers a great example in his blog post this morning. The $50,000 an hour gate agent I had an awesome experience having breakfast at First Watch (Green Hills) yesterday. The Server was personable and definitely cared. The food had obviously been prepared with care. I noticed other servers caring for each other. Clearly, serving the diners was a team effort. Counters are barriers that often create “bunkers” for the Servers/Sales Representatives. How can we perpetuate fewer bunkers and more care in our work? Let’s all resolve to hide less and engage more. We hide in so many ways – Text messa...

Creativity and Spirit don’t know time. Just because it’s “scheduled” doesn’t mean it’ll magically manifest exactly at the appointed time. This is a hard pill swallow in this high tech “gimme NOW” environment in which we are swimming. Whenever it starts will be the right time. If you’re impatient and decided to rush things . . . or badger the source, odds are decent your yield will less than satisfying. I know! We’re ALL busy people, and we hate to wait (hurts my engine to go so slow) . . . So find something useful to do to occupy the time between now and when Creativity and Spirit choose to show up. Have faith that they WILL show up. Last week, I had to learn this lesson AGAIN! My calendar has a standing 2 hour appointment every working day with my computer to write (Blog, Website conte...

I host MANY events large and small. Some might consider me to be a “serial inviter”. An idea pops into my head, or I notice an emerging issue or opportunity, or I see potential in gathering together a specific group of people, or I get the feeling that: If these people who don’t yet know each other personally were to meet in a safe space to explore a topic of common interest, some great things might happen. So . . . I name the topic and issue open invitations to anyone and everyone whom I think might have enough passion for this idea to show up at a prescribed day/time in an appropriate location. I then wait for it . . . Will they come? If they do RSVP, how many of them will actually show up? Oh! There are so many things about which I could worry in this period between invitation and co...

Engaging with real people is the ticket to homing more families For years, I have been coaching the “Vital Few” agents of Pareto Realty to build a niche business with 80% of “marketing” by leveraging relationships. Every day is about connecting with real people OFFLINE!These are your “SOI – Sphere of Influence” contacts . . . The people you know, like, and trust who know, like, and trust YOU. A healthy business thrives when there’s a steady flow of new relationships. When we have a mindset of building relationships instead of “selling houses”, we tend to be more successful with “homing” more people who become lifelong friends and advocates. Most of us REALTORS work too hard doing the wrong things . . . We make things more complicated than necessary when what we know really fuels success i...

You might want what you need . . . or need what you want. Sometimes, what you need isn’t what you want. Similarly, what you want isn’t what you need. How do we reconcile this? Today, I was cleaning up my Google Drive, and I stumbled across this quote that I needed to hear today. Interestingly, I wasn’t cleaning the drive because I wanted to find this . . . I was actually looking for something else that I thought I needed now. I was wrong . . . Turns out I really had no clue what I needed now . . . and I received it anyway. Here it is: “If you’ve been wishing for love, you may suddenly find yourself in the company of a smart new friend. If you’ve been hoping for (and working toward) major progress at work, a new love could pop up from out of nowhere. If you want to grapple with a big fam...

Happy Birthday America! July 4 – Independence Day is on a Thursday this year. Many families will be on vacation for the whole week. This is the first “in season” week for most of the vacation destinations North of the Mason-Dixon line. All schools and Universities are on Summer Break. Here in Tennessee, the weather is HOT and STEAMY, so people are seeking cooler climes or migrating to lake, river, or ocean retreats from the grind. Others are taking a “Long weekend” opting to leave Wednesday and return to work on Monday. For those of us not travelling this week, we are enjoying the relative peace. The absence of all of the vacationers provides a much welcomed decrease in over-all activity. It’s not that we don’t like y’all being around . . . It’s just that we can get SO much more done wh...

If you’ve ever been to a Disney Theme Park, . . .you might know that that every employee is a “Cast Member” with a very specific role. Everything is choreographed to the nth degree. This is just one of the many characteristics that helps create the “magic” that all guests experience. (If you’re interested in knowing 20 more magic makers, Click HERE!). There’s no tolerance whatsoever to any deviation from even the smallest detail. Cast members don’t get to have a bad day. When they step into the “show”, their identity becomes that of their character. This level of consistency is a proven winner. The most successful organizations and the star performers “get” this at a very high level, and they are unflappable/indefatigable in their resolve to stick with what they know works. What can we ...

Early this week, I got a text from my daughter asking if I was free for lunch. I seldom (if ever) decline an invitation to dine with Allison because – well – She’s my daughter and I love hanging out with her, so I moved a meeting and we met at Panera (her favorite place) at 12:45. We both pulled into the parking lot at exactly the same time and walked in together. The lunch rush was waning and virtually every table in the place was “soiled”, Trash cans were over-flowing, and there were many dishes that needed to find their way to the dish washer. Having managed many restaurants in one of my former careers, I was not alarmed. Dining rooms get trashed during the rush as most employees are focused on the most important things – Taking orders and preparing consistently good meals for a larg...

“Perfectionism is a form of self abuse.” The above is a quote from the NINJA Selling weekly email. As often happens . . . synchronicity . . . This message is timely and relevant. The theme for this week seems to be all about ways people in the their own way of seeking success. The NINJA message went on to mention the importance of focus on improvement over time . . . not perfection . . . because . . . odds are not in your favor that you will achieve perfection, so that expectation will indubitably result in “Failure” – That is – abandonment of the mission due to frustration with yourself. The trap is one of FEAR! This is deep seeded fear of “shipping” a flawed product resulting in embarrassment in the event your “critics” identify a flaw and pass judgement on you. The older I get, the m...

Now that you’ve taken care of everyone else . . . What have you done for yourself recently? Last week, I treated myself to a week on Cape Cod with my Family. I arrived Friday Evening, and this is the first photo I snapped from our waterfront deck. I intentionally insulated this experience by completely unplugging from all technological communication other than taking photos. On the first day, this was not easy. I found myself thinking dangerous thoughts about all of the mayhem that would likely ensue as a result of my absence from the biz. Upon waking Tuesday morning, I resisted the HUGE sense of “responsibility” I felt and suppressed my urge to check in with the business world. How could I be so irresponsible as vacate my post as CEO and Principal Broker of a thriving Real Estate firm?...

A fool and his money are soon parted! “The simple but hard to follow rule is this: Only borrow money to buy things that go up in value.” Seth Godin NAILS it with this post – The tyranny of small debts, compounded We seem to be in a world in which “making money” trumps morals and values. The desire for more money (and things) clouds judgement, and many folks end up in deep tapioca (debt). Seth’s comment that debt which compounds is the real killer . . . when you’re paying interest on the interest owed, you’re losing the game. Simple things like loyalty and integrity and simply doing the “right” thing become scarce, as “we” participate in the “BIG GRAB” with little concern for long term ramifications. Of course, our leaders at every level (County, city, State, National, Organizational, Pa...

When you’re a believer, quitting or selling out is not an option. Vision is clear, Purpose is resolute, and mission accomplishment is a foregone conclusion. This is not for the faint of heart. Entrepreneurs (REALTORS) know this all too well. I’m not sure that we “became” Entrepreneurs . . . We were born this way. Through the years, we’ve been labeled “Dreamers with delusions of grandeur”, drifters, and maybe even FOOLS by the people who witness our dogged determination to make something out of nothing. Maybe they’re right. We gamble everything and lose . . . frequently. They marvel at our resilience as we jump back on our feet, brush ourselves off, renew our vows to the mission and dive back into the fray with reckless abandon. We are quintessentially indefatigable in our burning desire...

Like a box of chocolates June 12, 2019 was the 1st #TNBroker19 Broker Summit offered by TNREALTORS, the Tennessee Association of REALTORS. This was a full day of great information, and the production was top notch. We heard from the TN Secretary of State Tre Hargett who got things rolling on a good note. His key points centered around why TN is drawing so many businesses to relocate here from other states and countries . . . Low taxes & Low Debt were the big draws – An interesting take on Colleges – Measure colleges based on output rather than enrollment, and that we need to “hold the line on accessibility to college” – and validation that “Trade School education” is important for people who are not inclined to attend college who can benefit with a career that provides solid income and ...

We are not addicted to Amazon.com! We are addicted to the convenience Amazon.com provides. My daughter’s laptop was stolen from her car on her way to Nashville for a visit. BUMMER, eh? She will only be here for a few days, so I wanted to get a new one for her before her departure. I remembered that I had bought the computer from Amazon about a year ago. Yesterday morning @ 6:30, I logged in and quickly found record of the purchase under the “orders” tab . . . clicked the “buy again” button, selected the home address for delivery and confirmed the payment source, selected the “Free with Prime Same Day Delivery” and confirmed the order. Last night @ 6:15, a little red car drove up the driveway in #OwenHollow (The dogs alerted me) and the driver left a box on my rear stoop . . . The car re...

Seth Godin’s timeliness is uncanny! Here’s a link to today’s blog post The Learning/Doing Gap This morning, I am heading to a full day class – NAR TECH EDGE Will it be worth the time invested? What will I learn? Will what I learn be relevant and how might it enhance my doing? Seth suggests this: “The thing we usually seek to label as ‘learning’ is actually more about ‘education’. It revolves around compliance, rankings and “will this be on the test?”” and “What happens if the learning we do is accomplished by always engaging in it in conjunction with our doing?” “And what happens if we take a hard look at our doing and spend the time to actually learn something from it?” None of us enjoy squandering time, energy, or money. I’m a believer that the most important thing we can do is to be ...

Keep on riding that wave! Some days are better than others. Some weeks are better than others. Some months are better than others. Some years ROCK while some others not so much! Whether in the good or the bad, what’s remarkable about you is your resilience. I see you rolling with the punches and soaring with the updrafts. This resilience wouldn’t be there if it weren’t for your dedication to doing whatever it takes to do the right things to keep yourself moving forward. Through your several years with us on this planet, you’ve been building a huge wealth of knowledge from your myriad successes and failures. Don’t ever forget how you got here . . . The things you do when you succeed and things you do (or don’t do) when you fail. We’ve all developed a tool chest of habits, and I believe i...

There are many very knowledgeable professionals in on-line groups (facebook). If you have a question – ANY question – about ANYTHING and EVERYTHING, there’s a self-proclaimed expert just a few taps and clicks away. We all know that, if it’s on the internet, it MUST be true, so . . . We turn to the internet for answers about medical conditions, fixing stuff (cars, computers, appliances, & etc), Psychological diagnosis, diets for weight loss or health, exercise . . . It’s ALL there, right? I have one question: “If you don’t know what you don’t know, how can you be comfortable that the information you find on the internet is true and/or accurate?” There are lots of folks out there who love to give advice to others. Most of these folks never even claim to be experts . . . No one is there ch...

In this digital world we’re in, things often don’t go as smoothly as we want. The “Red Flag” that danger lurks is often in the form of of a declaration on the box (or website advertisement) . . . “EASY INSTALLATION!” . . . “Some assembly required”. We expect an experience commensurate with these promises and are frequently disappointed. Missing parts . . . special tools required . . . nonsensical directions . . . Thanks go to The National Association of REALTORS for the material for this particular rant. They launched this “great MVP program” whereby members can do a task and get rewarded with free stuff. Sounds great, right? Well . . . Here’s a facebook post I wrote when I was trying to get the coveted webinar: “Is anyone else baffled by the NAR MVP program? Way more complicated than i...
